Villa Aspro is a restored casa colonica with annexed barn situated just 30 minutes from Pisa and 1.5 km from the charming town of Buti. This traditional farmhouse exudes rustic charm, offering a serene retreat amidst the rolling Tuscan hills, renowned for their olive groves and pine forests.
It is possible to hire the villa alone or exlusively with the barn increasing the number of people from 9 to 14.
Perched above the historic Medici village of Buti, Villa Aspro boasts breathtaking views across the Tuscan landscape. The area is famed for producing some of Italy's finest olive oil and, in winter, Buti comes alive with the renowned Palio horse race.
Perfectly Located for Exploration:
Villa Aspro is ideally positioned for exploring Tuscany's highlights. Pisa airport is only 30 minutes away, and iconic destinations such as Lucca, San Miniato (35 minutes), Volterra, Bagni di Lucca (1 hour), Florence (1 hour 10 minutes), and Certaldo (1 hour 5 minutes) are within easy reach. The Ligurian coast, including Marina di Pisa, is a 45-minute drive, while the elegant resorts of Viareggio and Forte dei Marmi are under an hour away. Even the Cinque Terre and the picturesque villages of Lerici and Portovenere are accessible in less than two hours.
The town of Buti, just a 10-minute drive from the villa, offers everything you need, including bakeries, grocery stores, a post office, a bank, and a selection of restaurants and bars. There are interesting events in the town during the summer months.
The Villa has been lovingly restored by the Pasquinicci family keeping the traditional materials like brick, wood, and stone, and is furnished with antique pieces that reflect the region's heritage. The house has rustic authenticity with good functionality, creating a warm and inviting atmosphere.

• Ground Floor: A spacious kitchen, a bright living room with a cozy fireplace, and a twin bedroom with a WC.
• First Floor: Three bedrooms—two doubles and one with a double and single bed—and two bathrooms, one with a shower and the other with a bath.
Barn
• 80 square meters on two floors.
• Ground floor: bathroom with shower, kitchen and living room
• First floor: double bedroom + single bed; toilet, double bedroom.
Outdoor Bliss and Adventure:
The villa’s covered patio is perfect for al fresco dining, while the large garden features a private pool (14 x 5.5m), a gazebo, sunbeds, a BBQ, and a traditional wood-burning oven. Cypress trees, cacti, Aloe Vera, and native plants surround the pool area, offering privacy and a truly Tuscan ambiance. The panoramic views from the terrace and pool are simply stunning.
Nature lovers will be thrilled to discover the villa's proximity to scenic mountain bike trails and walking paths. These routes wind through the surrounding hills and mountains, allowing guests to explore the area's breathtaking landscapes up close.
Getting There
Access to Villa Aspro involves a scenic drive through olive groves, with the final stretch being a dirt road. While the road may be steep and narrow at points, it is safe and well worth the journey for the peace, privacy, and views the villa provides. Low-clearance sports cars are not recommended.
