Unique and luxurious Villa Ampelitis is a hidden gem majestically situated on a stunning hilltop in peaceful countryside, offering 360° panoramic unspoilt views of the surrounding hills, Statos-Agios Fotios village, and on a clear day, the sea. The villa, which is set within a 2000 sq. m orchard garden, (with fruit, vegetables and herbs for you to use), has no immediate neighbours and the pool and poolside cannot be overlooked. It is an ideal spot for complete relaxation as you can enjoy and sample the traditional Cypriot way of life here, yet be within easy striking distance of Paphos and its beaches. The village is 3 minutes’ walk, and the excellent Kolios Winery which also serves pre-bookable meze, is about 15 minutes’ walk.
The jewel in the crown is the gas fired heated private pool and adjoining baby pool. You decide which temperature you would like, 26°, 28° or 30° Celsius (or more) prior to your arrival, so you can book with confidence, and know you will be able to swim morning, noon and night! Pool heating and central heating for the house supplements are further down.
The quality and space of this beautiful house is obvious as soon as you walk through the wide front doors. The ceiling to floor windows provide a light, informal ambiance and mosquito screening is provided at all windows. To keep in touch with the outside world Wi-Fi Internet access is provided. UK and world TV & film streaming via media box and Internet.
The stylish interiors were imported from Germany and include an extremely well equipped (home from home) modern stainless steel kitchen, luxurious comfortable leather furniture (reclining 1 & 2 seaters), beautiful bath and shower rooms with wide door shower cubicles and beds which can convert from single to double according to your preference.
I, (Irene) was involved in the concept and design of Villa Ampelitis as I found that many owners and architects alike were not considering access for those with young children or with limited mobility.

2 x optional studios are only bookable by you.
Between the main house (which sleeps 2 – 8) and the pool are 2 self-contained studios which sleep up to 4 persons in each. They will remain empty, unless you, the renter, add them to your booking.
The studios are compact, identical and feature the wider doors to make them accessible to all. They each have a private terrace, own front door, spacious accessible shower and WC, kitchenette and TV/DVD. See Sundance Villas for more info.
The reliable and consistent temperature of this gas fired heated pool means Villa Ampelitis is also available to you in low season including Christmas, New Year, Easter and October half term. In low season you will particularly appreciate the Cyprus sun's rays which will pour into the pool room, and the house will be comfortable and cosy. Having central heating and a log fire, (that you can cook over) makes staying at Villa Ampelitis a totally unique experience in Cyprus. You can even ski at Troodos mountains, just over 1.5 hours’ drive, and come home and swim!
Paphos in one direction and Polis in the other provide banks, restaurants, shops and supermarkets.
2 persons: We offer 12% off the main house rates for 2 persons and for 2 adults + 2 children. 2 bedrooms (your choice) will be made up. Ignore the higher rate when booking, we will adjust it manually. Air conditioning on request.
Studio Costings: 1 studio £50 per night, 2 studios £93 week. Hamper included. Studio costings will be added to your main house Booking Form.

Perfect for our group of 14 with ages 4-85!
By Mr Turner on 26-Oct-2024Wonderful 2 weeks at Villa Ampelitis. Perfect for our group of 14 with ages 4-85! The most stunning location with uninterrupted views for miles. The sunsets were just the best. The villa had beautiful gardens that we could pick from. The children loved picking their own watermelon! Villa is well set up for a big group with lots of social seating. The bbq area was a favourite spot. Pool was great especially with the children’s separate pool. They loved it and all three were swimming by the end of the holiday. The Villa is very quiet and perfect for a slow relaxing holiday. Nick and Nicole were fantastic hosts. Nicole helped with arranging a birthday lunch at the local vineyard Kolios Winery just 3 mins drive up the road. Which was great, a traditional Cypriot meze with wine tasting. Delicious! And a definite highlight of the trip. We ate out a few times, there is a little village just up the main road 10 mins drive roughly that has a little shop and two restaurants, The Veranda and Secret Garden. Both were delicious. Thank you to Irene and Lauren at Sundance for helping us book the most wonderful family holiday. Love The Turner Family xxx

Communication with Irene was perfect and we had far more information sent to us about the villa and things to do than we usually have. Throughout the year we also received updates on changes that were happening in Cyprus and the village where we were staying. The villa and pool was amazing - much more than we expected and we have high standards and requirements due to our personal circumstances. The photos of the villa, pool and views although lovely just cannot do it all justice. The shop, taverner owners in the local village were helpful and very welcoming, such a lovely atmosphere. Great food here too. Cyprus itself is really beautiful, so much to do, great food, really friendly people - we loved it. Nick and Nicole Kyriakides were so helpful, fabulous hosts and the car hire was good value and easy. Nick even drove us to the villa from the airport, so that he could show us around the villa. The welcome pack and homemade cooked food generously given to us by Nicole and their aunt was warmly received. An amazing week - so much so, that we booked straight away for next year. Thank you for such a wonderful holiday.

