Description

Recently completed barn conversion, equipped to high standards, with 4 x 10 metres swimming pool.
Situated in Montirat, within 30 mins to the historical bastides of Cordes Sur Ciel, Monestiés Najac , in the glorious countryside of the Tarn. The superb city of Albi a UNESCO world heritage site is 40 mins drive.
This property is in a secluded, but not isolated, valley 10-15 mins away from the facilities at Mirandol Bourgnounac. We have approximately 8 acres of land with a wealth of flora and fauna.
This area is not 'smart' France , but a region of small working farms and beautiful views, with a real charm of its own. The more sophisticated world is not far away, with unesco City of Albi renowned for the artist Toulouse Lautrec and for being the centre for the religious medieval Cathar wars. Castres is also a must visit with ancient buildings tumbling down to the river, museums, art galleries and modern bustling city centre. The picturesque, fortified Bastides of the region, such as Monesties,Cordes sur ciel and Najac allow you to dip into the regions turbulent medieval heritage.

THE ACCOMMODATION

Master bedroom with ensuite bath and shower, walk in wardrobe and king size bed.
Bedroom 2 has a double bed,wc and ensuite shower and is on the same level as the living room.
Bedroom three has twin beds with a separate WC and hand basin, french windows opening onto the shaded covered terrace.

The spectacular fully equipped kitchen, salon and dining room celebrate the colombage of the region. An Italian crystal chandelier, antique armoire and log burner add to the charm. From the french windows a balcony which overlooks the gardens, has a dining table and BBQ facilities.


ENTERTAINMENTS
TV and WIFI (thanks to Starlink) with BBC I TV etc, DVD, CD , Mp3 player and a large collection of DVDS, books games, table tennis, boules. Local town Mirandol Bourgnounac, 10-15 mins away has tennis courts, pétanque square, football/rugby pitch. The private swimming pool 4x10 metres, is walled for complete privacy.. The sunny terrace will be partially roofed for more shade and also a WC installed for 2024 season. Photos will be updated as work progresses.. Expect the swallows to pay a visit in summer!
Canoeing and river swimming are available at Laguepie with river swimming also at Lagarde Viaur .. St Antonin is a great place for river canoeing with full and half day canoe rental.
The Cap Decouverte is a vaste sports/walking/live events area, with lots of activities for children and adults, water skiing, swimming, skateboard park, go carts etc 30 mins away and is best viewed through their web site https://www.capdecouverte.com. The beautiful Lake Roucarie, 15 mins, has a 7k round walk, supervised swimming with cafe and facilities. The French Federation Sailing club,USC voile are based at the lake and rent pedalos ,paddle boards;they also offer windsurfing and dinghy sailing lessons,which some of our guests have thoroughly enjoyed.
This region is famous for its lively summer fetes, where you may join the locals in a communal meal and dancing to live music, until late The markets and brocantes are also a great favourite, with locals and holidaymakers alike. The most popular market being at the lovely old bastide town of St Antonin Noble val, which is a great day out. (St Antonin is often used for filming eg Charlotte Gray, Helen Mirren's 1000 steps etc) Our favourite fete is at St Andre, copious communal meal usually the 'plat principal' is a regional speciality Aligot and a huge steak .Always very popular and it is necessary to book in advance. The local fete at Montirat has usually 'Aligot Saucisse' for plat principal at its communal meal and is usually fully booked.
July 6th sees the start of the annual music festival in Albi, Pause Guitar, with entertainments at various outdoor venues covering a wide range of musical offerings.

RESTAURANTS
This region is famous for the specialties of Aligot, Saucisse de Toulouse, cassoulet, foie gras canard and confit de canard. There are a wide range of good restaurants from local hostelleries to more refined restaurants in the region. The "home cooked" foods at local restaurants, at midday represent good value for an inclusive menu There is more catering for vegetarian taste, these days as tourism has made it necessary to cater for everyone. The Châtaignerai,(15 mins) bar and restaurant, is a great favourite for families with children. In the heat of a summer, the Châtaignerai offers a cooler refuge as it is situated alongside the river Viaur. Serving a menu including Crepes, ice-creams and buckwheat pancakes with a choice of excellent salads etc.
Mirandol has a recently opened restaurant which has had great reviews and occasionally has musical entertainment at weekends.There is also a local takeaway pizzeria. (10mins). the local village has all you need, Boulangerie, boucherie, small well stocked supermarket, garage, bank post office etc.La Fouillard also has a great bread and patisserie shop also a good Pizza/snacking restaurant/takeaway.Monesties has an excellent 'al fresco' restaurant with large portions of excellent food, always in demand. More sophisticated eating is at Relais de St Andre de Najac, Hostel del Barry Najac ,Moulin de Varen or Albi. The recently opened Brewery at Cordes sur ciel, has musical entertainments and various visiting food trucks, including english fish and chips occasionally, for themed nights. The brewery has several types of excellent real ale made on the premises, and is a laid back , outdoor informal place to have a great time with the local families, in relaxed ambiance


