Description
Casa Dardano is a character-filled villa with private pool, located just 3 km from Cortona and 17 km from Lago di Trasimeno, Tuscany’s largest lake. The setting combines peaceful countryside surroundings with excellent access to local amenities, making it a very practical base for exploring both Tuscany and Umbria.One of the key advantages of this property is its accessibility. Unlike many rural Tuscan villas, Casa Dardano is within walking distance of two good local restaurants and a well-stocked mini market selling fresh bread, local produce, wine and everyday essentials. Guests can comfortably eat out or shop without having to drive each time.
For those who prefer not to hire a car, or who would rather not use one throughout their stay, this is a particularly convenient location. The town of Camucia is around a 30 minute walk or 7 minute drive away and offers larger supermarkets, cafés, shops and a mainline train station with direct connections to Florence, Rome and other major cities. This makes day trips straightforward, even without a car.
Cortona itself is just a 5 to 10 minute drive or approximately a 40 minute walk. Well known for its historic centre, cobbled streets, artisan shops and lively restaurant scene, Cortona is one of the most popular and attractive towns in southern Tuscany. The town also hosts regular cultural events, art exhibitions, food festivals and open-air concerts, particularly during the summer months. There is also a nearby bus stop for added flexibility.
Layout
The property is accessed via traditional stone steps leading to a wisteria-covered terrace with table and chairs, ideal for morning coffee or evening drinks.
On the first floor there is a farmhouse kitchen and dining-living space with stone floors and a distinctive medieval “spy hole” looking outside, which adds character and a sense of history to the house.
The second floor includes a compact double bedroom, a twin bedroom and a bathroom with shower. From this level you access a charming two-level tower with a double bedroom and en-suite bathroom, plus an upper-level double bedroom reached via open stairs. The layout suits families or small groups looking for both shared living space and a degree of privacy.
Outside, the villa has a garden with a vine-covered pergola for shaded dining, a neatly maintained meadow with countryside views and a fully fenced private pool measuring 11 m x 4 m with a depth of 1.15 m. The fencing provides added reassurance for families with children. There is also a barbecue, outdoor kitchen, table football and covered parking.
Lago di Trasimeno, 17 km away, offers sailing, windsurfing, canoeing, paddleboarding, swimming and fishing. Ferries run to the lake’s islands and there are walking and cycling routes around the shoreline.
The surrounding area is well known for wine tasting at local vineyards and wineries. Historic towns including Montepulciano, Pienza and Arezzo are all within about an hour’s drive and make excellent day trips. The Val di Chiana countryside also offers good walking and mountain biking opportunities.
Traditional Tuscan cuisine can be enjoyed at nearby trattorias, and fresh ingredients are easily available from the minimarket just 5 minutes’ walk from the villa.

The villa is rustic and charming with lovely pool and outside space. The only criticism we could have was that there was no full length mirror - might be worth putting one in at some point. Thanks so much to Paolo and Carla for a real lovely holiday - we’ll be back!"

As others have stated, Carla and Paolo were very attentive and relaxed hosts who looked after us very well - good advice on restaurants and responsive with questions.
