Unique luxurious Villa Ampelitis is a hidden gem majestically situated on a stunning hilltop in peaceful countryside, offering 360° panoramic unspoilt views of the surrounding hills, Statos-Agios Fotios village, and on a clear day, the sea. The villa, which is set within a 2000 sq. m orchard garden, (with fruit, vegetables and herbs for you to use), has no immediate neighbours and the pool and poolside cannot be overlooked. It is an ideal spot for complete relaxation as you can enjoy and sample the traditional Cypriot way of life here, yet be within easy striking distance of Paphos and its beaches. The village is 3 minutes’ walk, and the excellent Kolios Winery which also serves pre-bookable meze, is about 15 minutes’ walk.
The jewel in the crown is the gas fired heated private pool and adjoining baby pool. You decide which temperature you would like, 26°, 28° or 30° Celsius (or more) prior to your arrival, so you can book with confidence, and know you will be able to swim morning, noon and night! Pool heating and central heating for the house supplements are further down.

The quality and space of this beautiful house is obvious as soon as you walk through the wide front doors. The ceiling to floor windows provide a light, informal ambiance and mosquito screening is provided at all windows. To keep in touch with the outside world Wi-Fi Internet access is provided. UK and world TV & film streaming via media box and Internet.
The stylish interiors were imported from Germany and include an extremely well equipped (home from home) modern stainless steel kitchen, luxurious comfortable leather furniture (reclining 1 & 2 seaters), beautiful bath and shower rooms with wide door shower cubicles and beds which can convert from single to double according to your preference.
I, (Irene) was involved in the concept and design of Villa Ampelitis as I found that many owners and architects alike were not considering access for those with young children or with limited mobility. See PDF for more info.

2 x optional studios
Between the main house (which sleeps 2 – 8) and the pool are 2 self-contained studios which sleep up to 4 persons in each. They will remain empty, unless you, the renter, add them to your booking.
The studios are compact, identical and feature the wider doors to make them accessible to all. They each have a private terrace, own front door, spacious accessible shower and WC, kitchenette and TV/DVD. See PDF for more info.
The reliable and consistent temperature of this gas fired heated pool means Villa Ampelitis is also available to you in low season including Christmas, New Year, Easter and October half term. In low season you will particularly appreciate the Cyprus sun's rays which will pour into the pool room, and the house will be comfortable and cosy. Having central heating and a log fire, (that you can cook over) makes staying at Villa Ampelitis a totally unique experience in Cyprus. You can even ski at Troodos mountains, just over 1.5 hours’ drive, and come home and swim!
Paphos in one direction and Polis in the other provide banks, restaurants, shops and supermarkets.
2 persons: We offer 12% off the main house rates for 2 persons and for 2 adults + 2 children. 2 bedrooms (your choice) will be made up. Ignore the higher rate when booking, we will adjust it manually.
Studio Costings: 1 studio £50 per night, 2 studios £93 week. Hamper included. Studio costings will be added to your main house Booking Form.

Pool and house central heating “at cost” supplements To be pre-booked and paid in cash upon arrival. The owners have done their best to calculate these rates according to costs charged to them, i.e. non-profit. As we are adding a supplement for pool and house heating, the rental rates have been substantially reduced, giving you more choice to add on only what you require. June, July and August. Pool heating 26° C included (and house heating, but has never been required). Pool heating: 1 September – 31 May: 26° Celsius €20 per day, 28° Celsius €25 per day, 30° Celsius €30 per day. House heating: 1 September – 31 May 2 – 4 persons €20 day, 5 – 8 persons €30 day.

A really disabled friendly villa.!