ABOUT US
We have lived in this area for 29 years and have renovated 2 farmhouse ruins, before this barn. We love the character and history of old buildings, combined with modern facilities. We try to incorporate as many of the old features and artifacts as practically possible.
This property is new to the holiday market, being available for the first time in 2023, but we are "old Hands" and have 12 years experience of very successful holiday letting in this popular region.


Please note that the tariffs are all inclusive; includes towels, linen, local taxes and end of stay cleaning.. Mid stay cleaning is available at 20 euros per hour if required.

What a delightful Place!

A feeling of wide open space punctuated by deep wooded valleys and hill top bastides.The weather has been wonderful, if a little warm, but we have made the absolute best of the wonderful swimming pool (surrounded by swallows) and some fantastic river swimming at Laguepie followed by enormous crepes or galettes with oodles of ice cream and chantilly; yum! We should have explored more, but getting the children away from the house proved challenging. Certainly can recommend Cordes sur ciel, the market at St Antonin Noble Val, Najac and Monesties, oh and Albi! Also USC Voile were very friendly and all the children fell in love with Dinghy sailing. It''s been a fantastic holiday,we leave far more relaxed than we arrived. Rural retreat with plenty to do close by.

We had a wonderful holiday at Landes Barn. The tranquil location, extensive well kept grounds, pretty gardens and fantastic pool make it a great place for long lazy days, interspersed with a bit of sightseeing and the odd game of boules. Being so rural, another highlight was the dark sky. We enjoyed having late night glass of wine on the balcony, stargazing and watching shooting stars. The barn was great for the two of us and equally good when our extended family joined us. Our grandchildren loved the pool and gardens - plenty of room to explore and let off steam. The barn was extremely clean and very well equipped and we were welcomed with a generous basket of goodies and bottle of wine. The upside down layout means that the bedrooms on the lower level stay refreshingly cool. Christine and John made excellent hosts, although living next door they were virtually invisible and never intruded, but were helpful and friendly if we needed anything. There is plenty to do in the area, lots of medieval villages, castles and markets. We particularly enjoyed exploring Albi, Gaillac, Cordes Sur Ciel and the extensive Sunday market at St Antonin du Noble Val is a must. There were also lots of local village Fetes during late July and August. We found a number of good restaurants, all within a 20 - 35 min drive away, but recommend you book to guarantee a table as they were popular with both tourists and locals.

The most wonderful 2 weeks..

we have had the most wonderful 2 weeks in the beautiful BarnLandas, enjoying all that the property and region has to offer.Being joined by our extended family in week 2, we were able to explore further enjoying a day by the river Viaur at Laguepie with our three granddaughters, paddling swimming and paddle boarding with the most stunning landscape and backdrop of the castle towering behind us.The weathwer has been mixed but the thunderstorms have been spectacular matched also by the clear nights star watching and excellent visibility of the Starlink satellite train passing overhead one night.(www.space.com) We have enjoyed the market at St Antonin Noble Val and a trip to Albi-Cathedral is well worth a visit with a leisurely lunch.Excellent coffee and cakes at Momatcha (highly Recommended) With Christine and Johns recommendation we booked Cod In Bleu traditional fish and chips in Cordes Sur Ciel at the side of the river Cerou at a rustic brewery.Great local beers and atmosphere and the food was excellent. we have enjoyed a couple of trips to Cordes, and have visited Monesties, Lac de la Roucarie ( opens for amenities 01.07.23) St Andre de Najac (relais mont Le Viaur for dinner) However, the highlights have been all the flora and fauna around The Barn, sharing space with the swallows has been a special experience.
