Villa Gelsi is a 200 year old farmhouse which we have completely restored to provide comfortable accommodation for up to 11 guests. It takes its name from the majestic mulberry trees that grace the grounds around the house, which is approached along a private track leading up a hillside and through a wooded archway formed by the trees of a small copse. The track ends in a large car park area to the north-eastern end of the house. The property is about 55 minutes drive from Ancona airport, and is situated in approximately 1.5 acres surrounded by farmed fields – some of which will be found glowing with sunflowers in July. Villa Gelsi is approached via a 'white’ road or ‘strada bianca' (i.e. not tarmac, but common in rural Italy), and is about a quarter of a mile from the nearest minor tarmac road. Complete privacy and tranquillity are just two of the delights of Villa Gelsi. The ground floor consists of an entrance hall leading to a dining room, which in turn leads into a large living room - complete with a preserved feeding trough! (the ground floor was originally home to farm animals). Off the living room is a smaller TV room with a 32" flat panel TV, satellite, DVD player, hi-fi unit with iPod/MP3 connection, and a double sofa-bed. Free WiFi is now available within the house. Also on the ground floor are a large kitchen with fridge/freezer, electric oven, gas hob, double sink, and dishwasher; and a shower room with wash basin and toilet, which doubles a laundry room - a common feature in Italian country houses. Full laundry facilities include a sink, automatic washing machine, ironing board and iron. The main bathroom on the first floor has a shower, wash basin, roll-top cast iron bath, toilet and bidet. All the showers have thermostatically controlled mixer taps. Also on the first floor is a second living room with hi-fi unit and iPod/MP3 connection, a double bedroom with king-sized four-poster bed (bedroom 1), a twin-bedded room (bedroom 2), a second double room with a king-sized bed, a dressing room with an additional single daybed, and an en-suite bathroom (bedroom 3). Finally, there’s another twin-bedded room (bedroom 4). All the bedrooms are air-conditioned and have commanding views over the local countryside. The house is equipped with double sets of bed linen and towels, plus a supply of additional towels for pool use (depending on the time of year). Outside there is a 12m x 6m pool with steps and a diving board at one end, and walk-in steps at the other end. A solar shower located by the pool provides ample hot water during the summer months. Suitable for children over 5. Air conditioning. No pets allowed. Private garden. Car essential.
As well as the quoted rental fees, we have some additional charges, mainly on a per person, per week basis, which we think is the fairest way to cover costs based on the number of guests. These charges are: Bed Linen (per person, per week) ......................................... £12.00 Towels (per person, per week) ................................................. £6.00 Pool Towels (per person, per week) ....................................... £4.00 Central heating per night (during winter months) ............. £10.00 House cleaning at the end of your booking .................... £120.00
Finally, we do ask for a security deposit of £250.00, which is usually fully refundable at the end of your booking (assuming no major damage or breakages!)

I just wanted to email to say what a wonderful time we had at Villa Gelsi last week. Your villa is beautiful and is in an absolutely stunning location. The icing on the cake was the weather which was fantastic. We could see the care and attention to detail that you have applied into making it a much loved home. One of the true pleasures for us were the incredible sunsets and sun rises that we witnessed across the week. I loved looking through your book of before and after renovation photos in the dining room of the villa, so could appreciate the hard work that has gone into making it the place it has become.

This is a rather belated thank you for a wonderful holiday in your villa. The whole family felt really sad as we drove away and my daughter and son in law have certainly had the 'return to work blues ' today!
We were extremely lazy and settled into a routine of swimming, eating, resting and family games! Lots of fantastic memories and photos .

Driving up the road and seeing this amazing house surrounded by trees and an amazing view you know that your holiday has started. Totally surprised by the size of the house and seeing all the passion, love and care with which the house was restored and decorated you immediately feel at home.
It’s not a house but a dream villa that made us think about the change we need to make in our lives to be able to have those moments of pure relaxation more frequently. A life changing week of which we would gratefully thank you.
