Description
This charming 3 bedroom property resides on a quiet road in Angmering-on-sea East Preston Is available to Non-smoking guests only. It’s close to the local shops and cafes and only 8 minutes walk from the beach. Also a 10 minute drive to the South Downs.The best value for money holiday home in the area.

Redecorated in 2025. The kitchen is huge with dining for 6 and 4 seats at the breakfast bar. There is a utility room with dishwasher and washing machine. Wifi and surround sound tv and Bose sound bar in the lounge alongside the stunning electric fire. There’s also a downstairs loo. Beautiful back garden which is secure and has all the garden furniture you’ll need.
Dogs you are allowed in living areas only and not the Bedrooms and please ensure your humans stay you at all times whilst you are indoors.
There is an upstairs Master Bed (either a King Size or Twin can be configured) and Bath plus a Double with en-suite shower room. The downstairs single bedroom has the option to use an additional pullout with mattress and use of a sleeping bag or normal bedding as required.
The Property is a 8 minute walk from East Preston Beach and a 10 minute drive to the South Downs National Park.
There are local Tennis courts and a local cricket pitch. Bookings are normally Friday to Friday.
All bedding and towels are provided (1 hand and 1 bath). There’s a washing line, pegs. Washing up liquid, all linen for the kitchen diner are also included. Condiments, dishwasher tabs, Kitchen paper towels and loo rolls in each of the 3 bathrooms are all provided.
We also provide, tea, coffee, and pantry items to get you started.

By Fiona Duggan-Rees on 20-Dec-2025My family spent our Christmas break here with our dog. The kitchen area is very well stocked. With all needed to cook & bake if required. Plenty of glasses & China. The area is lovely & close to the beach. The property was beautiful warm with plenty of hot water. We will hopefully visit again. Ronnie was always at hand if required & very helpful.

Fantastic place to stay
By Alan Lee on 12-Dec-2025Spotlessly clean, furnished with everything you need, a totally safe, enclosed garden, ideally located for shops and a quiet, dog friendly beach, this property wants for nothing! I and Darcy (a 7 year old Wocker Cocker Spaniel) had a fantastic holiday. Thank you Ronnie - we will be back!

Excellent house and location

The location of the property was in a quiet road and only a few minutes walk to the front at East Preston where their is a great pebble beach and for walkers some great seafront walks All in all we had a lovely weeks stay T

Wonderful home from home
By Iain Lovell on 07-Sep-2025We had the most lovely stay for 2 weeks. The house is in a lovely area, plenty of local amenities and only a 10 minute stroll to the beach. The house is very comfortably furnished and is very well equipt with everything we needed and more. Ronnie was the perfect host and kept in touch throughout our stay and was always on hand if we needed anything. I do not have any negatives and would highly recommend to all.

Excellent, spacious and well-equipped home away from home
By Ruth and Matt on 02-Aug-2025We had an excellent stay at this property. Ronnie let us know everything needed before we arrived, and was friendly and communicative throughout our stay. We were very impressed when we arrived; the house was spotless and bigger than anticipated, in a peaceful residential area with shops nearby. The house was a great base for exploring, with a beach ten minutes walk away and also within easy reach of Angmering train station, with frequent trains to Brighton and other surrounding places of interest. Would definitely recommend!
