Unique luxurious Villa Ampelitis is a hidden gem majestically situated on a stunning hilltop in peaceful countryside, offering 360° panoramic unspoilt views of the surrounding hills, Statos-Agios Fotios village, and on a clear day, the sea. The villa, which is set within a 2000 sq. m orchard garden, (with fruit, vegetables and herbs for you to use), has no immediate neighbours and the pool and poolside cannot be overlooked. It is an ideal spot for complete relaxation as you can enjoy and sample the traditional Cypriot way of life here, yet be within easy striking distance of Paphos and its beaches. The village is 3 minutes’ walk, and the excellent Kolios Winery which also serves pre-bookable meze, is about 15 minutes’ walk.
The jewel in the crown is the gas fired indoor heated private pool and adjoining baby pool. You decide which temperature you would like, 26°, 28° or 30° Celsius (or more) prior to your arrival, so you can book with confidence, and know you will be able to swim morning, noon and night! Pool heating and central heating for the house supplements are further down.
The quality and space of this beautiful house is obvious as soon as you walk through the wide front doors. The ceiling to floor windows provide a light, informal ambiance and mosquito screening is provided at all windows. To keep in touch with the outside world Wi-Fi Internet access is provided. UK and world TV & film streaming via media box and Internet.
The stylish interiors were imported from Germany and include an extremely well equipped (home from home) modern stainless steel kitchen, luxurious comfortable leather furniture (reclining 1 & 2 seaters), beautiful bath and shower rooms with wide door shower cubicles and beds which can convert from single to double according to your preference.

Between the main house (which sleeps 2 – 8) and the pool are 2 self-contained studios which sleep up to 4 persons in each. They will remain empty, unless you, the renter, add them to your booking.
The studios are compact, identical and feature the wider doors to make them accessible to all. They each have a private terrace, own front door, spacious accessible shower and WC, kitchenette and TV/DVD. See PDF for more info.
The reliable and consistent temperature of this gas fired heated pool means Villa Ampelitis is also available to you in low season including Christmas, New Year, Easter and October half term. In low season you will particularly appreciate the Cyprus sun's rays which will pour into the pool room, and the house will be comfortable and cosy. Having central heating and a log fire, (that you can cook over) makes staying at Villa Ampelitis a totally unique experience in Cyprus. You can even ski at Troodos mountains, just over 1.5 hours’ drive, and come home and swim!
Paphos in one direction and Polis in the other provide banks, restaurants, shops and supermarkets.
2 persons: We offer 12% off the main house rates for 2 persons and for 2 adults + 2 children. 2 bedrooms (your choice) will be made up. Ignore the higher rate when booking, we will adjust it manually.
Studio Costings: 1 studio £50 per night, 2 studios £93 week. Hamper included. Studio costings will be added to your main house Booking Form.

By I Turner on 08-Nov-2024Wonderful 2 weeks at Villa Ampelitis. Perfect for our group of 14 with ages 4-85! The most stunning location with uninterrupted views for miles. The sunsets were just the best. The villa had beautiful gardens that we could pick from. The children loved picking their own watermelon! Villa is well set up for a big group with lots of social seating. The bbq area was a favourite spot. Pool was great especially with the children’s separate pool. They loved it and all three were swimming by the end of the holiday. The Villa is very quiet and perfect for a slow relaxing holiday. Nick and Nicole were fantastic hosts. Nicole helped with arranging a birthday lunch at the local vineyard Kolios Winery just 3 mins drive up the road. Which was great, a traditional Cypriot meze with wine tasting. Delicious! And a definite highlight of the trip. We ate out a few times, there is a little village just up the main road 10 mins drive roughly that has a little shop and two restaurants, The Veranda and Secret Garden. Both were delicious. The villa and pool was amazing - much more than we expected and we have high standards
By PinsinEyes on 08-May-2025We had an amazing holiday at the Villa Ampelitis in Cyprus. From start to finish it was a seamless experience. Communication with Irene was perfect and we had far more information sent to us about the villa and things to do than we usually have. Throughout the year we also received updates on changes that were happening in Cyprus and the village where we were staying. The villa and pool was amazing - much more than we expected and we have high standards and requirements due to our personal circumstances. The photos of the villa, pool and views although lovely just cannot do it all justice. The shop, taverner owners in the local village were helpful and very welcoming, such a lovely atmosphere. Great food here too. Cyprus itself is really beautiful, so much to do, great food, really friendly people - we loved it. Nick and Nicole Kyriakides were so helpful, fabulous hosts and the car hire was good value and easy. Nick even drove us to the villa from the airport, so that he could show us around the villa. The welcome pack and homemade cooked food generously given to us by Nicole and their aunt was warmly received. An amazing week - so much so, that we booked straight away for next year. Thank you for such a wonderful holiday.

