Both kitchens are fully equipped with electric ovens and gas hobs — on the ground floor there is a dining room with a large table. The cosy lounge opens directly onto your private terrace. Outside, the big al fresco table is made for long, lazy lunches, sunset dinners, and family feasts that stretch into the evening. On the top floor the is a balcony with extraordinary views and on the patio the is an outdoor lounge perfect for aperitivo'clock

You’ll have the entire villa garden and olive grove all to yourself — no shared spaces (unless you count the neighbour’s chickens), just space to relax, spread out and make it your own. This includes:

I will be available on call all the time before during and after your stay to make you feel at home. Carli, my lovely cohost is a hop, skip and a jump away. Please also don’t hesitate to contact us if you have any questions or need a delivery of cake or sausage rolls. Her cooking skills are legendary.

Charming villa for a relaxing family getaway
By Simona on 04-Sep-2025Magnificent villa for a family weekend! The villa is splendid, spacious and cared for in every detail. Debbie, the owner, was extremely kind and always available to accommodate our requests. Unfortunately, the rainy weather prevented us from fully enjoying the outdoor spaces, but thanks to the numerous games and pastimes provided by Debbie, our stay was still very pleasant. An experience we definitely recommend!
Every evening felt like coming home.
By Guido on 20-Jun-2024Had a wonderful stay at Villa Gioiella. Nothing less than a real villa: it is huge inside; the kids were discovering inside for half an hour, just to find all the stairways, rooms, bathrooms and balconies. Outside a big garden with a trampoline and geese and chickens welcoming us. I liked the fact that there was no chair, table, closet, ornament or bed the same: it is a collection of various styles which surprisingly gives you that wonderful old worldly countryside style. Our host Debbie was most helpful; we had full WhatsApp conversations (in English) of where, how, when to go, and she offered and arranged contacts of wine tasting, local cooking workshops, and more. We had our own cars and could easily enjoy and discover the surroundings. Too much to do for just the 10 days we stayed. There are for example the wonderful villages Perugia and Gubbio to the north-east, the lake Trasimeno close by (but the more beautiful lake Bolsena to the south), the mini waterfall Cascate fiume Oriato (a real mini waterfall in a mini pond (20 square meters max), mentioned as their secret little paradise by the local youth, with whom we played football in the evening) and for the fashionista and airco lovers the Valdichiana Outlet Village to the north to visit. And at the end of a day, it always felt like coming home. Thank you, Debbie! There is no airco, just electric fans; but that’s the only reason I put 4 smileys in stead of 5 for ‘comfort’. And what do you expect in a grandious old countryside villa :-D
