Atlantis Villa, Sea Views, in Pernera near Protaras, - Set in A Quiet Cul-De-Sac . Private Pool Just 5 Minutes' Walk To The Beach!This extremely large contemporary Villa is part of a small exclusive development in a private cul-de-sac. Unlimited WIFI and UK TV and Sky/Netflix. Just 100 meters from the crystal-clear Mediterranean Sea, great for watching boats pass and there is direct access to a sandy beach, Just a 5 minutes walk! The breath taking uninterrupted panoramic sea views can be enjoyed from all rooms. Furnished to an exceptionally high standard, air conditioned throughout the Villa offers a spacious open plan design, Patio Doors Lead onto the private pool with a Sun Terrace with direct access to the sea. It has ample sun beds, a bamboo day bed, outside sofas, hammocks for you to enjoy the views and relax outside in the sun. The BBQ area has a large dining table and chairs with a choice of Gas or charcoal BBQ Comfy sofas to relax outdoors. The private pool is illuminated great for when you want to take a midnight dip. There is a 42-inch Plasma TV, with satellite DVD , Speaker with AUX cable. There is an Xbox player with games for the kids and flat screen TVs in all the bedrooms with Netflix installed. What makes this villa unique!
The views are the best feature, there are sea views from all the rooms, downstairs and upstairs when you look out of the landing window its as if you are on a ship, all you can see is the turquoise Mediterranean!
The outside space is large, so there is plenty of sunbathing space, even with all the loungers, sofas, hammock and massive daybed, and outside dining table and chairs it is still not cramped. There is direct access to the sea from the Terrace.
The living area is very spacious, we did not want to put another bedroom downstairs as we wanted to keep the open plan feel, we often have two families staying at the villa as a group and they all say how nice it is to have their own space
The teenagers and kids love the den upstairs they can watch movies or play the Xbox or just chill and not have to put up with the parents!
The location is great, there are many bars and restaurants within walking distance. There is a regular bus service that is 1.50 euro if you don't want to drive. There is direct access to the nice sandy shallow beach. This has been designated a a conservation area so great for snorkelling and spotting fish and clear blue sea to swim in.

By Jason on 24-Oct-2025We had a fantastic stay at Villa Atlantis , it really has got everything that you need in a great location. Villa is spacious and well equipped, with lovely pool area and stunning views. Walk across the field the sea is just there! With 2-3 beaches either side only 5mins walk away. There are shops and a few bars walking distance and the best bakery only 15mins walk away. We ate at La cultura de gusta in Pernera which was fantastic, definitely go there and only 10mins drive away. I would recommend this villa to anyone, you will have a great time!

Fabulous villa and great location
By Xeno on 02-Aug-2025We had a truly wonderful stay at Villa Atlantis! The setting is absolutely fantastic - spacious, with a lovely garden and pool with uninterrupted views of the sea. The house is very well equipped with everything you could need. Sue was a pleasure to deal with - very warm, friendly and always ready with helpful information, making our stay even more enjoyable.

5* Villa!!
By Karler on 17-Jul-2025From the moment we booked this villa, the owners were incredibly helpful. Giving us so much information about car hire, restaurants locally, supermarkets, local beaches and everything you would need to know about the surroundings of this villa. On arrival, we were blown away by how incredibly stunning this villa was and the setting itself. The sea views will take your breath away. The villa is catered for everyone and is so beautifully set up. There is everything you need provided, (it’s literally home from home). We were even given a small welcome pack on arrival, which included some essentials to start you of, which was perfect as we arrived late in the evening. The attention to detail was amazing, the only thing you had to worry about was having the best time. You literally couldn’t ask for more from this villa. We had Ingrida come and see us on our first day to make sure we had all that we needed and to answer any questions we had, she kindly left her details so we could call anytime if we needed. The rest of the team were super friendly too, the pool man, maintenance, and linin/towel lady who kindly changed these for us after our first week. This villa literally is perfect, you have the beach on your back doorstep, (accessible from the back gate and just a small stroll), a local supermarket, family run bar and a bus stop only a short stroll at the front. We often went to “The CottageHouse Pub” for a few drinks before catching the bus opposite to Pernera or Protaras, but we also enjoyed some wonderful nights at the villa, dining alfresco and enjoying the incredible view! The pool was a great size and so welcomed on super hot days, but to be honest you always had an amazing sea breeze!!! There is so much information left for you about where to go, what to do in a useful folder provided by the owners and also recommendations from previous holiday makers which we found super helpful. All in all 10 out of 10. If I could give a 10 star for this villa, I would…it’s perfect in every way!!

