The estate is regarded as one of the most upmarket private rental communities in the Disney World and Kissimmee tourist area.
All the executive class properties located at Formosa Gardens are set in spacious gardens with grass and hedged areas between properties, giving guests total privacy.
Lake Sunrise Villa has a prime spot within the estates, perched alongside the waterlines of Star Lake.
Shops, restaurants, 24-hour hyper-markets are all just one mile away, Walt Disney World Resort is just a few minutes’ drive away (Animal Kingdom is our closest park) and there are several award winning Golf courses nearby (and some great crazy golf courses for the kids!).
Lake Sunrise Villa is furnished to a very high standard, fully air-conditioned, spacious at 3,500 sq ft villa sleeps 10.
Entering the home you will find the first of two sitting rooms, with doors to the pool area - an ideal place to relax, catch up on the events of the day or enjoy gazing at the beautiful lake view.
The formal dining area is also here where you can enjoy family meals together,
These two rooms lead to the large family room, with views of the pool and lanai area. There is a large well equipped kitchen, with counter seating a further Dining nook - ideal for games night - and there is a large sitting area with leather sofas and large TV.
On the left side of the home is the 1st of two Master King bedrooms, this ground floor room has a large ensuite bathroom, with soaker tub, walk in shower and double vanities, and a walk in wardrobe. Decorating in a light coastal style, this room features a sitting area with patio doors and views of the lake.
The 2nd Master bedroom is upstairs - a very large room with King bed, it has an ensuite, walk in shower and double vanity and a large walk in closet. There a comfortable sitting area with sofa and chairs, making this a perfect retreat.
Off the family room, is the 3rd Suite, this features a Queen bed with an ensuite Shower Room - this has access to the pool area and serves as a pool bathroom.
The two further bedrooms currently each have two twin beds (these are to be upgraded and one of the rooms with feature a flexible bed arrangement enabling the room to be set as either a King bed or 2 Twin beds) These two rooms share the family bathroom which is set between them.
All bedrooms feature luxury linens, comfortable mattresses and a smart tv.
There is also a large games room (soon to be refurbished). This has a slate bed pool table and foosball (table football), air hockey, table for games and a large Smart TV. There is free, fast and secure wifi throughout the home
Outside you will find an extended deck for all day sun surrounding the large 30 x 18ft very private swimming pool and in ground hot tub.
There is a covered lanai with newly installed very comfortable seating, and outside TV. Dine alfresco at the outdoor dining table with chairs for relaxing and eating outside while enjoying the beautiful view over Star Lake.
For Alfresco cooking enthusiasts, a Gas BBQ area is provided - included in your rate provided it is left clean ready for the next guests - otherwise there is a $75 charge.
Our home is fully managed locally, so you always have someone to call in case of a problem.
To maintain a high quality of service for all our guest we do not allow smoking in the villa although we do provide ashtrays for use on the pool deck.

All bedrooms are on the ground floor with the exception of 1 large King suite which is upstairs, there are in total 2 kings, 1 queen, 4 twin beds
Pool Towels and bathroom towels provided.
The laundry area has a front loading washer and separate dryer.
The home has a keyless entry system, ring door bell and intruder alarm.
All doors to the pool area are alarmed to comply with Florida legislation.
Parking is available for up to 4 cars on the driveway - no roadway parking. The community does not allow RV, trailer or commercial vehicle parking.
This villa is self-service-we provide a smaller starter pack of toilet rolls, cleaning materials, including dishwasher tabs and clothes washing tabs, paper towel, trash bags and a small face soap - guests will need to provide their own toiletries such as additional soap, shampoo/conditioner, toilet paper, detergent, etc. according to their requirements. We do not supply kitchen spices etc for health and safety reasons. If you require a food starter pack for your stay please enquire.

* Pool and spa heat can be added to your booking. It will costs $40 per night or in warmer months $25 per night for Spa only.
* A $500 security deposit hold applies to all bookings
Where available guests are required to purchase a damage insurance coverage (approx $59-65 for $1500 coverage)

The price is excluding the one time cleaning fee and Florida taxes ~(currently 13.5%) and are in US Dollars. We can take payments securely by card in Dollars or Pounds.
