This beautiful villa is located within a quiet relaxing cul-de-sac away from noisy busy roads and yet is centrally positioned to have you into the busy high street of Protaras by bus or car within minutes. It also has bars, shops and fabulous restaurants all within easy walking distance. The living/dining/kitchen area is spacious and open plan with patio doors leading to a large veranda and private pool for sole use of guests. There is a large barbecue area and beautiful outdoor living area. Offers excellent facilities including free, unlimited WiFi, TV and PlayStation. This villa is ideal for families or couples and is a perfect base for a perfect holiday in the exclusive Kapparis area.

We have returned to this location every year for the last 10 years. This is the best villa by far for size location and comfort. No car needed as everything is a short walk away. This location is unspoilt and a good selection of secluded beach/coves, bars/restaurants & supermarkets. Famagusta not being too far for a day trip well worth doing. The villa was clean, comfortable beds, the pool was a good size and plenty of outdoor space and everything you need is there. Like being home from home. If your considering booking, do it. The owner is very helpful and has been brilliant to communicate with.
Great location, lovely property
By Hayley on 10-Aug-2025We are a family of 5. The property was cleaned to a good standard which is one of the most important things for us. The property was spacious. Bed were comfortable. Plenty of wardrobe space. The outdoor space was perfect, good quality furniture which makes a difference. The pool was cleaned twice a week. Location: again perfect! The beach is a short walk from the villa with a restaurant and bar. On the main road near the villa there are plenty of good restaurants and bars. We had a car so we explored everywhere, Protaras main strip is 10min away by car. But there are also mini strips if you turn off to the left from the the main road on the way to protaras which also had some nice restaurants. There are plenty of beaches along the coast with restaurants. Most have good facilities also. Communication from Sharon was excellent. If you thinking of booking do it! Fantastic place to stay and easy to find from the airport. I would also highly recommend Thrasos car hire good prices no hidden costs and greeted us at the airport much easier the the main companies and a great price.
The villa was everything and more!

From the inital contact until the holiday and even during, no matter how big or small my question - you answered it all. The villa was everything and more. It blew me away. Everything i needed was there. The villa was immaculately clean on arrival and special thanks to Kerry (who i thought was such a lovely lady) when she paid a visit midway. All the shops, restaurants, beaches were as you described within a short walk away. Zorbas was a favourite of ours. The people of kapparis are so friendly. I have fallen in love. I honestly can not thank you enough for everything and i cant wait to get on the diary to plan my next visit! Once again - thank you L
Beautiful villa in a fantastic location
By Harvey on 22-Aug-2023Very well equipped villa in a stunning location, close to local beaches and a great selection of restaurants to suit every budget. Lovely private pool and beautiful cove at the bottom with its amazing bar where we spent many of our evenings watching perfect sunsets. Cannot wait to return.
The Perfect Stay!
By Jack on 15-Jun-2023We have just got back from an amazing stay in this beautiful villa. The villa was perfect with everything you could possibly need. From the generously sized pool to the modern outdoor seating, we arrived to a spotless villa and it was very evident this villa is very well kept, with every appliance you could need! We couldn’t have asked for anything better. The location of the villa was perfect, in a quiet, peaceful cul de sac 2 minutes walk to the beach at the bottom of the road, whilst there were also plenty of supermarkets/a bakery we LOVED no more than a 5 minute walk from the villa. Protaras and Ayia Napa were within 10/15 minute drives from the villa which we enjoyed going out to on a night as they were so easy to get to. The owner was amazing and stayed in touch with us throughout the whole process. We could not recommend this villa any more. We will be making this our new family holiday every year as we loved it that much. Thankyou once again for letting us stay at your lovely villa.
Lovely modern villa
By Jim M. on 13-Sep-2016Excellent villa everything you could need. Villa was modern and well kept clean and tidy. Good size pool and outdoor seating areas as well as shaded area for when the heat gets too much. We were a family of 3 adults and 1 child and suited all our needs. The villa is situated within walking distance of bars restaurants and supermarkets where you can get all your needs but is fairly quite,if you like abit of entertainment, other resorts are near for that if you require it and a taxis ride of 10 minutes you are there for about 10. When using taxis if you mention you are staying in blue water they find you easily. The owner of the villa kept in contact while booking and during and after our holiday we had no issues. All in all we had a fabulous holiday and we would recommend to others and we hope to return.
