Historic, former waterfront warehouse, in a fabulous location, with views changing with the tide, of estuary and hills, in the heart of Topsham, Devon

On the ground floor there is a hallway with under stairs shower room with toilet. A step down leads to the spacious, simply furnished, open plan living area, with dining room and galley kitchen.
There is also ‘The Cabin’ a double room with twin beds, and ‘The Hide’, an estuary-side room with double pull-out daybed. Upstairs there is a bathroom with caste iron roll top bath, and ‘The Sail Loft’ a simply furnished, spacious master bedroom with far reaching views across the estuary to the Exminster Marshes and the Halden Hills.
Outside there is a small walled garden, a sun trap with views over the river and the Town Quay.
Grade 2 listed, the Lively Hope is about 200 years old, a time when Topsham was a busy commercial port. The main walls are built of ‘ballast stone’, carried back by sailing ships, returning from the Americas, Azores, and West Africa.

The Lively Hope has underfloor heating throughout and wifi. There is a washer dryer. We welcome well behaved dogs, kayaks, bicycles and paddle boards.
The house is no smoking throughout.

Public parking is available within walking distance, and unloading is possible directly outside the house.

Please note that the house is genuinely riverside. At the river-side of the garden wall there is a six foot drop to water or mud depending on the tide. Our children found this excellent for crabbing and getting muddy, but parents of young children should be aware of this hazard.

The Lively Hope is available all year round. Change-over day is normally Friday. Shorter stays are available. Check in time is 4pm and checkout time is 10am. Prices for a week range from £530 to £840 depending on the season. Shorter breaks are often available. Access is by a key safe.

Topsham offers a relaxed, surprisingly cosmopolitan feel. Within walking distance of the Lively Hope there a wide variety of independent shops, eateries and pubs to explore. It’s entirely possible to enjoy a car free holiday with the facilities close at hand.

Topsham also provides opportunities for boat trips, estuary-side walks, and cycling along National Cycle Route 2. The estuary is an internationally important for its biodiversity specifically as a critical habitat for migratory birds, and the RSPB Bowling Green Marsh is a noted nature reserve for birdwatching, with avocets, godwits and even spoonbills.

Topsham has a recreation ground for children, and in summer a heated outdoor swimming pool. And there are great transport links via train bus and road, making it easy to visit other areas. Exmouth with its sandy beaches is 11 minutes by train, Exeter, with its cathedral, only 20 minutes.

Topsham is easily accessed by road from junction 30 of the M5. Follow signs for the A376 towards Exmouth, turning off onto the A3055 for Topsham after a short dual carriageway section.
