Description
Proximity to the beach makes it ideal for families . Sleeps 10.The villa is situated within a small private development, about 5 minutes’ drive from one of the main family resorts on the south coast of Sardinia. The villa is very close (exactly 30-50 metres) to a quiet beach which is private to the residence and a nearby hotel. The beach is suitable for children of all ages, with shallow waters as well as rock pools. The villa is spacious, with a large veranda surrounding the southern aspect to the property, multiple seating, lounge and dining areas for 12. It is surrounded by a large garden, suitable as a children’s play area. Internally there is:
• A large open-plan sitting room, furnished with Sardinian antique furniture with three different areas; a music/reading area at a lower level with two comfortable armchairs; a conversation zone with a built-in sofa in front of a fireplace fitted with a stove; an indoor dining area.
• The bedroom wing is divided into two areas offering privacy for multiple families or groups; in one wing, a master bedroom with en-suite shower room and two singles with ensuite shower room, suitable for children or elder relative. The other wing has 3 bedrooms: one master bedroom with a large super king size with an en-suite shower room, one master bedroom with king size bed which can be split into two singles and a children's room with a cot and two children's beds ( size from 139 to 174 cm). These last two bedrooms share a larger bathroom with a large sink and shower. All bedrooms have large wardrobes and all doubles are king-size.
• The kitchen is well appointed with all the electrical appliances for a keen cook. A big Weber barbecue is situated on the kitchen veranda.
The villa is fully air conditioned.
• Next to the kitchen is a patio area, perfect for breakfast and an additional terrace, equipped with sun loungers .
• There is also a utility room with a large washing machine, toilet and basin. The villa is equipped for young families, offering a wide selection of children's equipment and toys (both indoors and beach),free of charge . All beach furniture is offered free of charge.
There is an outside shower area with 3 jets and a changing room.
The large garden, fully landscaped, is planted with tropical plants and a large lawn.
A service area offers parking for at least 3 cars.

Delightful property
By Adam on 15-Jun-2026We stayed here for a week in late June. We were a family of six adults with one grandchild. There were five bedrooms, laid out exactly as we wanted. The rooms have powerful and effective air conditioning. Furniture and bathrooms are of high quality. Very spacious and well thought out. Well equipped kitchen. Lovely setting with lots of places to relax in and outdoors. The WiFi is a bit slow and sometimes difficult to connect - but that is not what we came here for! The beach really is the highlight - plenty of sandy space and fantastic swimming - it is cleaned and managed for you every day and the furniture is put out for you in the morning - you just have to put it away in the evening. Anna, the host, was very easy to communicate with and she offered a lovely welcome when we arrived and she showed us everything. You will need a car if you stay here - there are some great shops and restaurants in the nearby town, but you will still need a car. Overall it was a great stay with everything as it should be - you will love it.

wonderful villa
By Roland from Stuttgart on 20-Jun-2025never write reviews, but we were so impressed with "Villa Capo Boi" that I couldn't resist doing this one. Located in the south of Sardinia, this wonderful villa boasts a well-kept garden within a private residential complex. We received a warm welcome, and the spacious rooms, where you can almost lose yourself, are comfortably furnished, with surprises around every corner of the complex (warm outdoor showers, barbecue grill, plenty of quiet spots, etc.). Everything is exceptionally well maintained, and the inventory is more than plentiful (beach towels, beach chairs, swimming toys and beach toys, etc.). They also make sure that many supplies are already provided (from mosquito spray to coffee to get you started). The sea is just a stone's throw from the house, and the super-clear seawater practically invites you to splash around. A morning coffee on the beach with the sound of the waves in the background is a poem for pure relaxation. The beautiful beach is nestled in a bay, so access is only possible for residents of the residential complex and a hotel. We were completely satisfied and would gladly return. Children's favourite holiday ever
By Amy from Scotland on 18-Jul-2025What a delightful little villa this is! If you are looking for complete escapism in the most stunning of surroundings then this is absolutely the villa for you. The villa is clean, and very well equipped with a beautiful and very well maintained garden with plenty of space for children to run around in safe surroundings. A very short stroll away (about 2 minutes...or less!) is THE most beautful beach with the clearest water for snorkeling. This was our first holiday without a pool for the kids and i was slightly concerned before we left, but i truly had nothing to worry about. The beach was like a pool.... the water was warm, shallow and gently sloping for the kids to play/swim safely in with the whitest sand. They were very happy to play there every day. Within a short driving distance are some super restaurants and the local town of Vilasimius is lovely. My children range from age 6 to age 12 and all three of them said this was their favourite holiday ever (beating even Disneyland). So lovely to see everyone enjoying the simplest pleasures in life. Great house in an amazing location

It is a large, well-equipped house, enjoying a fabulous position just steps from a private beach (shared among a small estate), on a small, very safe bay with crystal-clear water and lovely soft sand. It is owned by two sisters, one of whom was there to greet us on arrival and who left us a lovely selection of fruit, deli and wine for our first day. Much enjoyed. There are lovely shaded areas for relaxing and dining and excellent aircon available in the bedrooms. Nothing was too much trouble for the owners, who were in constant communication and who supplied a very helpful folder full of useful information for visitors to the local area, including restaurants, shops and boating excursions. We have no hesitation in recommending this charming house to others.

Close to the wonderful beach
By Lusy on 29-Jun-2024Our stay in the villa was very nice. The villa was ideal for our large family, well equipped kitchen, nice garden. The blue clear sea just in 1 min by walk. All restaurants are 10 min by drive. Anna was a wonderful host. Great experience and unfrogettable memories!
