Description

San Mamiliano is a tiny medieval hamlet in the breathtaking Valnerina area of southern Umbria, far off the beaten tourist track, yet within easy reach of the main sites, such as Assisi, Perugia, Todi and Lake Trasimeno, scene of the great battle between Hannibal and the Roman Army during the Punic Wars. The property has an unusually large swimming pool, but is also a perfect base in other seasons, for walking, horse riding, exploring abandoned villages, discovering wild orchids and tasting local wines and olive oil.
Holiday rental is available of part of a typical Umbrian 'casale', a splendid villa which probably dates back to the 16th century, and possibly much further. The accommodation for rent comprises a self-catering apartment called La Loggia, restored to a very high standard. The upper part of the house is our much loved holiday home, where we spend weekends and part of the summer. The house is set in its own extensive grounds, just outside the village. Guests have the use of all the grounds. The property has an unusually large swimming pool, with stunning views over the surrounding hills and valleys. This is shared with us, but we are very discreet so peace and privacy are never compromised. There is also has an outdoor pizza oven by the pool, which makes really excellent pizza, as well as bread and slow cooked food overnight.

With its original stone walls, beamed ceilings and terracotta floors, La Loggia is a very appealing place to spend a holiday, and great care has been taken in its restoration. The living room is part of the ancient foundations of the house, with a lovely divan literally gouged out of the rock and scattered with cushions. The kitchen has all modern appliances, including dishwasher and washing machine, but retains plenty of original features and is furnished in traditional style. The master bedroom is a lovely airy room with a four-poster bed and beautiful hand painted furniture. It has restful views out across the hills and valleys. The second bedroom, a twin (which can become a double), is light and attractive, with French windows which open on to similar views. The bathroom is large and inviting, with original stone walls and hand painted tiles around the separate bathtub and shower unit. Outside, a pretty terrace overlooking the pool offers the perfect place for breakfast, lunch or a pre-dinner drink.

This beautiful and unspoilt corner of Umbria has something to offer all year round. You can roast chestnuts by the fire in Autumn, eat new olive oil (and watch it being made) on bruschetta in Winter, pick wild asparagus from the hillsides in Spring and have barbecues round the pool in Summer (lit for night-time swims). The stars are exceptional, with a good chance of seeing shooting stars in Summer. A pair of kites nesting in the craggy valley of the Valnerina have been spotted from the deck of the pool on many occasions.

San Mamiliano is tucked away in a hidden corner of Umbria. Here, you won't find coachloads of tourists. Nor will you find yourself sitting next to other holidaymakers when you eat out at the excellent country trattorias, of which there are a number within easy reach. There are spectacular walks and horse riding, tennis, canoeing and white water rafting (including some descents suitable for children) all available nearby. There are also many little known local treasures, which the owners will be glad to point out. These include the highest waterfalls in Europe, an exquisite 7th century frescoed abbey, the well preserved ancient Roman settlement of Carsulae and several abandoned hilltop villages, which can be reached on foot and are idyllic spots for a picnic.

San Mamiliano is the perfect place for a family holiday, and children will receive an especially warm welcome. But it is also a very romantic setting, and an ideal place to chill out and de-stress. When Italian-English owners Mario and Clare are in residence, we do our best to give guests all the space and privacy they want. But we are also happy to help out in any way, by pointing out special places to visit, booking trattorias or advising on the best places to buy good local products such as olive oil and truffles. Clare will be happy to take guests horse-riding on the beautiful mountains nearby, while Mario is always pleased to chat about one his favourite subjects -- wine. Although the pool is shared, it is an unusually large one, with plenty of room in and out of the water. Many of our guests return year after year.

What a lovely place!!

By Veronique Charriere on 28-Jun-2025

The house is beautiful, walls lovely and thick guaranteeing cool. The pool is great with views over the stunning valley . We went to a couple of great local restaurants recommended by Clare and Mario. They were really kind and helpful. We also went for a lovely evening in Spoleto. We loved visiting the Abbazia San Pietro in Valle, near Ferentillo.. In June the wild flowers and butterflies were spectacular. With a glass of lovely local wine, the lovely view, the birdsong, happy humming from the bees and heavenly scent as you walk over the wild marjoram this is a feast for all the senses!! For nature lovers look out for the hoopooes.. We had a fantastic time. If you want a dreamy peaceful holiday come here! I will come back!

Best kept secret in Umbria

By David Nicholson on 26-Jul-2025

Best kept secret in Umbria We have visited twice, and still believe that this little gem is the best kept secret in Umbria. The house is part of the oldest inhabited village in Umbria, and totally unspoiled. Stunning views down through the mountains, super walks, and clean crisp air. Only minutes from the main highways, and further exploration of the beautiful surrounding region. Plenty of good eateries in the surrounding towns and villages, and good local wines make for an enjoyable, relaxing holiday. In summer it's hard to beat just relaxing around the large pool, and vine covered outdoor eating area!

Absolute gem

By Bernadette Morray on 08-Aug-2024

San Mamiliano is a truly magical place, tucked away and surrounded by breathtaking views yet close enough to the numerous fascinating places to visit. We were completely charmed by its beauty and tranquility. The accommodation is extremely comfortable, well equipped and is delightfully furnished with understated elegance. Clare and Mario were the perfect hosts and could not have made us feel more welcome. They provided expert guidance and warm hospitality but were brilliant at observing our privacy and allowing us complete relaxation. The grounds and pool were beautiful and the perfect place to unwind on a warm summers day. We could not recommend it highly enough.

Secluded with fabulous mountain views

By Sue and Glenn Barnes on 12-Jul-2025

A beautiful stone character house, tucked into the Umbrian hills. Divine views, from every window and hectares of land surrounding with wild flowers, natural landscape and privacy. A superb 14th century village a few doors from here, total population 14 people delights with the church bells ringing on the hour. Magical! There are fireplaces for the cool winters but a fabulous pool for the summers. Two apartments give space for four couples or more and two kitchens, if required are perfect for the keen chef. We ate at several local trattorias and osterias for not only super food but excellent prices. There are many varied ristorante to choose from. A memorable stay, a true Italian style villa with comfort, charm and character and unforgettable views!

An ideal place to chill out and enjoy the stunning scenery

By Cari Aplin on 30-May-2025

This was my first visit to San Mamiliano and I absolutely loved it. It is the ideal place to chill out and enjoy the stunning scenery. Although hidden away up winding country lanes it is close to good local restaurants and Spoleto. The sound of birdsong is wonderful, the views breathtaking and there were so many beautiful butterflies in the pretty garden. The villa itself is spacious, comfortable and full of rural charm. Clare and Mario are the perfect hosts and ensured that all our needs were taken care of. I definitely want to visit again!

Our best ever family holiday

By John Markson on 13-Sep-2024

I stayed here with my family for a memorable week in September. Everyone agreed it was one of the best holidays we have ever had. The property is beautiful, the views are quite stunning and the pool is a really lovely one. Cooking pizza in the poolside pizza oven was a lot of fun. The hosts are very helpful and the atmosphere extremely friendly . We shall be coming back this year.
