This incredible home has been designed for beach-lovers and adventurers alike. The stunning open plan kitchen diner truly is the heart of the home. Enjoy cooking in the fully equipped modern kitchen, sitting at the dining table or kicking back on the huge comfy sofa with a good book. In the winter months, fire up the log-burner and snuggle up with a cuppa or glass of wine and in summer, throw open the bi-fold doors and enjoy the incredible garden – inside/out living at it’s best!
The spectacular garden boasts a hot tub, trampoline, astroturf area and seating. If you love to cook, you’ll be in heaven here! The built-in outdoor kitchen, complete with gas BBQ and wood fired pizza oven is perfect for cooking up a feast after a day on the beach plus a fridge for keeping those beers cold (coming soon).
The living spaces don’t end here – you’re truly spoilt at Little Orchard. As you enter the property, you will find a large hall and boot room, separate TV room / study and a utility room with direct access to the garden – great for coming in with sandy feet. Whilst you may well be looking to escape work entirely, if you do need to keep on top of things whilst here on your holiday, there are lots of fantastic spaces for you to use. In the TV room you can find a monitor should you need a private office to work from or for a more relaxed setup, there is a desk in the kitchen and upstairs in the twin room – both with WIFI points.

With five fantastic bedrooms to choose from, everyone is sure to have a great night’s sleep here. On the ground floor, there are two large king size bedrooms both with en-suites – one with a bath tub and the other a shower room. Upstairs are two further bedrooms and a family shower room. The first, a twin room which can be converted into a super king and the second, a dorm room – heaven for the kids but also great for adults to share if required with 4 full size single beds. For true peace and quiet, you’ll love the fifth bedroom that has been built in the garden annexe. With a double bed and en-suite shower room, what’s not to love about this space.
Little Orchard is just a short walk to West Wittering beach and it’s famous white sand dunes. You’re also perfectly located for the playground and small row of shops in the village plus the pub, The Wittering.
There is off-street parking on the drive for up to three cars.

The house was very comfortable with plenty of space for our family as it had two separate sitting areas. The kitchen was well equipped with a utility room that had a large fridge/freezer. There was a good ratio of bedrooms to bathrooms. We didn't use the outside spaces as it was winter. But the outdoor kitchen would be great in the summer months. Overall a very happy family getaway
Lovely house in great location
By L Harrington from London on 04-Sep-2024A very well-presented, practical house in an excellent location for enjoying West Wittering, only 20 minutes stroll from the beach. The hot tub was a great addition we throughly enjoyed. The house felt spacious for our group of 5 adults, 2 teenagers and a child. There was a good array of beach supplies and kitchen equipment and the outside space, though not big, was very well laid out. Amanda was swift to respond to any questions we had before arrival. Would throughly recommend and we hope to return one day.
Great stay with friends
By E OKeefe from London on 19-Mar-2025I absolutely loved this place. This was my annual weekend away with my oldest friends and the house was perfect. The beds were all comfy, the open plan reception / kitchen / dining area worked really well and was really sociable. We could walk to the beach, go to the local pub and we even got the bus to Chichester Marina and walked to a lovely pub in Dell Quay where we were spent a lovely sunny afternoon sipping wine on the terrace. I'm sure the garden is lovely in summer too. We'd love to come back again!
Lovely house lovely position
By G McAlpine from Plymouth on 11-May-2025Little orchard is positioned in a quiet cul- de-sac on the approach to West Wittering. It has 5 good bedrooms 3 with ensuites and two with a shared bathroom which contained a "large" overhead shower which proved popular with the children. The ground floor common areas were very spacious with 2 televisions. There is a separate lounge area which we did not use as there was more than adequate room in the open plan kitchen/eating area/lounge. We used the pizza oven and separate barbecue range which are both positioned in an outside courtyard which has extensive outdoor seating. There is good parking for 3 or 4 cars and a very useful "village shop" is approx 50m along the main road. We had cyclists with an age range 9 to 80 and used the Saltern trail which starts about 100m from the house and is well signposted and flat.
Little Orchard West Wittering

The separate sitting room was very welcome. it is very well equipped with many thoughtful details. Our multigenerational party enjoyed the outdoor space and the children made full use of the hot tub and trampoline. the barbecue and pizza oven were also a useful addition,as were the items of beach equipment -boards , trolleys etc. Obviously a great deal of thought had been put into making this an extremely comfortable holiday home.
