Ferry House is located on a very quiet section of riverside road hugging the Exe Estuary in the pretty village of Topsham, Exeter. It's an ideal location with easy access to riverside activities, Devon seaside, the perfect village of Topsham and the attractive, historic city of Exeter.
Wake up in the morning and you will drink in beautiful views across the river to the floating grasslands beyond. Pop across the road to the waterfront garden to enjoy your morning coffee and then stretch your legs to pick up a few items from the village shops before returning for a healthy breakfast. Then call across to the Ferryman (in season) who will be waiting to take you across the river on his little ferryboat. There are some super walks on either side of the river. Or walk up to the centre of the village and take a bus or train into Exeter to enjoy first class shopping, eating and the benefits of a thriving city. Enjoy one of Topsham's fine dining experiences. Then home for drinks at the Passage Inn, or buy your drink from the pub and take it to the little garden house to enjoy your 'sundowner' in peace and quiet.

Coast/Beach: Just 15 minutes drive from the traditional seaside town of Exmouth with a mile and more of clean UK-style white sand, plenty of nice pubs and lots for the kids to do. 20 mins Budleigh Salterton super for walks, swimming in fine weather, beach barbecues (bring your own) and ice cream. Easy access to Sidmouth, Lyme Regis, and, for the beach aficionado, Beer.
Travel: 3 hours from London by road. Parking for 2 or 3 cars - very convenient.
Distances: Exeter - 4 miles. Exmouth - 6 miles. Sidmouth - 14 miles. Dartmoor - 24 miles. Torquay - 25 miles. Lyme Regis - 33 miles. Tintagel 69 miles.
A super garden room just metres from the riverside offers stunning views and a lovely spot to enjoy a tea, coffee or more serious evening drink come rain or shine. On a sunny day you might choose to have a barbecue in the garden - using the garden furniture or enjoying the gentle sway of the swing seat. By Graham on 26-Jul-2025What a fabulous stay we had. Such a wonderful house, great set up with everything you’d need, and lovely and clean. And in just the perfect position in town. Lovely to sit upstairs each evening and watch as the sun set and the moon rose and the distant lit train whistled by. We loved it so much and given there were a few days the property was still available we extended our stay for another 3 nights. Thanks to Ben and Dao for a super stay, I’m sure we’ll be back.

Wonderful break

A generous home
By Tina Harvey on 06-Jul-2025Everything you need is here. Plenty of supplies for the week and a lovely welcome pack. It’s a calm cool relaxing home with beautiful views and shops within a short walk. Taking a breakfast cup of coffee or an evening glass of wine over to the private garden along side the river was very special. We enjoyed our stay very much.
The perfect Christmas getaway
By Janet, London on 21-Dec-2023We absolutely loved Ferry House. It was all you could ever wish for as a home-from-home place to spend a fabulous Christmas week. It was warm, it was beautifully decorated, it had a lovely flow - airy & spacious while being so cosy. And the views were just fabulous. The extra touches for a Christmas week were so lovely. The off-road parking was a huge bonus. And Topsham itself was just a magical place to wander round at this time of year - all festive windows, knitted postbox toppers, street decorations, shops & bars brimming with happy revellers, & so many little winding paths & old buildings to discover. We enjoyed the pub a few doors down, a lovely walk to Lympstone, a train trip to Exeter to the Cathedral's Carol Concert, & getting all our Christmas goodies from the butcher, the greengrocer, the baker, the cheese shop & the wine shop! Thank you so much - we will definitely come back again.

A fantastic discovery

A Wonderful place to stay.

Martin Kavanagh on 07-Oct-2023My wife & I had a wonderful 1 week stay at the wonderful Ferry House, on our arrival we found we the was beautiful & clean throughout, very comfy beds & sofas in the lounge. Kitchen was very well equipped for any cooking needs with all crockery & cutlery. All and all we had a wonderful stay at Ferry House a real home from home. Fantastic place.