I feel really awful because I should have left this review last year. I'm disabled and a full time wheelchair user. I always struggle with villas. I can't tell you how many times I've arrived at a place having previously been told that there afren't any steps, it's level access with an adapted shower to then find out that the photos don't tell the truth..! However, Villa Ampelitis is near perfect for someone like me. No holiday home is going to cater to every problem I have but this Villa is near perfect. Beginning with the doors which are plenty wide enough. My wheelchair went through them with ease. The whole of the ground floor has glass doors which all open making getting around so easy. There are various options regarding toilets and showers. You can adapt these to suit your requirements. Nicole and Nikos will supply grab rails, shower chairs etc. There is a pool hoist..! If you're used to swimming and using a hoist then you'll know that they are not the most dignified of things but once you're over that it's a dream being able to get in and out of the pool without any issues. The bedroom downstairs can take a wheelchair if the room is set up as two single beds rather than one double. This is a shame as myself and my partner had to sleep separately. We didn't want our young daughter sleeping upstairs on her own so he slept upstairs and she slept with me in the other single bed. You may have gathered that the upstairs is inaccessible if you can't walk. There isn't a through floor lift. As I said at the start, nowhere will ever be 100% perfect and not being able to share a room with my partner or get upstairs was a downfall. However, it isn't a game changer as everything else is so good. The whole of the ground floor IS accessible. The verandas/patios are flat and there really aren't any steps or lips on the floor to worry about. The only thing I mentioned to Nicole on leaving was that it would be better to have a portable frame around the toilet instead of handrails that relied on suction. The frame could be removed when not needed and I'm sure they would make it available if you wanted it. All in all, a near perfect villa. There was a normal hoist available to me if necessary and Nicole and Nikos were attentive and available when you needed them, also providing great value car hire. Thank you both, it was a great holiday and we will definitely be back. As a side note, and no reflection on the owners, if someone ever designs a sunbed that is specially made for disabled people, so that I can tan my back, I'll buy one for my next holiday at Villa Ampelitis :)))

Memorable Christmas at Villa Ampelitis with a heated pool and snow at Troodos mountains

Hi Irene, We have been so busy at work that I have not had a chance to say how fantastic Nicos and the villa Ampelitis was at Christmas. They had thought of everything to make the villa home from home. The log fire was a real must as it was quite cold at night and even during the day we had the log fire on everyday and we all sat around it warming through. The hamper was perfect and they even gave Les a bottle of champagne for his 84 birthday that was such a lovely thing to do. The layout of the villa work so well and as you know we have pencilled in a date for Aug 2019 if it is ok with you can I leave it until next month to fill out the booking form and pay the deposit as Christmas is catching up with bank account I guess it was all those meze !!!. I cannot say thank you enough for your help and advice had we not had the log fire and central heating our old friends would of suffered. When it snowed on Christmas day we went up to the Troodos Village and had snow ball fights and sledging which was great but Les and Val could not manage the cold so stayed at the villa they used the swimming pool as a reading room with the sun pouring into the pool room they loved it. Booking the cars with Nicos worked really well but I did feel bad when our flight was delayed by nearly 4 hours he would not of got home until past midnight !. Speak soon re 2019! Bruce and Karen

Stunning villa. Everything you could need and within walking distance to the small town. Very Cypriot - lovey. You need a car but Sundance can sort that for you and there are local accessible wineries near by that offer amazing things - ask Irene! Loved our stay here, the BBQ is beyond fab and the whole place is just so relaxing. Excellent for wheelchair users, although the drive/pathway from the house to the road is very steep (the "only" bit that might be an issue). Fruit and veg in abundance (cherries; mmmmm) and plenty of space if there are more than one couple/family. Cannot praise it highly enough!

The pictures and videos don't do justice to this wonderful villa. Set high up into the Troodos hills the views and peace are amazing. Grand design and excellent 5* facilities means we will be looking to return in the near future for sure. Thank you for an excellent holiday. The Villa Ampilitis is like paradise. The views are stunning. The service from Irene , Nikos and Nicole was exceptional. Our granddaughters enjoyed the pool, fruit and veg picking, They especially loved the lizards. The people in the village are very friendly. The local coffee shop that we visited was local life at its best. They made us very welcome. Near the coffee shop is a childrens play area and if you go early evening you can watch the bats flying about. It was a shame that the restaurant near the coffee shop was closed for refurbishment as we would have like to have had a place to eat that was within walking distance. You will need a car. Although there is a limited bus service to Paphos, which is air conditioned and travels through some lovely local villages. We ate at the Spring of Life on the main road to Paphos and the steak was mouth watering. We would recommend this villa it is secluded and quiet and there are no neighbors. Also look out for the goat herder the children love the goats. Can we also recommend the family boat trip in Paphos harbour it was an excellent day. Thank you Barry, Janet and family

