There is a sizeable pool, full AC cooling and underfloor heating throughout house. Located within a new development with some villas still being finished in the village of Portelas, in the village there is a local shop open 6 days a week and 3 bars / cafes that do traditional Portuguese food and bbq fish, prawns and meat with drinks at lunch and dinner times. The village is 2.5km and a five-minute drive from the beautiful town of Lagos and 7-10 minute drive from Mia Praia Beach with many others close by. Known as the jewel of the Algarve, Lagos has countless bars, restaurants, marina, beaches, old town, pointe de Piedade, etc. Multiple golf courses within a 10–20-minute drive of the villa, even more within 30 minutes.

Driveway, 2 car port, front garden, big side patio with fixed standing unit with sink and surface for BBQ, BBQ grill, 10 person tables, chairs and Umbrellas, L shaped private swimming pool, 11 meters by 7 meters, attractive garden and 6 sun loungers.

Interior.

Ground floor Living area: 2 huge windows above and beside the front door allowing for views of the mountain of Monchique from the wide L staircase and upstairs landing. Expansive open plan living area with well equipped kitchen. Dining area that seats 8 comfortably with space and chairs for 2 more, lounge area with 3 sofas and 55” smart TV, with apps for all your favorite streaming and local Portuguese cable tv option. Four large sliding doors spanning the entire downstairs give incredible light and pleasant ventilation / breezes through the house.

Twin bedroom 1: Twin beds with fitted wardrobes, double glass sliding doors give access to the front garden and patio.

First floor:

Master Bedroom 2: Kingsize bed with walk in dressing area, double glass sliding doors give access to front balcony, single glass door gives access to rear wrap around balcony.

Double Bedroom 3: Double bed with walk in dressing area, double glass sliding doors give access to rear wrap around balcony.

Twin Bedroom 4: Twin Beds with fitted wardrobes, double glass sliding doors give access to rear wrap around balcony.

Basement:

Garage area: Large open plan area used as games room and gymnasium, skylight window gives light from garden patio. Table football and table tennis at one end, at the other end is modern gym equipment and machines, cross trainer, bench, weights, resistance bands and yoga mat for good variation and all-round workout. Large garage door which, when opened, brings a breeze all the way through the basement and up the stairs. There is one mountain bike for cycling. It takes between 10-20 minutes to get to Lagos, beach equipment.

Twin Bedroom 5: Twin beds with two pull out additional beds beneath. Wardrobe unit with drawers, shelves and hanging rail. Note: This is a basement room without windows, potentially perfect for kids to sleep in and stays lovely and cool. Private bathroom adjacent to the entrance of the bedroom.

The villa is modern, spacious, airy and light, based on a new development in Potelas, a small village 2km from Lagos Marina and large Pingo Doce supermarket (5-7minutes by car) and 3km from Lagos Old Town Center (7-10 minutes by car).

Portelas has a local shop open Monday to Saturday and 3 cafes / bars that serve breakfast, Lunch and dinner, with beers and wines, traditional Portuguese BBQ with fish / meat / prawns and chips / rice / salad etc and also soups / set menus at a lower price than the restaurants in town, the foods pretty good and its local prices not tourist prices so we like it.

Check-in is at 4pm with check out at 10am, but we will try to accommodate flight times where possible. A damage deposit will be required of £500 which will be fully reimbursed within 1 week of your departure. Preferred change over day is Saturday during high season.

30% deposit of total rental value must be paid, where possible, 7 weeks in advance prior to arrival date with remaining balance paid no later than 45 days prior to arrival date.

A 70% refund of your deposit will be given if cancelation of your booking is made 45 days prior to your arrival date.

If booking is made with less than 45 days prior to arrival date, the full balance must be paid upfront in order to confirm and reserve, no refunds will be given once paid.