By Lindsay & Mark on 15-Jun-2015Dear Irene, Argaka Coast was beautiful, wonderfully well-stocked and immaculately clean. The photos advertising the property on your site were true to form and reality certainly did not disappoint! The best villa we have stayed in to date by far! The children loved the pool and baby splash pool and the kind heartedness of previous tenants meant that our boys had a great selection of inflatables and pool toys to play with. The added bonus of free Wifi, table tennis and pool tables kept us all occupied when needing a break from the beautiful sunshine! We found Argaka to be an excellent base with a pleasant beach, and a handful of restaurants/shops close to hand. Car hire definitely recommended in order to have a wider choice of restaurants, shops etc, but it was so nice to relax at the villa and get away from all the hub-bub when we chose to. A very peaceful resort within easy reach of most places of interest. Tavernas and trips: We loved Liza's Place (literally on the doorstep) and Santa Barbara's on the beach was lovely to sit and watch the sun go down. We also dined at Moustakallis' in Polis (best calamari ever!) and Finikas in Polis. Mylo's was a wonderful experience with great views of the gorge too and there were two lovely fish restaurants in Pomos. Beachwise, we did visit Paphos beach (rather busy), Latsi beach (very nice and great for swimming), Lara bay (wonderful for educating ourselves about the beautiful turtle conservation projects) and the beautiful heart-shaped bay of Kato Pyrgos. We took a trip to the Akamas National Park (arranged via the very helpful and efficient Sundance Rep. Nicole) which was a great day out and worth every penny for the views. One afternoon we drove up into the Troodos Mountains, stopping at the Kykkos Monastery - a wonderful exciting journey, with winding roads and outstanding views. We were absolutely satisfied with the service from Sundance Villas, no complaints whatsoever, thank you. The literature and tips you provided prior to and during our holiday was very useful and much appreciated. The owner, Savvas, was an absolute delight and we looked forward to his visits in the morning! He was helpful and kind and dealt with matters promptly and professionally. Likewise, his wife was wonderfully welcoming and the Sundance Villas welcome pack on arrival was SO appreciated. We would not hesitate to book through Sundance Villas again in the future and would highly recommend you to others.

By Gough family on 10-May-2017The villa was big enough for 5 of us with plenty of sun and shade for those that want it. The kiddies pool is an added bonus. There are plenty of excellent tavernas within close proximity. It is away from the madding crowd but within easy reach of Polis and Latchi if you want a resort. We stayed in the villa all week - it was that perfect. The photos do not do it justice but it is exactly like the photos, spotlessly clean with lots of room and every modern convenience you could want. The kids loved the wifi and the access to the computer was an added extra. We did not have any problems during our stay. We highly recommend this villa with one word - PERFECT!! From our enquiry through to being on holiday, the service was first class, prompt, precise and professional throughout. Even the directions were precise so we did not get lost when arriving in the dark!
Villa was perfect and suitable for families with kids
By Alexandra K on 17-May-2017Hello Irene, We had a lovely holiday in May. Argaka Coast villa was perfect, we enjoyed the beach and the restaurants in the walking distance from the villa. The kids loved the pool, especially the small one). The garden is mature and well-kept, and the tall palm trees give shade and shelter. The dining area outside is very well-organised, being in the shade in the morning and early afternoon for breakfast and lunch. Also this place is very quiet, and very suitable for families with kids. So thank you very much again, we are thinking about coming back!
4th time to Argaka over the past 5 years and this villa, by far, beats them all!

This is my 4th time I've been to Argaka for my holiday over the past 5 years and this villa, by far, beats them all! The villa was beautiful and of a luxury standard, everything was brand new just as you said it would be. We had such a lovely time that my mum wants to return next year as this was her 1st time to Cyprus and was so impressed. We ate several times at Saint Barbara (Ayia Varvara), a taverna on the beach, and it's only a few minutes’ walk from the villa. The food is outstanding and very reasonable. The fillet steak was so tender and the sea bass is so fresh and cooked perfectly. Would recommend this place to everyone!
