Description
The house is set on the hills in front of the Apuan/Appenine mountains in Lunigiana in the Northern tip of Tuscany. Access is via a private road and the property is set in 3 hectares of land providing complete privacy. The land beyond is predominantly woodland. The house was built 15 years ago using traditional methods. The roofs are constructed using chestnut beams. The floors downstairs are stone and upstairs are solid oak. All the doors, shutters and staircase are hand-made. The pool is 15m x 6m. The depth is c.1.10m in the shallow end and c.2m in the deep end with a diving board. In addition to the terraced area surrounding the pool there is in total 200+ sq.m surrounding the house, ideal for relaxing and dining. The house has a fast speed internet connection via a fixed cable or wireless.Days out can be spent walking, in the mountains, visiting festas or trips to the coast including Lerici, Forte dei Marmi and Viareggio. For day trips to the Cinque Terre we recommend the train from Villafranca which goes direct. A fantastic day trip is the 9.14 a.m. direct to Monterosso, a walk around the town, lunch at one of the many restaurants or our friends restaurant on the cliff tops then take the boat back to La Spezia. An aperitivo in the town then the train back to Villafranca/Bagnone.
We always have a chilled bottle of Prosecco and some cold beers waiting for you in the fridge. If a glass of red is your thing we have that covered too. Some basic essentials are supplied but if you have any other special requirements that you would like ready for your arrival please don't hesitate to ask. Fresh vegetables from the garden and fresh eggs are available for free.

By Sue on 26-Jul-2025It was the photos of the views and amazingly large pool that sold this villa to us, and we were not disappointed. If you are looking for peace and tranquillity, this is the place. Even the pool machinery is quiet, so you get the most peaceful experience swimming in the fantastic pool with amazing views. David is a fantastic host and always at the end of a Whatsapp if you want advice on where to go, trains to get, restaurants to eat at. he arranged our transfers from the airport and trips to the station before and after we had access to our hire car. He got a lovely selection of food for us for arrival and the villa was very clean and decorated to a very high standard. It is very roomy and plenty of space for our family of five (would have been plenty for more guests too). The outside space is also amazing and a barbecue and loads of walks you can go on from the front door. The pool needs another mention, as it is so fantastic. David maintains it to the highest standard and it has luxurious sunbeds, a hot (and cold if desired) shower and lovely big pool towels. The indoor towels are very luxurious too and it is clear the whole place is kitted out to the highest standard. The kitchen was well equipped and the fridge/freezer more than ample for a large family – there is a second fridge for bottles but we didn’t need to use it as the main one was more than big enough, and we ate in mostly, so it needed to accommodate a lot of food. I love to drink wine from a nice glass, and there are plenty here! There is a fantastic selection of DVDs and board games too, if you want to spend some time indoors, and the sitting room is extremely comfortable. We had a very enjoyable 2-week during July/August and so grateful to David for making our stay so comfortable and straight forward logisitically.

Simply Stunning!

It has a modern feel however incorporates the traditional features that you would expect from a Tuscan villa. The oak beams, staircase and floors all add to its charm. The kitchen is very modern and has every appliance that you would need...especially the American style fridge and separate wine chiller! On arrival the villa was pristine clean. There was a very generous welcome pack left for us which included wine, beer, juices, bread, cheese, meat and eggs. In fact, eggs were provided daily from the owners chickens located close to the villa. We were also able to make use of the abundant fresh produce grown on the vast grounds of the villa. The views at the villa are simply breathtaking. We have been to a range of villas in Italy and around the world with fantastic views, but the views from this villa have to be seen to be believed. The views can be appreciated from all of the rooms within the villa as well as from the various outdoor areas including the pool area and patio areas. The villa is secluded which provides peace and tranquillity however for practical reasons a car is essential. All in all we had a wonderful time, so pleased I found it!

We didn't expect the villa and the surroundings to be that beautiful and luxury (even thought that some of the comments could be bought ) but now I am sitting here in a grey Vienna nothing but sad that we didn't book 2 weeks! David was the most patient, helpful and laid back host! We will definitely come back! Thank you
The perfect week
By Claus & Family on 22-Aug-2020Anna and David are lovely hosts making you feel welcome from the first moment. The property offers everything you can imagine for super relaxing holidays. Both the house and the huge pool are very clean. There is nothing to worry about. With any issue you might have you can always rely on Anna’s and David’s help. We very much enjoyed our stay. Downside: we already left after one week.