Fabulous Villa in Great Location
By Nicki and Family on 08-May-2025We stayed from 8th-15th May. We came as a family 5 adults and 1 toddler. From the moment we set foot in the villa we fell in love with it. Absolutely spotless. Sue and Lance have thought of everything to make it like a home from home. The pool area was very spacious with the choice of two bbqs altho we only used the charcoal. The pool was spotless and adequate for a relaxing swim. Surroundings were beautiful with added bonus of a lemon tree with the hugest lemons ever seen. Inside the Aircon was amazing. The kitchen fully equiped. Just delightful everywhere. We were so impressed we booked a return in a few months. Thank you sue and Lance for sharing your home with us xxx

Fabulous Villa and Holiday!
By Al Rockett on 09-Oct-2024After holidaying in Protaras, Cyprus over the last 14yrs and staying in hotels, we decided to try a Villa and are so glad we did and chose Atlantis Villa. From the initial booking the owner, Sue, was very friendly, helpful and approachable. She provided us with lots of information for getting to the villa (easy to follow - even as we landed in the dark, we found it with no issues) and also for whilst we were on holiday with recommendations on where to hire cars, shop and visit places. The Villa is in a perfect location, a nice quiet street with a 5 min walk to the sea (some beautiful beaches nearby) and a sea view from every room! We’re definitely missing the sea view now we’re home - we even had a sea view whilst showering… Everything you would need is supplied in the kitchen from fridge to washing machine and all the handy bits too - we had a picnic on the beach at Fig Tree Bay one day with ice packs and cool bag. Aswell as the nearby beaches, it’s great having yr own pool and plenty of fun/water fights were held with the grand children We’d recommend shopping at the local Metro Supermarket which has everything you’d need. We loved having a bbq at the villa with fresh meat & prawns from the fresh deli counters there. The buses into Pernera or Protaras are very regular (every 15 mins), cheap (€1.50) and only a 5 min walk to the bus stop from the Villa. Favourite places to eat were mainly at Protaras, Erato (meze), Sonja’s (fish & meze), Marcello’s (Italian) and Happy Days (variety of dishes). Overall, a fabulous holiday made all the better by stopping at Atlantis Villa, which was exactly as described in the details online. We wouldn’t hesitate to recommend the Villa and hope to return in the future….
Well Earned Break
By Andy on 19-Feb-2024The villa was just what I wanted for a well-earned break - a regular home from home. Ready prepared for my visit - clean and fresh - easy to get to, that fantastic view and all the kit I needed to take advantage of the local fruit and veg (and I still love having lemons to pick whenver I need one)! And an electric fruit juicer now too - even less work for me! From our super base - we sampled the local restaurants (Vassos in Ayia Napa harbour, Faliros in Kennedy Avenue and Soukris Souvlakia in Paralimini ("no plates" - really, go see), Blue Spice in Pernera and Tipsy O'Turtle for Sunday Lunch). Would go back to all again. We took a trip over to the North and had a cake and coffee at Tatli Hayat in Famagusta and went to the main market on market day - fantastic fruit and veg and so much more. Took a walk around the Ghost Town of Varosha - what an experience! Not sure how we packed all of that into one week - have to come for longer next time!
