Description
45 minutes from the airport, Casa Lia is set in three acres in the unspoiled hills of the Forest of Conceição, with beautiful views of the countryside and the sea. 15 minutes’ drive from the pretty town of Tavira with its cobbled streets and excellent restaurants. We have a choice of excellent beaches such as Manta Rota, Ilha de Tavira, Cabanas just 15 minutes away. Children's attractions like Aqua Show and Zoo Marine are a car ride away and there’s horse riding nearby at the Quinta Beldade.We are proud that each year more than 50 percent of our guests are regulars.
The kitchen is large, well equipped and open plan with the lounge, which is very comfortable with three large sofas, satellite TV (with British, American, French, German and Portuguese channels), DVD player, stereo.
Separate utility room houses a second fridge freezer, dishwasher and washing machine. Interior of villa measures 209 square metres.
Accessibility
Once inside the property you'll notice that it's all on one level with no stairs in the interior, which makes it suitable for children and for those who are less mobile. It is possible to enter the villa via the steps at the front of the house or via the pool area which avoids the stairs.
We have wi-fi and the mobile phone signal is good.
The dining room/conservatory (seating 6) is adjacent to the kitchen for those times when you don't feel like dining al fresco on the terrace. There’s also a good selection of board games so you don’t get bored.
Bedroom 1 with super king size bed, plus single bed. French doors open onto the pool area. Large en-suite.
Bedroom 2 with double bed, plus single. Views over country side.
Bedroom 3 with double bed plus single. All bedrooms with air conditioning.
There are two bathrooms. The en-suite bathroom has large corner bath plus separate shower cubicle, two hand basins. Finished to a very high standard. Family shower room is large with shower unit, 2 wash hand basins. All finished to a modern high specification with beautiful tiles.
Pool
Small children will need supervision at all times in the pool as it is 1.3 meters (4 ft 10 inches deep, with only a small shallow end). It measures 7.6 metres (23 ft) in length, and 5 metres (15.3ft) across the round part. The pool is too shallow for diving. Our house manager visits twice weekly to maintain it. The patio area is sunny but the large table, seating at least 8, is shaded. There is a speaker outside so you can listen to your favourite CDs/Ipod or radio. The CD player/radio has bluetooth connectivity. The barbecue is next to the pool area. We provide 6 sun loungers. The setting is tranquil with no close neighbours, no traffic noise and 360 degree views over the surrounding countryside and out to sea. Perfect peace!
Utility Room: Washing machine, dishwasher, fridge/freezer, iron and ironing board.
House manager on call. All linen and towels including pool towels are provided, but please bring towels for the beach.
Golf:
There are 5 superb 18-hole golf courses located within a 15-20 min drive from the villa making it especially suitable for golfing holidays, Benamor (par 71), is at the entrance to Cabanas. Quinta da Ria is a 10 min drive, also 18 holes, but a par 72, 6,110m. It has stunning views of the sea and mountains. Quinta da Cima is again a 10 min drive away with 18 holes, par 72, 6256m this time. Castro Marim is a little further, a 20 min drive and an 18-hole, par 71, 5265m. A challenging course for golfers of all standards. There is an American style Jack Nicklaus course built about 15 minutes' drive away – Monte Rei Golf and Country Club. The Algarve has 18 other courses Villamoura, Quinta da Lago, all about 40 mins direct drive on the Motorway A22. Of Course, with Spain only 20mins away there are also many more courses just across the border in Spain

PAYMENT
Payment can be made in £s or euros via bank transfer. To secure your booking we take a 25% non-refundable deposit. The balance is payable 6 weeks before your holiday.
The price includes linen, pool maintenance, cleaning, the services of our house managers and gas for cooking and hot water. Electricity up to the amount of 70 euros per week is included, The meter is read on arrival and departure.
We take a refundable security deposit of £300, payable the week before you travel. Provided there are no breakages, we repay the deposit immediately upon your return from holiday. If the 70 euros per week electricity allowance is exceeded (highly unlikely) the extra will be deducted from the security deposit.
The basic price is for 2 adults plus children. There is a small supplement of £35 per week per person for extra adults.

By Julie King on 03-Oct-2025A fabulous villa. It was so peaceful and beautiful with gorgeous sunsets and sunrises. The villa was extremely well equipped and very well maintained. A great base to explore the surrounding area - but a car is definitely a must. All the team were very helpful with advice and support. Would definitely recommend to others and return ourselves.
Great place to stay

It is a very spacious and spotless clean villa, surrounded by an uninterrupted view of the countryside, and with a view of the sea in the distance. Very large outdoor area around an unusual pool with sunshine all day long, and no immediate neighbours to disturb the peace and quiet all around. Only 10 minutes by car from the many coves east of Tavira, where there are many good restaurants. Tavira is 15 minutes away, also with a good choice of restaurants, and many attractions for sightseeing. Nice place to have an afternoon drink overlooking the river which divides the Town. Debbie the owner and Jimmy, Fatima and daughter Fatima who live locally, are on hand should you have any concerns. Definitely a villa we will revisit, and we would have no hesitation in recommending to our family and friends.

Beautiful Vacation Place
By Monika Kopek on 28-Jul-2025The villa is comfortable (we traveled only as 3 people but it’s a good place for 4-6) and located in a very serene area. You will have beautiful views around but need to drive around 20-25 min to beautiful beaches. The roads are however pretty and not too narrow so for us it was a pleasure to drive every day. The house was extremely clean and check-in very nice and easy..Debbie was always very helpful with lots of handy information. We had a wonderful vacation in Casa Lia and highly recommend it!
Beautiful home

The host checked in regularly, and offered lots of good information. House was well stocked, but if you are arriving late, make sure to pick up groceries.
A piece of heaven on earth

This time we came with our oldest daughter and her boyfriend, and it was the perfect setting for a relaxed and memorable family holiday. The house is not only spotlessly clean and well-equipped, but also full of charm and warmth. You can feel that it’s a place that’s been created with care. Whether enjoying long breakfasts on the terrace or simply taking in the fantastic panoramic view – it’s a home that invites you to slow down and breathe.
