WELLS - NEXT - THE - SEA, NORTH NORFOLK
Wells-next-the-Sea offers sweeping sandy beaches fringed with colourful beach huts and shady pine woods. The harbour has a small working fishing fleet, families can enjoy boat trips and crabbing (gillying) from the quayside.
This area of Norfolk is wonderful for birdwatching, take a dawn or sunset stroll along the coastal footpath with views over the salt marshes.
There is an excellent visitor information centre at the Wells Maltings with details of places of interests and family activities in the surrounding area, events at Holkham Hall and Pensthorpe Natural Park. Cycle hire, including electric cycles, is available.
Wells has a varied selection of cafes, pubs and restaurants, with lots of picnic goodies at the bakers and deli’s. Temptations include freshly caught seafood, fish and chips, locally made ice-cream and Whin Hill Cider from the traditional ciderworks.
Walk from Wells along the beach or through the Pine Woods to Holkham Bay, there are refreshments and facilities at Wells and Holkham beach car parks, and at Holkham Hall. This is a lovely walk, if you want to shorten it catch the Coast Hopper bus for your return trip.
The Cottage
According to a local historian the cottage is one of the oldest properties in Wells, pre-dating 1586. The building used to be an Inn called 'The Grapes'. It is centrally located just a few steps from the bakers for your morning croissant or bacon butty! The quayside is a short walk away.
The cottage is full of character with a cosy wood-burner, timber beams, window seats, handmade kitchen and other handmade furniture. To the rear there is a small paved area for sitting outside.
We park on the street in Bolts Close a short walk away.

Open plan lounge/kitchen/dining with wood burner, TV with Freeview channels, table and 4 chairs (plus 2 additional folding chairs and bistro table), sofa, and window seat.
First Floor
Bedroom 1 - double bed, dressing table, large wardrobe, window seat, hairdryer, iron and table top ironing board.
Bedroom 2 - small bunk room with blanket chest storage and peg rail hangers for clothes, window seat, suitable for 2 children or 1 adult.
Bathroom - with WC,wash basin vanity unit, roll top bath, washing machine within vanity unit.
Second Floor
Bedroom 3 - double bed, wardrobe, small en suite WC/shower/wash basin, hairdryer.
Bedlinen and towels provided.
Pets by arrangement.
No smoking.
Flexible changeover days possible, arrivals after 3pm and departures before 10am to facilitate cleaning.

Lovely cottage
By Chris Boddington on 22-Aug-2025We had the week around August Bank holiday in Wells. The cottage was perfect for two grandparents, two parents and two children, 7 and 5. It couldn’t be more central and one of the high spots was that the kids could go to the bakers in the morning on their own, all of 20 yards away! Heidi is an excellent host, she couldn’t have been more helpful. We would thoroughly recommend it.

Fabulous cottage
By Louise Franks on 18-Apr-2025Exceeded our expectations! We were a group of two couples that were able to have our own bathroom within this beautifully furnished cottage. Ideally located just a short walk from the quaint High Street and Quayside. Wonderful walks nearby and plenty of places to eat. Strongly recommend the breakfast bacon rolls from the bakers! Thank you Heidi for enabling a wonderful weekend away.
Perfect stay

It feels very homely, decorated beautifully and is very clean throughout. We enjoyed exploring the games chest, which kept us entertained during the rainy days! Perfect location and helpful host.

No not what we expected!
By Susan Orme on 25-Jul-2025Bedrooms very good.Downstairs 2 setter sofa very uncomfortable.I small chair.Window seat not comfortable .If their are six adults not appropriate Small TV .Table seats 4 people with fold out chairs not appropriate. Outside not suitable quiet a mess !

I am sorry to read this, particularly in light of your private email feedback Susan, in which you described the cottage as ‘beautiful’ stating ‘Loved our stay!’. The public comments since are therefore surprising. Our cottage is a period property and furnished accordingly, the furnishings and outside area are accurately represented in our photographs.
