A stunning hilltop property in the heart of Italy's Puglia region close to the medieval towns of Ostuni and Ceglie Messapica, Villa Marianna is a 5-bedroom, 5-bathroom contemporary property with ample swimming pool and extensive outdoor facilities.Set amid 2.5 acres of olive, fruit, and nut trees with drystone walled terraces and unrivaled recreation areas, Villa Marianna enjoys exceptional panoramic views away to the coast.
Located at the border of the southernmost Salento subregion of Puglia, Villa Marianna is nestled midway between the Adriatic Sea to the northeast and the Ionian Sea to the southwest, either of which can be reached in a half hour’s drive. Lecce, the “Florence of the South” boasting a unique southern Baroque architecture, is just an hour’s drive south.
Its many facilities and amenities make Villa Marianna feel like a mini private resort especially well suited for a multigenerational family getaway vacation.
The property comprises 2 adjacent buildings (The House and The Villa) both of which have lounges, dining area and well-equipped kitchens. All bedrooms have full ensuite bathrooms as well as air conditioning and fans.
Villa Marianna has Starlink wifi internet in all rooms and the pool area. The smart TVs are connected to Apple TV and DVD players There are libraries for music, film and literature. All the main communal areas have sound systems with connections for MP3 players.

The House is a barn conversion and has 2 double en-suite bedrooms (bedrooms 1 and 2) and a voluminous open plan lounge/dining kitchen area with a grand fireplace. It is comfortably furnished with an exquisite inlaid stone dining table, cream leather sofas, olive green and gold dining chairs and high gloss kitchen units with oak work tops. There is Apple TV, DVD, Roku box, hi-fi, with MP3 player connections and multi CD player.
The Pool Terrace at the back of the House is a large, covered, open-air living and dining space overlooking the pool. The Terrace comfortably seats 10, as does the indoor dining table. There is also a bar with stools next to the cooking area which has a gas grill as well as a large gas cooking ring with huge pans for making paella or risotto. At night the terrace is lit by three chandeliers with dimmable bulbs.
The newly refurbished trullo terrace has a large dining table, pizza oven, Big Green Egg grill and firepit and the Villa courtyard also has a charcoal grill and dining table that seats 10. In front of the House is a large porch with brand new furniture, a large cantilevel umbrella, and a round mosaic table. Both of the bedrooms have direct access via French doors onto terraces and one of the double bedrooms can be converted to two twins if required.
The Villa is a short walk from the house and has 3 en-suite air conditioned double bedrooms. The Villa has its own fully equipped kitchenette and lounge diner with bifold doors opening onto 2 large terraces with dining table, easy chairs and charcoal grill. Two of the bedrooms have their own direct access to terraces via French windows and one of the double bedrooms can be converted to a double twin if required. There is also room in this bedroom for an additional single bed. The lounge has a smart TV as well as an upright piano. Wifi throughout.
Pools and recreation: The main pool is 10m (33ft) x 6m (20ft) with an even depth of 1.2m (4ft), furnished with lounge chairs and 2 gazebos. There is a nearby outdoor shower surrounded by a laurel hedge. There is also a small shallow splash pool hidden away on one of the upper terraces.
For active guests there is a badminton/volleyball court with adjustable net height, bocce court, mini-golf course, 3 bicycles, fitness/yoga platform that faces the rising sun, exercise platform with a wide selection of bars, exercise straps, some weights and bench, dart board, corn hole game, even a punching bag hanging from an olive tree plus numerous card and board games. Villa Marianna also has a good selection of CDs, DVDs, and books.
For relaxing there are shady hammocks on the hilltop with amazing views, and under a giant olive tree steamer chairs and a card table. For those with culinary interests there is wood-fired pizza oven on its own new terrace along with a Big Green Egg charcoal grill, an outdoor gas grill on the pool terrace, and a charcoal grill on the Villa courtyard.
Land and Views: The hilltop location gives panoramic views away to masserias (farmhouses), trulli poking through a magnificent sea of olive trees and distant glimpses of the Adriatic sea. Also visible are the medieval hilltop towns of Ceglie Messapica, Carovigno and Ostuni. The buildings are set in the centre of 2.5 acres of land comprising olive, almond, fig and various fruit trees. Although in a prominent position, the hedges and walls provide a great deal of privacy and security, On the roof is a lovely relaxing garden with loungers, games and spectacular vistas joined to a sunken Moroccan style terrace.

Family stay, grandparents, parents, and children

There's plenty of equipment for outdoor recreation... a beautiful pool! The outdoor dining area is welcoming, however, it lacks a bit of light! The bedrooms are spacious and comfortable. Located between Ostuni and Ceglie, its location is perfect for visiting the beautiful Puglia region!