Hello Nicole and Irene, We had to write and thank you for the lovely holiday we had at Ampelitis Villa in September. Your house was immaculate and the welcome pack admirable. We loved the pool - I swam at least four times everyday and came home 3.5 lbs lighter! It was very quiet and comfortable. The window screens were a great idea though we didn't see any mosquitoes. The visit you arranged to the vineyard for the lunchtime meze was not to be missed. The Persephone wine was delicious. Nicos' car was a necessity and I became adept at driving into Paphos for the supermarket. The roads were unbelievably quiet with lovely road surfaces. This was our first self catering holiday since my husband's stroke and we appreciated the help you gave us. Ian particularly liked sitting in what he called the matchbox. We have told our daughters about your lovely villa and you could be hearing from them. Once again please accept our thanks.

Hi Irene Sorry for the delay but once you get back to work time passes so quickly. We would like to thank you for a most enjoyable holiday based at your house in Cyprus. It’s difficult to imagine what to expect when you are looking at photos in a brochure or online but I can say your house lives up to the impression you get from them. The space is by far one of the best features and the quality of the furnishings does make you feel almost at home. For us the pool was a big attraction and we certainly made good use of it, as you saw Adam is a very energetic young boy but being fully dependant on a wheelchair, it’s sometimes difficult to allow him to do the things we all take for granted. For me the climate was just about right and during evenings we loved to sit out, enjoy our meal and drink our wine with beautiful views. We would highly recommend your house to anyone looking for good quality, peace and tranquillity, excellent views and a pool to die for.

First villa holiday - won't be the last!

Six of us went for my husband's 40th birthday and we were thrilled with everything about it. The owners, Nikos and Nicole, have thought about absolutely everything and, bar a pair of binoculars which would have been useful, nothing is left wanting. The villa is stunning - the pictures do not do it justice really and this review would go on for quite a while were I to list everything good about it. Suffice to say, it was our first villa holiday but it won't be our last. We rented a car from Nikos (necessary I'd say) and we managed to tear ourselves away from the pool and sunbathing decks to explore a little. As a wheelchair user, my husband was very impressed. Only the upstairs was out of bounds but, as there are two wheel in shower rooms and a double bedroom downstairs, he hardly suffered. It was great to see him wheel about without any impediments. The booking process was marvellous too, and Irene forwarded tons of very useful information to do with the surroundings and places to go. I would not hesitate to book this villa, or another with Sundance and I've already recommended it to several family members who generally go away as a group of ten and six. Six VERY happy customers x

Hi Irene We all had a lovely time and the villa was absolutely beautiful. I can't believe how spacious it was especially with 15 people staying. There were so many different areas and plenty of chairs and loungers to sit on. We met Nicos and he was very helpful. The play station and dvd player was great for the kids when they eventually came out the pool. The pool was fantastic, we did have to get Nicos to raise the temperature for my mum who is disabled and she doesn't get about as quick as normal but she did go in a few times. The villa and studios were lovely and clean, there was plenty of crockery etc. We used the internet cafe to check in on-line the day before we went back so that was very useful. My family went to the nearest village restaurant twice and had grilled chicken the first time which was very nice and the second time just with my husband had the meze which we have always wanted to experience but with children couldn't before, and that was interesting trying to guess what they were going to serve up next! We went to several beaches and Adonis falls - that drive was a bit scary. All in all a fantastic holiday, beautiful spacious villa and will definitely recommend it. Best wishes, Carol P and family

