Description
This attractive villa is the family home of the owner and his family and was furnished and equipped as a home and not as a holiday villa. It is situated in the grounds of the world-famous Penina golf resort. The well-known Hotel Penina and the Penina Golf Club with three golf courses (Championship, Resort and Academy), tennis courts and hotel amenities are a leisurely 15-minute walk away. The market town of Portimão, with good shopping and fresh fish restaurants (especially good for sardines), is only a 10-minute drive away and it is the same to the resort and long sandy beach of Alvor. Praia da Rocha is an inexpensive taxi ride away for some nightlife and then there are several restaurants within a few minutes’ drive.
The villa itself is at the edge of a group of villas, the poolside and the main terraces are surrounded by gardens and trees so are not overlooked. The large plot is 2,800m² and is completely fenced and gated, with an inner gated area around the pool and pool terraces as well as the outer area that encircles the house. Both areas are well-tended with mature shrubs and trees. The villa includes a security alarm and air conditioning in all bedrooms and living-room. The villa has been furnished with families and comfort in mind, including some good fun extras like a table tennis table, football table game and basketball net. There is even a jacuzzi available at a small extra cost.
The lovely large blue-tiled swimming pool is surrounded by terraces, a lawn and a garden. The pool has a salt purifying unit so it is suitable for those allergic to chlorine and is heated by a heat exchange unit (at extra cost in certain seasons) and has an electric cover on a roller to help retain the warmth, built-in steps and a support handrail. There is a safety fence available if ordered in advance at extra cost.
There is an internet /Wi-Fi connection and several items for babies like house cots and even some toys.

The Ground Floor
The front door opens into a white-tiled hallway. On the left, a corridor leads to the 3 ground-floor bedrooms, ahead are stairs up to the first floor and on the right panelled glass doors open into the large sitting /dining room.
The sitting room has 2 big comfy sofas and 2 armchairs, a closed log fireplace and wide sliding glass doors to the main terrace. There is a large screened plasma TV connected to the Satellite Cable system, with DVD; a music centre and radio as well as an iPod docking station. The dining end has a table and chairs for 6-8 and a door opens into the large modern, well-equipped kitchen.
The kitchen has a large «Leisure» range style cooker, with 5 gas rings, 1 electric hot plate and 2 gas ovens as well as a large fridge/freezer, dishwasher, microwave and even a Magi-mix and a soup beater as well as all the usual kitchen pots and pans etc. The kitchen has a bar/table top and 2 chairs suitable for kids’ meals (or just watching the cook!) and a door to the barbecue terrace and another to the laundry room. The latter has a sink, washing machine and dryer and leads through to a shower room (with shower, loo and basin) as well as an outer drying terrace where there are cupboards storing the gas bottles and water heater.
Back in the hall, the white tiled bedroom corridor leads to 3 cool, light bedrooms. On the left, there is a shower room (with shower cubicle, basin, loo, heater and towel rail) and next door the family bedroom. This has bunk beds, they are full-sized (2m long) for older children as well as tinies, but it is furnished for children. There is a pull-out mattress beneath for an extra child. Next is a double bedroom with double bed and shower room en suite (with shower cubicle, basin, loo, and heater) and to the right a door to a short corridor and a further larger double bedroom with large double bed and large full bathroom en suite (with bathtub, shower cubicle with massage column, basin, loo, heater and towel rail). All three bedrooms have wide mirror-fronted fitted cupboards and doors to terraces.
The First Floor
The stairs in the hall lead up to the first-floor landing. To the right is the spacious master suite, with a double bed and wide sliding doors to the upper terrace which overlooks the pool and gardens. The large bathroom en suite has a bathtub, separate shower cubicle, double basins, loo, heater and towel rail. There is a door from this bedroom to a small terrace and steps down to the pool.
To the left of the landing is a door to a study/office. This is a light sunny room with windows on 3 sides so you can view the pool to one side and surrounding villas and gardens on the other. The room is furnished with a large desk and bookcase; there are electric plugs (Portuguese - so bring a converter) and a printer. The villa has an internet and a Wi-Fi connection.
Outside
The terrace from the sitting room extends along most of the poolside of the house: it is partly covered and has a canvas awning to wind out to increase the shade if necessary. The terrace is furnished with a table and 8 chairs for outside meals and other relaxing terrace furniture. There is space here to open up the table tennis table for play in the shade.
To the kitchen side, there is a covered barbecue area with a built-in charcoal barbecue and sink. Nearby is an outside shower supplied with both hot and cold water.
The lovely large blue-tiled swimming pool is rectangular 15x5m (1.30 to 1.40 deep) so is not suitable for diving. It has gentle built-in steps at the shallow end with a support handrail helpful for the elderly. There is a heat exchange unit to heat the pool included in certain seasons –see below. The electric pool cover helps to retain the warmth at night. There are both pool lights and garden lights. The pool may have a safety fence fitted if ordered in advance. There is a Jacuzzi at extra cost see below. There are 8 sunbeds.
There are double gates at the entrance and plenty of parking space for 2 -3 cars off the road, with a shaded area for 2 cars. The garage is locked with the owners' personal possessions. Paths go round the side of the villa to the pool but the property is completely fenced in.

