Truffles Barn is a modern barn conversion, completed 2023, over-looking a wild flower meadow situated in the heart of the Witterings. Local pubs, footpaths, shops & the sea are just minutes away.

Guests enjoy a large open-plan interior space, plus a fantastic garden area with hot tub (as an optional extra), en-suite shepherds hut, fire pit & outdoor dining areas.

Great for a peaceful & relaxed group or family break (not suitable for stag/hen do’s/party groups unfortunately).

The space:

Truffles Barn is a brand-new barn conversion. A wonderful holiday home for two or three families to share, along with a fantastic garden complete with hot tub, shepherds hut (inc. en-suite, fully insulated with heating), fire pit and views.

The property can accommodate 10+2 guests in 5 bedrooms plus the shepherds hut next door, which can sleep the extra two guests. (Maximum occupancy is strictly 12 adults - for additional guests please enquire about our other properties, or flexibility to accommodate additional guests). Cots for infants are available.

The sleeping accommodation is laid out over two floors. There are three bedrooms downstairs and two upstairs. On the ground floor the king-size bedroom at the garden end has an en-suite shower with a lovely garden aspect and access to the decked area via patio doors. The other two bedrooms on the ground floor have twin beds. These two bedrooms share the family bathroom with bath and over-head shower.

Upstairs there are two further bedrooms. The master bedroom with king-size bed is at the garden end with ensuite shower and separate dressing room, which doubles up as a useful separate space for an infant in a travel cot and/or a bedroom for a child. This bedroom has fabulous views over the garden and countryside beyond. The other bedroom upstairs has twin beds with an ensuite shower room. The Shepherds Hut is just 10 meters from the house in the garden. It has a double bed, ensuite shower and small kitchenette.

The upstairs landing is a mezzanine set up with glass balcony looking over the open plan living and entertaining space below. At the end of the balcony area is an extremely comfortable chair for a little bit of escape and the opportunity to observe life downstairs from a distance.

The living space has been expertly designed with holiday living in mind. A huge open plan entertaining and dining space with bifold doors leading out to the gardens and decking allow inside out living in the warmer months and fantastic views in the winter season. The hot tub is available for use all year round (additional fee of £195 applies - please contact owner directly to reserve this).

The Shepherds Hut in the garden is a fun addition with multiple uses. It can either be enjoyed as a quiet space to escape to work or read, a fun space for enjoying the outdoor life with fire pit close by or as an extra bedroom for a couple or single guest with its own bathroom.

The kitchen is modern and well equipped and the house has all the practical extras of a very well thought through holiday home. There is a large utility room with separate outdoor access as well as a practical boot room off the main entrance to keep all coats and boots tidied away. As well as a large smart TV downstairs in the sitting area of the open plan living space there is also a TV in to small snug upstairs for the children to hang out in whilst grown-ups have fun downstairs (or visa versa!).

The property benefits from super-fast Starlink wifi.

Truffles Barn is surrounded by a landscaped deck and lawned garden with lovely views over the re-wilded meadow beyond. There is parking for 4 cars on the private driveway (additional cars can be accommodated on site, just a short walk from the barn. Please ask the owner for more details).

Guest access

The Barn is located on the hosts' 8 acre property, with private garden and seating area. It is set back from the road offering great privacy and space for guests. It is dog friendly, and dog walkers are welcome to use the host’s field next door for canine leg stretching (although please not the fencing is not fully secure all the way around, so we recommend using leads for dogs who may not respond to recall, or who are dedicated ‘explorers’!).

Other things to note:
- We are located in a residential community and although this is a wonderful holiday destination, it is also home to our neighbours. As such, we ask you to respect their privacy and their right to a peaceful existence.

- Specifically please note the quiet hours between 10 pm and 8 am when all noise must be kept to a minimum, and music is not allowed to be played outside.

- For insurance purposes the maximum number of guests at any time is strictly 12, unless agreed in writing before arrival. If you are looking for a bigger place, we also have an Annexe and additional Shepherds’ Hut on site, sleeping 6-7 more guests. With advance notice we may be able to accommodate groups of up to 19. Please enquire!

Other important bits:

- the use of candles or tea lights is not allowed as a condition of our insurance
- this is a smoke-free house. No smoking of any substance (including vapes). Smoking is allowed on the graveled areas outside the property
- we understand accidents happen, should you break anything please let us know immediately (if it is minor we won’t charge). If it’s a larger issue we prefer to agree a cost with you before you leave to avoid any issues later