Hi Irene Repeat visit to Villa Ampelitis Good holiday again in this lovely country, villa and swimming pool very good, and Nick and Nicole were as helpful and friendly as ever. Our friends were very impressed with Cyprus and especially the villa and may also return next year. • As always the local Kolios Winery Meze Meal – Great views, wine, food, service, and good value for money. • Numerous restaurants including: Moustakallis Tavern – Polis, Farm Yard – Kathikas. • The peace and tranquillity, lovely countryside, and warm climate made for a very relaxing holiday. • Uncongested roads, most of the time we felt like the only car on the road – Great feeling. • Really friendly population of Cyprus again is another very good reason for returning. This was our 6th visit to Cyprus and hopefully we will be returning again in the very near future. Once again our thanks go to Nick and Nicole (and yourself) for making our stay a pleasurable one and letting us use their lovely unique villa and also to Nick for supplying the 4x4 vehicle which has proved to be very reliable.

Magnificent! Holiday under a thousand stars

Dear Irene The villa Ampelitis was magnificent. We adored the garden and the scenery. Nicole and Nicos were very friendly and helpful. Our kids had a great time swimming and playing around. We loved the cool nights with a thousand stars above. So it was perfect, and we were told that next year Nicole and Nicos plan to add WIFI so this gets even better. Also, we had an extraordinary experience of wine tasting at Makkas in the village with Andreas. We came by without coordinating. He invited us in, and explained about every wine, and we tasted them all. We spend almost two hours there and had a wonderful conversation. He is a special and generous man, so friendly and welcoming. We recommend a visit to everyone who's into local wines. Also, Anfi, at Pericles, was so nice. We went there once for lunch and asked her about some dishes we wanted to try. She actually suggested to prepare them for us and we returned to eat there again, this time being served with our special requests! The village taverna was also a nice surprise. Dear Irene and Nicole, Now that my parents have settled back home and got used to the rushed and pressured environment compared to Villa Ampelitis where they have been the last ten days, I was able to see some photos and hear how it all was. They came back full of excitement from a place where they felt so relaxed and 'away'. The villa was fabulous; it had everything in it for a completely relaxing getaway. The owners did their best to explain everything and accommodate their guests in their best possible manner. The villa, the pool, the surroundings were all outstanding and something which would be very hard to even compete with anywhere else. They have been all around and this was one of their most relaxing holidays. I can only thank both Irene and Nicole for the very smooth transaction and ultimately a very beautiful relaxing break my parents had. I hope one day I will have the opportunity to rebook your villa! Villa Ampelitis was up there at the top of our list

Dear Irene, The villa was all that we wanted and a lot more, we had a fantastic week. Nick meeting us at the airport with our car (CY Breeze) took all the stress out of having to find the hire car bus/get to the depot/sort out the hire car and find the villa, we just got in the car and followed him to the villa and sorted the paperwork out there. Nick and Nicole couldn't do enough for us, even to the point that it was my husband's birthday the Saturday after we arrived and they gave him a present - it was so nice of them to do that and it was the last thing my husband expected. The villa has so much space that there was more than enough room for our party of 6 plus the extra people (5 friends living in Cyprus) we had over for the evening. There is everything you could want in the kitchen, so cooking for 11 people was a breeze. The central heating and open fire was a god send, as the weather was not very good, as was the in-door heated pool - to be in the heated pool in February, when it was cold and raining outside was great. My husband and I always have villa holidays as he spends so much time in hotels with his job, staying in hotels are not a holiday for him and we both agree that Villa Ampelitis was up there at the top of our list and we would like to go back in the summer time, just us two.... A wonderful place to start the New Year. We enjoyed the excellent facilities and the spacious feel. The kids loved the swimming pool (and so did we). Nick and Nicole were excellent at communicating with us and in responding to our queries. Their notes about the area were very helpful and informative. Easy and stress free, and spoilt with the indoor private pool in March