The villa has been inspected by the local Câmara and is confirmed as having the facilities for the national «3058/AL» certification (Alojamento Local = Local Accommodation).
AIR CONDITIONING
The house has individual air-conditioning/heating units in all the rooms except for the bathrooms. Air conditioning is included from 22/06 to 06/09/2024. If required out of these dates it will cost an extra £200 a week.
BABIES/INFANTS - /TODDLERS/YOUNG CHILDREN
There are 2 travel cots and 2 high chairs available on request at no extra cost.
An extra pull-out mattress/bed in the family room may be used at no extra charge (if no extra people).

COMMUNICATIONS/ INTERNET/ ENTERTAINMENT
There is a telephone with restricted use for incoming calls, very local calls and the emergency number -112.
The TV receives Cable /Meo channels like CNN, World News etc. Portuguese television often shows films in English (with Portuguese sub-titles). There is a DVD, a music centre and a radio so bring your own DVDs and CDs.
There is an iPod docking station.
Connection to the Internet: The villa is connected to a broadband/ Wi-Fi service through the telephone line. But please note that only limited downloads are included, no films or music etc.
MISCELLANEOUS
A Hair Dryer is provided
There is a built-in charcoal barbecue.
A table tennis table, basketball net and a table football game. A Jacuzzi is available at £100 per week.
POOL
The pool has a salt purifying unit so it is suitable for those allergic to chlorine and has an electric cover on a roller which can help keep the temperature warmer in the middle seasons and on breezy nights even in the high seasons.
The pool may be heated by a heat exchange unit. This pool heating is included from 23/03 to 21/06/2024 and from 07/09 to 02/11/2024. If required, it will be an extra £200 a week from 22/06 to 01/09/2024. It is an extra £160 for a preheat in any season if clients are not using it in the week previous to your arrival.
It is the responsibility of each visitor to ensure the safety of non-swimmers. A pool fence is available at the extra cost of £80 per booking. Pool towels are provided.
SECURITY
There is a small fitted safe for cash and passports (But please don’t bring any valuables). A refundable security deposit of £800, is required.
There is a security alarm connected to a 24/7 helpline.
There is a smoke alarm on the first-floor landing and fire extinguishers are supplied.
STAFF-HOUSE, GARDENER AND POOL
The maid comes after a week to clean through and change the bathroom towels and bed linen. She will also call for a short mid-week clean.
The pool and garden are maintained weekly. The gardener may come for a further visit to check the irrigation and the pool man may come for an extra visit if necessary.
There is off-street parking for 2-3 cars. (The garage is locked with the owner’s possessions). A car is essential.
UTILITIES
The house is connected to mains water and electricity.
There is an external gas hot water storage heater in the walled-in yard by the kitchen.
Gas bottles are delivered and stored outside. The villa has a gas safety certificate.
