Lower Wadden is a 5 bedroom farm house with annex ideal for guests with limited mobility, dog friendly, hot tub and games room with outstanding valley views ideal for families or group of friends sleeping 12 - 14 people and close to the Jurassic coast.

Lower Wadden is set in the village of Southleigh, the medieval town of Colyton is just 3 miles away with pubs and shops you can jump on the Tram here to Seaton with its lovely beach restaurant and shops, the fishing village of Beer is just a small distance away and both Lyme Regis and Sidmouth 20 minutes. Lower Wadden is set on a farm with over 100 acres including woodland with an additional 3 holiday lets (The Barn Sleeping 12 - 14 people, Higher Wadden sleeping 8 - 10 people and Hiscox Cottage sleeping 4 -5 people).

There are five bedrooms in the main house, 2 king size double rooms and 3 twin rooms with three bathrooms 2 have shower over the bath and one with bath and separate shower sleeping 10 in the main house, adjoining is an annex with kitchen including cooker, fridge and washing machine open plan to living area with sofa's and dining table the bedroom has a king size bed and two truckle beds making an ideal family room or for those with limited mobility. The main house has a conservatory with outstanding views across the valley leading onto a large living room and dining room, the kitchen is a traditional farm kitchen with separate utility area there is also a second lounge ideal for children or for those wishing to relax. Outside there is a separate summer house games room with table tennis, pool and football table within the court yard there is an 8 person covered hot tub and children's play area(under 5,s) bbq and picnic benches To the front of the property there is a large lawn ideal for kicking a ball around or relaxing. enjoying the views. The house is all oak flooring making it ideal for dogs there is plenty of space inside and out ideal for pure relaxation in the country side and taking in the Devon scenery with country walks on the door step or an ideal base for the Jurassic coast line.

Lower Wadden is dog friendly with large gardens and an enclosed private court yard. There is a step from the kitchen to dining area and again a further step to both lounges. The property sleeps 12 but can sleep 14 making the annex a family room. Dishwasher, 2 washing machines, tumble dryer, 3 fridges, 2 freezers, two cookers, Wifi, and separate games room. Ample off road parking. Hot tub and gas BBQ.

Arrival time 3pm departure 9.30am

There is no bus route to the village of Southleigh own transport is essential and narrow lanes.