By Dawn Coppen on 12-Apr-2024Party of nine and had a fabulous stay for my husbands 60th Birthday. The villa is fully equipped and was decorated for easter for us, what a lovely touch. The villa is set high in the mountains so the views are breath taking! Hired a car from the owners and it's a must to get to some lovely out of the way places and indeed Paphos itself. We hired BBQ man Cyprus to come and cater for my husbands birthday and we weren't disappointed , amazing food and drinks. Lovely heated pool and plenty of sun loungers. Thank you Nick, Nicole and Irene for a memorable stay.
New Years holiday 2020/2021 at Villa Ampelitis. Blissful - we really felt like we were living the life of celebrities
By Emma Thurgood on 16-Jan-2021Wow! What an amazing week we have just had at Villa Ampelitis in Statos! We’d been looking forward to a break from it all but had not imagined just how relaxing it was going to be! From the outset, Irene at Sundance and later on Nicole, the owner of the villa, were incredibly helpful - nothing was too much trouble. We had a lot of communication upon booking and then in the weeks prior to our trip, to ensure that everything was ready for us and as we wanted it. It was so kind of Nicole and Nicos to leave us a bottle of wine from the local winery (so good!), Keo, milk, bacon, salami, and other groceries to welcome us to their home! As we were staying at the end of December, we paid the central heating supplement and for the pool to be heated to 30 degrees C and we’re so glad we did, everything was so cosy and the pool was blissful - we really felt like we were living the life of celebrities. The villa itself is AMAZING! Glass everywhere, which makes it very light and airy, as well as super modern. In the summer you could open many of the glassed areas right up to bring the outside in, in the winter it meant we had beautiful views of the surrounding nature and sunrise/sunset. We were spoiled for choice on where to sit, so many beautiful outside spaces. We barbecued several times on the kettle bbq, I think if we’d been a larger party we would have used the huge bbq with built in food preparation area. We usually have problems sleeping when we’re away from home but the beds were incredibly comfortable and the bedding was too. I have to also mention the very tasteful Christmas decorations which were around the living area of the villa, they really did make us feel at home! Everything about the villa is modern - superb bathroom facilities, leather reclining suite, wet room next to the pool etc., but the kitchen was fantastic! I had real home envy! Open plan and incorporating every piece of kit you could ever need (coffee machine, dishwasher, many pots and pans, a range of glassware, serving dishes, baking trays, a huge fridge), it was a joy to cook in. We did a big shop on our way to Statos, which was recommended by Irene, as the locality just has a few small Mini-Markets and a butcher, where you can get great meat, milk, eggs, water, and basic items. The pool is superb! We were in there for hours every day, it was particularly beautiful at sunset and lit up at night. It’s much longer than a villa pool usually is and I was able to swim lots of lengths each day as well as play with our children (aged 8 and 10) in there. Beautifully clean and well maintained, as the rest of the villa, the pool is just stunning. We will definitely be back (maybe in the summer next time to see what it’s like in the heat, with all of the windows opened up) and wholeheartedly recommend Villa Ampelitis to families of 4, as we are, or large/extended family gatherings. Thank you so much to Nicole and Nicos for making your home available to others to enjoy, and to Irene for introducing us to it! Highly recommend for good quality, peace and tranquillity, excellent views and a pool to die for

We would like to thank you for a most enjoyable holiday based at your house in Cyprus. It’s difficult to imagine what to expect when you are looking at photos in a brochure or online but I can say your house lives up to the impression you get from them. The space is by far one of the best features and the quality of the furnishings does make you feel almost at home. For us the pool was a big attraction and we certainly made good use of it, as you saw Adam is a very energetic young boy but being fully dependant on a wheelchair, it’s sometimes difficult to allow him to do the things we all take for granted. For me the climate was just about right and during evenings we loved to sit out, enjoy our meal and drink our wine with beautiful views. We would highly recommend your house to anyone looking for good quality, peace and tranquillity, excellent views and a pool to die for.