Dear Irene, Villa Ampelitis was just the thing we wanted, well out the way of the tourist areas but also only a short drive to Paphos. We were very spoilt with the in-door pool, especially this time of the year (March). I can only imagine what it must be like mid summer with all the doors open, with that spectacular view. Nick greeted us at the airport where upon he gave us our car for the few days (CY Breeze). We followed him to the Villa, it couldn't have been easier, and he could not have been any more helpful. He even asked if we needed anything from the shops! I was pleasantly surprised when the small shop down the road took chip and pin, something even major countries haven't yet grasped. We have had a fantastic week in a wonderful property and were really "living" here - the children mainly in the pool! The fireplace was much enjoyed, appreciated and working very well. Nicole and Nick gave us very useful information and special local info. such as the ceremony at the harbour on 6th of January (Ta Fota) which we attended, and have been very helpful in arranging our online check-in for our flight back to Frankfurt. I had the most tasteful parsley here and the butcher in the village has got fantastic lamb chops. The fantastic hospitality of the Cypriots made our stay a really special one and we got by very well on foot along with the little shopping dictionary in the villa folder. Tips for winter: Visit Coral Bay it’s lovely and quiet in winter months. Bring firewood inside one day in advance in order to dry it). Thank you very much for a fantastic holiday. Here is a copy of my Trip Advisor Review: Trip Advisor October 2015 Ampelitis villa was about 25 minutes drive, up in the hills from Paphos airport. It was immaculate with every imaginable electrical kitchen appliance you could think of. The kitchen is very modern and very well equipped. Fly screens on bedroom windows and doors. There is British TV on the large screen TV. The pool is indoors but you can open all the doors to outside sitting area. There is a hoist available should it be required. A car is imperative. The village mini market is quite difficult to find. There is a supermarket on the outskirts of Paphos, about 20 minutes away. Down the hill and turn right. Nicole and Nicos couldn't be more helpful, they are on the end of the telephone. I would recommend the villa for a family. It is quite isolated and very quiet. If you want peace you will find it here. 10 points out of 10 for Ease of booking, Directions to the property, Key pickup/access to the property, Overall condition, Quality of bedding/mattresses, Kitchen/utensils quality, Cleanliness of bathroom, Quality of facilities/amenities, Service. Hi Irene, Thank you. We had a lovely holiday at Villa Ampelitis, the handicap equipment and the warm indoor pool was great for us and we do consider coming back there next year. We really appreciate the tranquillity that Villa Ampelitis offers, we are so tired of the usual tourist resorts. Nicole was really helpful. She even organized a masseur who came to the Villa and did great massage on me and my mother. We found the local winery Makkas in the village. We just showed up there and they were really kind and helpful, they invited us in, me and my mother with wheelchairs and all, and showed us a little how they work and explained the process of how they make the wine, we also got to taste all the wines, really nice. The owners Nikos and Nicole had thought of everything possible from the kitchen to children's toys, and even took the time to explain how everything worked when we arrived. I can honestly say Irene that Ampelitis Inn was by far the best villa I have ever stayed in, it was stunning! As you were aware Lucy and I got married out there and I wanted to organise a few surprises for Lucy when we arrived at Ampelitis, which Nicole happily organised from start to finish, which I couldn't thank her enough for, she was fantastic. Nicole stayed in constant contact via email and beyond my expectations to ensure everything was perfect. In short it was the best holiday we ever had and we plan to go back this summer if finances allows us. I will always use Sundance Villas and Nicole I will always be indebted to, as she made the finishing touches to my wedding perfect. Pool temperature of 26' is easily warm enough for swimming lengths

I stayed here end of November/beginning December in order to take some new photos, so I had the opportunity to try out the different temperatures of the pool and the fireplace, and test the villa out for a winter stay. Pool temperature of 26' is easily warm enough for swimming, and 30' is more like a jacuzzi temperature so I would recommend this for young children or anyone with limited movement etc. I often get asked "What is the weather like in Cyprus in winter?" and I had quite a mix, most days were sunny, so we were able to get the photos, and we had about 3 days nonstop rain in the middle. The terrace by the pool is a suntrap and the sea views are lovely from here. I particularly enjoyed swimming in the warm pool whilst watching the sun turn red and set into the sea. I have stayed in many properties in Cyprus in winter over the years, and being accustomed to central heating (warm bathrooms etc) in UK, this was the cosiest. A fantastic stay, very relaxing and peaceful.
