Description
Villa Loukia at Kelia, luxury villa, in Walking Distance of Kassiopi, Corfu - Peaceful, very Private Location, EOT Reg. Aiming to be Carbon Neutral.Villa Loukia is located in a stunning position, nestled into the quiet olive covered hillside above Kassiopi in the hamlet of Kelia. The views from the villa across the bay of Avalaki and to Albania beyond are truly stunning. The property was new for 2008, having been bought by an English family with many years experience of holidaying in Corfu. Attention has therefore been paid to equipping the villa with all the necessary equipment for a relaxing and happy holiday whilst making sure it remains comfortable and practical for both couples and families alike. The villa is also equipped with items such as hairdryers and beach towels in order to reduce the need for two much expensive baggage on the flight over. Also for guest convenience every room has a 3 pin English socket as well as the standard 2-pin and USB sockets. No need to bring adapters.
The location is quiet and private - away from other properties - however unlike many villas in NE Corfu, the situation above Kassiopi means that it is possible to walk (1 km - 10-15 mins) to shops/restaurants in the evening, leaving the car at home. The nearest supermarket is just 5 mins walk or 2 mins in the car. The famous village of Kalami and the lovely secluded coves of that area is just a 10-15 mins drive. The pool is large (5m x 10m) and iis heatable which has been loved by guests using the villa in low season. We do now have to unfortunately make a charge for heating.
Villa Loukia was extended and extensively upgraded between 2015 and 2019. All 3 bedrooms were re-tiled and all the en-suite bathrooms are new, modern and luxurious. The Master Bedroom was extended to create a 'master suite' with a sofa bed at one end for those with young children. There is also ample room for a travel cot too. The luxurious bathroom has a bath and separate shower. It has great lighting, courtesy night lights, extraction fan, heated mirror and a shaving mirror.
The 'Blue' Bedroom and bathroom have been re-modelled so that the twin beds (can be made up as a double) are opposite the amazing view, the floor is the same gorgeous tiles as the master, the bathroom is larger than it used to be and really luxurious with a wet-room style shower, loads of modern lighting, automatic night lights, heated mirror and magnified shaving mirror. All the details you could ever need. Both upstairs bedrooms have double doors leading onto the upstairs sun terrace.
Downstairs is the Orange Bedroom and bathroom which have been upgraded to the same standard as the other two bedrooms/bathrooms. It has the advantage of having french windows that lead out onto the terrace and pool.
The whole of the living area has also been re-tiled to match the rest of the property and extended with a fantastic 'picture' window that takes in the view across Avlaki to Albania beyond. This gives a wonderful indoor dining area for low season. In the living room there is also a double sofa bed for extra guests by prior arrangement only.
And finally, we extended the upstairs terrace, giving the villa a 'sun terrace'. It really is a fabulous addition and gives yet another area in which to escape those by the pool, lie in the sun or to just sit and read a book whilst taking in the amazing views. There really is plenty of choice at Villa Loukia.
We are really pleased with the results of the all the work we have done and guests seem just as pleased!
At Villa Loukia we strive to be as carbon neutral as possible. In addition to the PVS system on the roof making electricity for the grid, the water is heated by solar and the pool is heated with an air source heat pump, We endeavour to employ local staff, to reduce the mileage done and also the laundry is run to high eco-standards. And finally, each autumn I calculate the carbon used to run Villa Loukia, including ALL the flights taken by us and the guests to get there and I offset the carbon at Carbonfootprint by supporting their Community Projects Portfolio in Developing Countries.
This pledge we make is personal and on behalf of our Grandchildren, so that they and their descendants can have a future that equals the life that we have had. It does not come at any financial cost to our guests.

A wonderful holiday
By Alison Newton-Price on 26-Jul-2025Villa Loukia was everything we had hoped for and more. The villa is beautiful, with every modern comfort, and lots of character. All looked after to a high standard by the local management team. We enjoyed time together around the villa’s beautifully decorated tables, and made the most of the various places to relax and enjoy the spectacular views over to Albania. We particularly appreciated the villa’s setting in the traditional olive groves so typical of Greece, with the goats and shepherd passing by each day! Being so close to Kassiopi was also great so that we could walk there in the evening, and pop down at other times when one or two of us fancied a change of scene. Brilliant if you have teenagers, or young adults as we did. Communication with Lucy was excellent. We really appreciated her personal touch.

Idyllic Week
By Clare Barfoot on 12-Jul-2025Such a wonderful place for a relaxing holiday in the sun. The villa is beautifully equipped with everything we needed inside. The exterior is a dream with balconies, terraces, garden and the pool. This provides variety, entertainment and the endless inspirational views. It’s also very private. Frankly, if you didn’t want to face crowds, you could happily spend the whole time there and have supplies delivered to your door. If you were wanting the buzz of the town, Kassiopi is just a walk down the hill.

Why stay anywhere else? An absolute gem

Luxurious yet comfortable, Villa Loukia is a place you can kick back and quickly enjoy a holiday you will not forget. Superb quiet location, yet accessible to Kassiopi. Stroll down the hill into town for dinner and if you wish hop in a taxi back. Need grocery shopping just WhatsApp a store and they’ll deliver, same day. Interested in wildlife, it’s on the doorstep. The chirping of the cicadas in the Olive trees, the sunrise over Albania, the afternoon breeze on the terrace, the lazy days by the pool, trips to the local beaches. You will not be disappointed.

The perfect spot to unwind

The views are fantastic even on a cloudy day and the owners have made sure you have everything you could possibly need for your stay. We travelled with 3 children ages 8, 12 and 16 and the villa was perfectly suited to our needs. Communication is excellent, even when we had an issue with our flights due to air strikes Lucy and Nick went above and beyond, allowing us to move our stay along a few days. Immediately responding when I contacted them and giving advice. It was something that stood out to us above other villas that we have stayed at. We travelled in April and the hated pool option was so worth it. Even on a cloudy day the children and adults were in the pool. We also travelled without a car. Walking to and from Kassiopi town was no problem, a bit of a steep hill if carrying shopping but a lovely experience all the same. Every evening on the way back from dinner we saw fireflies in the olive groves, something we have never seen before and will always remember. Thank you Lucy and Nick for letting us stay and all of your advice on resturants, places to visit and travelling. Would absolutely love to stay again x
The most fantastic villa
By Zoe Phillips on 21-Aug-2024Thank you Lucy and Nick for allowing us to stay in your beautiful Villa Loukia. Everything was just perfect, from the mesmerising view across to Albania: gorgeous large pool and comfortable sun beds; spacious bedrooms and high spec bathrooms; excellent kitchen facilities and the beautiful outside spaces. I could go on listing so much more! But the icing on the cake for the boys was the cold beer glasses in the freezer, honestly! We had some really fun evenings playing cards and board games on the upper terrace after having dinner in the harbour. All of the restaurants you recommended were fantastic and the harbour is so pretty both day and night. I really enjoyed a daily walk down to the bakery and supermarket past the sheep and goats and watching the stunning sunrises with a cup of tea on the bedroom terrace. It has certainly been the best villa we have stayed in and I can't wait to book for a return trip to stay in the luxury of your villa whilst exploring more of Corfu.
