Berry Barn Cottage is an idyllic and much loved family holiday home, just moments from the very best stretch of West Wittering beach. Sleeping 8 guests in 4 beautifully appointed bedrooms, this very special property blends the charm of a picture-perfect thatched cottage with the comfort of a beautifully crafted contemporary extension.

Berry Barn Cottage is new to the Wellies & Windbreaks portfolio but has been a popular rental in the area for many years, both with other agents and managed by the owners themselves. We are delighted to be welcoming holiday makers.

Step inside and you’re instantly greeted with cosy cottage vibes. As you head through the entrance hall, the first room you reach is the kitchen; a traditional room with loads of character and all the modern appliances you could possibly need on holiday. Well-equipped for cooks and families alike, featuring an electric double oven, gas hob, fridge/freezer, microwave, Nespresso coffee machine, dishwasher and washing machine/tumble dryer, it also has a door which opens directly to the garden. Off the kitchen is the heart of the traditional side of the cottage, a warm and inviting room with large dining table to seat the whole family. With views out to the garden and a wonderful large wood-burning effect gas stove this is the room where memories will be made over mealtimes.

As you move through the dining room you reach the exceptionally well designed modern extension. This vast, light-filled lounge with full-height windows and vaulted glass ceiling is the heart of the modern side of the house. Complete with comfortable sofas looking out through the full-width sliding doors to the pretty garden, an extensive library of books and Smart TV it is definitely where everyone will hang out and have fun or just relax together.

The property has four bedrooms, two downstairs and two upstairs, comprising:
Bedroom 1: Downstairs super-king size bedroom with private patio and access to shared wet room with walk in shower
Bedroom 2: Downstairs twin room with two single beds and access to shared wet room with walk in shower
Bedroom 3: Upstairs king-size bedroom with en-suite shower room
Bedroom 4: Upstairs twin room with en-suite bathroom

The larger of the two downstairs bedrooms is annexed off the modern sitting area with access to the next door wet room with walk in shower. This spacious, calming room with gentle natural light and access to a private patio has a super-king size bed and TV. This bedroom is the obvious master bedroom but also great for a grandparent or guest with mobility issues. The second of the downstairs bedrooms is off the dining room and is a cosy room with twin beds overlooking the garden. There is a WC with basin opposite this bedroom by the front door and it shares the downstairs shower with the other downstairs bedroom which is just on the other side of the sitting room.

Upstairs are two further bedrooms, both with en-suites. There is a room with king-size bed and en-suite shower plus a room with twin beds and en-suite bath room with bath. The twin room has an additional single bed which can be made up upon request should three single beds be required in this room. Please note though that the number of guests staying must not exceed 8 in total. It may however be practical if one of the other three rooms is just to be occupied by a single guest. There is an additional downstairs WC by the front door.

Berry Barn Cottage enjoys a large garden which stretches out towards open countryside, offering quiet seclusion and the perfect backdrop for lazy afternoons outdoors. Please do note that the garden has a pond off the patio next to the house. It is very pretty and peaceful and attracts some lovely birdlife, including a regular heron if you are lucky, however, please do be mindful of this when considering booking with small children and dogs as it is not fenced off.

Just a short stroll down Berry Barn Lane and you reach the most prestigious and secluded stretch of West Wittering's white sandy beach. Head west along the beach path and you come to West Wittering Beach car park with the 2XS surf school, cafe, colourful beach huts and miles of sand dunes at the National Trust’s East Head. The village of West Wittering is just a few hundred metres away with a great pub, The Wittering; The Landing Cafe which is good for coffee and cake and a few shops namely a newsagents / village store, butchers and gift shop. East Wittering village with a wider range of independent local stores, supermarket chains, cafes and restaurants (plus an amazing bakery called Knead) is just a few minutes drive away.

Location: Berry Barn Cottage sits on the most sought after stretch of beach on the Witterings coastline. Known as The Strand where the properties of East and West Strand on the private residential Cakeham Estate sit. This prestigious strip gives the property wonderful views of the sea and immediate access to the very best part of the white sandy beach. The other bonus is that this stretch of the beach is very quiet as there is no road access except for the houses on East and West Strand.

West Wittering village is nearby and lies to the east of the entrance to Chichester Harbour, best known for its blue-flag beach. With gently sloping, sugar-white sands, calm waters and a balmy microclimate, the area is an uncommercial family paradise, sheltered by the Isle of Wight and the South Downs. The waters are very popular with surfers, kite surfers, windsurfers and SUPs. There is plenty of opportunity to hire equipment and organise lessons from both 2XSon the beach at West Wittering or at Shore Watersports in the neighbouring village of East Wittering.

East Head lies at the entrance to Chichester Harbour. It is owned by the National Trust and is one of the last pieces of natural coastline in the county. It is a very important place for wildlife and the National Trust works particularly hard to protect birdlife on the dunes. It is an ideal place to walk with your dog or just relax and watch the boats sailing in the estuary. It is also the best spot in the area for hide and seek and jumping off sand dunes.

The stretch of beach directly in front of the West Wittering beach car park and the brightly coloured beach huts is the most popular. The sand here is the whitest and the softest but this particular area does get very busy in peak season. If you are staying in peak season, you only need to walk a little bit further east towards the village of East Wittering to find more space. The beach is just as nice a little further away from the crowds (where The Thatched Cottage is) especially at low tide. Shhh, don’t tell everyone that though.

The beach is very popular with dog walkers throughout the year, although there are restrictions on where dogs can go on the beach between 1st May and 30th September. Dogs are not allowed on the beach at all between groynes numbered 14a to 18, which is basically the area in front of the line of beach huts. You can walk dogs on a lead through the car park to access East Head, which is dog friendly all year around. Dogs are also free to walk on the rest of the beach but you are requested to keep them on a lead on the stretch in front of Shore Road in East Wittering and again in front of the car park at Bracklesham Bay, where you will find the wonderful restaurant The Beach.

The beach car park is large but it does get busy in the summer months and on the May bank holiday weekends. Tickets for the carpark must be booked through Just Park. There is a beachfront café if you don’t want to pack a picnic.

The village of West Wittering itself and all of the accommodation, is set back from the beachfront. It has a lovely café called The Landing and a good pub, The Wittering. There are also a few useful shops including a small convenience store, a hairdressers, an excellent butcher’s Tessiers and a beautiful gift shop called New Waves Box
