Description
Meticulously renovated over more than 30 years by its owners, this beautiful Umbrian villa blends traditional character with modern comfort. Original vaulted ceilings, exposed beams and terracotta floors have been carefully preserved, while contemporary features include a large private swimming pool, fast and reliable WiFi, central heating, a dishwasher and washing machine.The house is set within its own private grounds and is entirely yours for the duration of your stay – there is no one else on site. Multiple terraces surround the house, offering dining tables for relaxed alfresco meals as well as comfortable seating areas for reading, socialising or simply taking in the views. The mature garden provides further places to sit and unwind, with a swing, benches and shaded spots among olive trees, cypresses, rosemary, lavender, roses and oleander, all framed by breathtaking countryside views.
The villa sleeps up to eight guests across four bedrooms: one king and one queen bedroom, both with ensuite bathrooms; one double bedroom; and one twin. There is also a large family bathroom finished in travertine marble with bath and shower. Two bedrooms have walk-in wardrobes, and all rooms offer generous storage.
Thanks to its thick stone walls and terracotta roof, the house remains naturally cool in summer and comfortably warm in winter, making air conditioning unnecessary. Fans are available if required.
The kitchen is very well equipped for keen cooks and makes the most of the region’s outstanding local produce. Facilities include an oven, hob, dishwasher, fridge, freezer, kettle, Nespresso machine and Magimix. We also provide basic essentials such as oils, vinegars, herbs, spices and sugar, so you don’t need to stock up from scratch on arrival.
Outside, the large, secluded swimming pool is for your sole use. The garden offers both sunny and shaded areas throughout the day, a large barbecue for outdoor cooking, and exceptional night skies once the lights are switched off. There is private parking immediately beside the house, as well as additional space on the surrounding grassy areas.
The WiFi is excellent and easily supports video calls, streaming and online gaming. There is a TV (no live TV service), a DVD player, and the option to connect your own devices. Families are very welcome: the house is well equipped for babies and young children, with two cots, a high chair and a changing mat, as well as toys, books and games left by our own children.
All amenities are just 4km away, including three excellent supermarkets, a twice-weekly market, and a wide choice of cafés, bars and restaurants for everything from morning cappuccinos to leisurely evening meals. The villa is ideally located for exploring both Umbria and Tuscany, with easy access to Perugia, Assisi, Florence, Siena, Cortona, Gubbio and many smaller villages. Lake Trasimeno offers beaches and boat trips, the River Tiber is nearby for canoeing, and there are wonderful walks straight from the house into the surrounding hills.
We are usually not on site, but our trusted housekeeper and gardener/general manager live just five minutes away and are available if needed. Having spent decades in the area, we are also very happy to share recommendations to help you make the most of your stay.

You most definitely need to hire a car as there is nothing within walking distance,but do many places to explore. We would definitely recommend this property and would book it again ourselves

The outside area is beautifully looked after and to sit by the pool with such a view was a treat. Anna was super helpful prior to check-in and the house was very well stocked with essentials for our trip.
