5 bedrooms, 5 bathrooms, lovely pool & gardens, max 8 people, children 12yrs+Surrounded by lovely gardens in 33 hectares (79 acres) of unspoilt, peaceful and private woodland, olive groves and farmland, a beautifully restored spacious & luxurious old farmhouse in a dramatic position on a south facing hillside with spectacular views of the Val d'Orcia, now an UNESCO World Heritage site. The house it has been designated as an Historical and Artistic Asset (Beni Storico Artistico) by the town hall (Comune) and is finished to a very high standard with hand-made terracotta tiled floors, antique furniture, a super large kitchen and other modern comforts including underfloor heating and cooling systems (extra cost), and well-appointed bathrooms with excellent showers. The windows have integral insect screens. Meals can be enjoyed outside relaxing in beautiful settings including the two courtyards and there are lots of quiet places to sit and read. The 6 x 12 m pool with electric cover is surrounded by travertine paving with plenty of space for teak sunbeds under large sunshades. Pool heating is available (extra cost) For the energetic there is table tennis. Pool maintenance and house cleaning on 5 days per week plus Saturdays are included. Free Wi-Fi, fibre optic high speed broadband internet included in rent.

Large sitting room with open fireplace & doors to courtyard from which steps lead to garden and pool area. Dining room with table seating up to 14 & doors to second courtyard. Large extremely well-equipped kitchen with 2 full-sized ovens, combination microwave oven, large 5 ring induction hob, double sink, vegetable preparation sink, dishwasher, electric espresso machine & food processor. TV room with 65 inch OLED wall mounted TV. Sonos wireless sound system. Laundry room with washing machine & drying area. Cloakroom with WC & basin.
First floor: 5 bedrooms, all with ceiling fans: 3 bedrooms with large double beds (160 x 200 cm), 1 bedroom with 2 single beds and 1 single bedroom with a double bed. 5 bathrooms: 4 are en-suite, 3 with showers, 1 with bath & 1 with bath & separate shower. Second sitting room / loggia with wood burning stove.
The underfloor cooling system can also cool the house in the summer (extra cost). Windows are double glazed with integral insect screens.
The house has been completely restored, rescuing it from dereliction & near collapse. Situated in 25 hectares of its own secluded land which includes woodland, a 600 tree olive grove & open fields, there is an abundance of wildlife. You may see wild boar, porcupines, hares & deer, and the numerous birds include large birds of prey. The land has not been farmed and so there are masses of wild flowers. Terraced landscaped gardens lead down to the heated pool (approx 1.2 - 1.5m deep), which has an electric cover. There is plenty of flat space for games and table tennis and there are lots of quiet and secluded spots to sit and read or chat over a glass of wine while looking out at the sweeping views of the Val d'Orcia. The ancient brick-lined wood oven has also been restored. The house is at the end of a 2.5 km (1.5 miles) dirt road (strada bianca) maintained in good condition and there is plenty of space for parking.
Location: Pienza and Montepulciano are world famous perfect Renaissance towns, with a good range of shops for food, wine, cheese and other supplies as well as artisan shops and workshops and excellent restaurants and bars. The Val d'Orcia is unspoilt and much less developed than some other parts of Tuscany and its UNESCO World Heritage status ensures that it is protected from future development. Monticchiello, Montefollonico, Castelmuzio, Bagno Vignoni and San Quirico are only some examples of lovely little nearby towns and villages with excellent restaurants. Wine lovers can visit Montalcino and Montepulciano, those needing pampering can chill out at thermal baths in Bagno Vignoni or Bagni San Filippo, while Siena and Florence are easily accessible. The large kitchen is well equipped and has plenty of space for communal cooking and chatting. A maximum of 8 people may stay in the house including children over 12 years old.
Smoking in the house, parties and events are not permitted. There are two outside cats that live in the grounds and are not permitted in the house. Children under the age of 12 years are not accepted.

By Susan Clapp on 20-Nov-2025"We doubt it ever gets old for you driving past the olive grove, looking off to the right at the silhouette of Pienza, then off to the left where the trees frame the valley with Monte Amiata beyond before resting your eyes on the villa that you restored and the grounds you so richly landscaped. It sure didn’t for us, not for the 14 guests who joined us over the three weeks we stayed at Villa Luisa!! Our time here was memorable, not least for the happy hours spent browsing your library, making dinner in the incredibly well equipped kitchen, sharing tales of our daytime adventures in the hill towns and vineyards in front of the fireplace, and relaxing on the terrace after a ramble around your property in all its autumn splendour. My fourth stay in Tuscany

The location is perfect; the gardens are, if possible, even more beautiful; the pool as enticing as ever; and everything is maintained to the highest standards. Samuela continues to look after guests with kindness, helpfulness, and great good humour. Thelma and Louise were a hit all around, even with the assembled devoted dog lovers. Our stay in Tuscany
By Barbara Wall Lobosco on 28-Nov-2024Our stay at Villa Luisa was sublime.The setting is serene; indeed, it is one of the most beautiful locations in all of Tuscany. And yet it is proximate to both Pienza and Montepulciano, with numerous wineries and so many sights of interest available for daytime outings. The house is both lovely and comfortable, with every amenity at our fingertips. We delighted in a bottle of their own olive oil as well as use of the beautiful kitchen, patio and grill during our stay. They provided a wonderful guide to the local areas of interest, which we used extensively during our stay. John was wonderful to work with and made the logistics of rental easy and turnkey. Further, he was so kind to check in to make sure that we were comfortable after we arrived and always available if questions arose. We adored house manager Samuela, who patiently answered our questions about the history of the property and the area and who was always concerned about our comfort in the house. In addition, our morning coffee was often accompanied by delicious cornetto or bread that she brought with her from town. Everything about our stay was exquisite. We could not have asked for a more beautiful location, lovelier home or more terrific hosts for our stay!! "

A week in Tuscany
By Lynn Donnan on 18-May-2024Podere Terra Bianca is even more beautiful than the photos. The home and gardens are immaculately maintained, and the views are stunning. The home comfortably fitted our family of seven providing privacy to each couple while also having many areas to gather for meals, drinks, and activities. We enjoyed a wonderful in villa chef-prepared meal by John Carlo of Tuscan Chefs. Samuela, the house manager, coordinated the event with the chef and even set up badminton for us to enjoy while awaiting our meal. The secluded location combined with the proximity to the most picturesque towns in Tuscany make this a unique find. If you have stumbled across this gem of a villa in your search for accommodations, look no further. You have found perfection. We will be back and will recommend this place to others.
