Description
Our extremely spacious and attractive Villa is situated on the hillside overlooking Kalamar Bay and enjoys stunning sea views. Three of the bedrooms (two king-sized doubles and a twin) are on the ground floor with direct access to the pool terraces. The main living area and kitchen are on the first floor with a shaded dining terrace with sea views and external steps down to the pool area. The fourth king-sized double bedroom occupies the whole of the top floor and has a large terrace with sea views and external steps to the dining terrace and pool area. All the bedrooms are en-suite and large enough to accommodate a cot if required. We also have sofa beds providing flexibility.There are extensive terraces and gardens around the property offering a choice of sun or shade at all times of the day as well as a 1st-floor dining terrace and a roof-top terrace to make the most of the lovely views. The large swimming pool is attractively shaped and there is a separate children’s pool. The gardens contain many fruit trees so you can pick your own lemon for that G&T.
The villa is our 2nd home and is fully equipped with high-speed wifi internet access, UK TV (including SKY and TNT sports), games room (air hockey and table football) gym equipment, outdoor table tennis, BBQ
Villa Zeytin Koru is very close to the Kalamar road so it is a fairly flat 15-20 minute stroll to and from the top of the old town. This makes it possible to walk into the center of Kalkan even in the height of summer and it is a pleasant stroll back after dinner without the need to take a taxi. There are small bars and cafes along the road so you can stop for shade and refreshment or a night cap if required! The sea-front and beach club at Kalamar Bay are closer but the walk is obviously steeper, approx 5-10 minutes down and slightly longer on the way back. If you visit the beach club they will provide complimentary transport back to the Villa to avoid the climb back up. There are also two mini-markets and several restaurants and cafés close to the Villa (within a 5-minute walk) so a car, although useful, is not essential. Airport transfers can be arranged on request at additional cost.
Our local English manager provides a meet-and-greet service on arrival at the Villa and a local contact in case of any problems or queries during your stay.

The best welcome pack we have ever received.
By Judith Duffy on 11-Sep-2026We had a great stay in Zeytin Koru Stuart is always so obliging and trustworthy. Sharon who manages the villa was absolutely amazing, gets back to you straight away. The best welcome pack we have ever received. We loved the outdoor seating area on the balcony, this is where we all congregated both day and night, especially for pre dinner drinks. Beds were super comfy. Showers powerful Large deep swimming pool so enjoyed proper swimming every day. This was my 3rd time staying in zeytin koru and brings back wonderful memories from our 1st time there when my father was alive, he loved his holiday there. Well done Stuart and Kath for making a lovely holiday home!
Perfect for All Ages
By Julie Moore on 06-Jul-2026Our three-generation family and friends group of 9 (aged 2 to 61) had another spectacular week in May at Villa Zeytin Koru. The spacious property perfectly accommodated everyone, and the large heated pool and incredible location makes it an unforgettable holiday for all of us. Perfect for All Ages. Traveling with small children can be tricky, but this villa was an absolute dream. The little ones loved splashing safely in the separate children's pool, while the older members of the group found the spacious layout and ample sunbeds perfect for relaxing. The teenager in the group was hard to get out of the pool!. Spacious and well-equipped with 4 luxurious en-suite bedrooms, everyone had plenty of privacy and comfort. The open-plan living and dining area is beautifully designed, and the shaded dining terrace offered the most stunning views. We loved picking fresh fruit from the garden to make our evening drinks! One of the other great things about Villa Zeytin Koru is the location. It was a 15-20 minute stroll into Kalkan's old town and harbour where there are lovely restaurants and shops. We also found having the Carrefour supermarket just a 5-minute walk away to be incredibly convenient for picking up supplies. The owner, Stuart, provided excellent support prior to our trip, and the local management team was warm, knowledgeable, and always on hand if we had any questions. The villa was spotless, and the thoughtful touches like the welcome pack really made us feel at home. If you are looking for a beautiful, family-friendly villa in Kalkan that truly caters to a massive range of ages, we couldn't recommend Villa Zeytin Koru highly enough!
Probably one of the best family holidays we have had
By Louise Mitchell on 13-Jun-2026We stayed here from 30/5/26-6/6/26 a family group of 6. Grandparents with our little family. What a fabulous time we had everything in the villa was so well thought about from the welcome pack on arrival that included everything you would need including beer and wine to the floatation toys in the pool. Stuart and Cath have thought of everything every little detail to make your stay a home from home. The position of the Villa is fantastic with an easy walk (about 25mins) into Kalkan old town with many bars and cafes on the way down. Kalkan itself is stunning so many restaurants and the people are so welcoming it is the most stunning of places and I now know why people come back. The local taxis are plentiful and very cheap so if you don’t feel like hiring a car it’s not a problem. We had the most wonderful holiday and our granddaughters did not want to leave. It’s probably one of the best family holidays we have had. Once again I have to say how beautiful your Villa is.
Our second consecutive visit
By Jon on 20-May-2026This was our second consecutive visit in mid-May to Stuart & Cath's villa. As before, we had a great time, particulalry helped by the heated pool. It's very well equipped as it's clearly a family home as well and, unlike some other places we have stayed in, it's nice to find household basics all provided. The local Carrefour that is 100m away was a very helpful source of Lal rosé wine. As a rugby fan I appreciated the range of English sports channels available on the TV as well as Netflix etc. There's a great choice of restaurants nearby and at the time we were there no reservations required (although we did....). Sharon was a welcoming host, as before, and very easy to contact. She attracted a band of friends to make up the numbers for a shared gulet trip (Ali on Korean) for a day which was the highlight of our week. Don't hesitate to book!
Zeytin Koru is an amazing villa

It’s easy to see that Stuart and Cath go to great lengths to ensure everything is perfect. The location is wonderful, an easy 15 minute walk into town passing many shops, restaurants etc on the way. Sharon and Rambo who take care of the property are very knowledgeable, give good recommendations and are easily contactable. The pool is gorgeous, lots of sun beds etc. Everything in the villa is top quality. We will definitely return probably a few times. What a beautiful villa

The owners were lovely and responded to any messages very quickly and nothing was too much trouble!! I would definitely book and stay here again, without a doubt!!
