Description
Arniss in the New Forest is an ideal place for families and friends gatherings, with versatile accommodation and wonderful walks on the doorstep into the magical New Forest. Arniss Farmhouse and Arniss Lodge can sleep up to 20 + 2 altogether, the farmhouse sleeps 12 and the Lodge sleeps 8 with the addition of the bedroom annexe. The additional sleeping for 2 is in a charming Shepherds hut located in the grounds. Arniss is in the quiet hamlet of Godshill accessed down a private lane and sharing it’s enviable position with a working riding and livery stables.*December 2025 Offer. The Farmhouse has an open plan ground floor layout with a seating area around a wood burning stove, a dining area which comfortably seats 12 which can be extended to seat 20, and their is a separate table to seat the extra 2, a conservatory the looks out to the garden, a large well-equipped kitchen, a utility and cloakroom, a games room, and a double bedroom with en-suite shower, ideal for those with mobility difficulties. Facilities include two Smart TVs with Sky, WiFi throughout. On the first floor there are two double bedrooms with en-suite showers, a large family bathroom and a twin room. The second floor attic has 4 single beds. The front bedrooms and loft have stunning views of the New Forest.
The Lodge is a single storey property with a large open plan lounge with skylights and beams with wood burning stove, a dining area which comfortably seats 8. Off this living space are 2 bedrooms. The small hall come utility area leads to the family bathroom and with modern kitchen. Facilities include two Smart TVs with Sky, WiFi throughout. Through the kitchen is a futher double bedroom with en-suite shower room and a double bedroom with ensuite that can be either accessed through the master bedroom or with a separate outside door.
Outside there is a BBQ and patio with seating, private gardens, paddock, Hot tubs, Trampoline and Childrens play frame and ample parking.
Beautiful walks and cycle routes are all literally on the doorstep, with deer grazing in the surrounding fields. There are two pubs and cycle hire within walking distance. The town of Fordingbridge is a short drive away with supermarkets, shops and a selection of pubs and takeaways.

Information was provided all through the lead up to our stay and we got a fantastic link (like an app) prior to arrival with really useful information. On arrival despite being early the team were so helpful and during our stay when we reached out for help the team were responsive and sent help. The property was incredible, clean and had all the facilities needed as well as a few extras such as a lovely welcome basket filled with goodies! Thank you for making our celebration magical!
A Comfortable Stay at Arniss Farm

The properties were clean, well-equipped, and set in a beautiful, peaceful location—perfect for unwinding and enjoying nature. Communication with the hosts was smooth and professional throughout, and they were prompt in arranging the refund of the security deposit, which added to the overall positive experience. I would definitely recommend Arniss Farm to anyone looking for a countryside retreat with great service and comfortable accommodation.
Return stay at Arniss farmhouse

The service and communication prior and during our stay are friendly and efficient. So happy to have found it and we are looking forward to returning again next year.
What an amazing farmhouse & lodge
By Sandra Roche on 01-Feb-2025What an amazing we time we had. We rented both the farmhouse and the lodge for a family get together & birthday celebration. There were 17 of us & it all worked perfectly with the sleeping arrangements. We would eat in the farmhouse on the huge dining table & had plenty of room to all move around. It was great sitting in the conservatory too. Having a games room was a real bonus, especially for the fellas. The surroundings are beautiful & being next to an equestrian centre was perfect as we loved to see the horses. Walking on the moors & through the New Forest to see the wildlife was amazing. The staff were also very helpful when I made the booking, nothing was too much trouble & the welcome packs & flowers were lovely. Would definitely recommend both these properties & would love to go back some time.
