Description
Tartagli Alti is a quiet, comfortable, and child-friendly villa with a private pool, set within walking distance of the medieval village of Paciano. Villas that feel this peaceful and private yet allow you to walk to shops, cafes, and restaurants in five minutes are hard to find, and it is one of the reasons our guests return to us year after year. The villa sits among rolling wooded hills, and the views as you arrive stretch out across the Umbrian and Tuscan landscape in every direction.The village of Paciano is a short, five-minute stroll away. It is a genuine, active hilltop village with everyday essentials, good dining options, and one of the most attractive rooflines in the region. The walk down is easy and scenic, though please note it is uphill for part of the way home. The private road to the house is a gravel path and is not lit, so we recommend a torch for your walk back after dinner.
The location is perfectly placed for exploring both regions. The vills is just 8 miles from Lake Trasimeno, which offers ferry boats, lakeside towns, and various water sports. Historic spots like Panicale, Città della Pieve, Chiusi, Cortona, and Montepulciano are all within easy reach. For those who want to visit Florence or Rome without the stress of city driving, Chiusi train station is only 9 miles away. You can leave the car in the station car park and take a direct train into the heart of either city in under two hours.
Inside, the villa has a relaxed and welcoming feel. The large sitting room has comfortable sofas, books, maps, and board games, and opens onto a long dining terrace with wide views over the Tresa Valley. It is a pleasant place for slow breakfasts or dinner outdoors after a day of exploring. The kitchen features granite work surfaces and a dishwasher, leading to a back terrace shaded by a mature fig tree, ideal for morning coffee or lunch after a swim. The lower floor also includes a twin bedroom, a laundry room with an extra drinks fridge, and a bathroom with a shower.
Upstairs, you will find two double bedrooms, each opening onto a balcony with panoramic views, along with a small single bedroom and a bathroom with a bathtub and shower. For your comfort, all the bedrooms are fitted with air conditioning. Outside, the private pool (40ft x 20ft) is set slightly apart among oaks and cypresses, offering a peaceful place to unwind. We have also provided table football and table tennis, making the property excellent for families.
To make your stay as smooth as possible, you will be looked after by the lovely Leslie, our local helper on the ground. She is available to assist you during your holiday and can arrange a grocery welcome pack to be waiting in the kitchen if you are arriving late. At Friends of Tuscany, we have lived and worked in this region since 1988, and we are here to ensure you have an honest, authentic experience of this beautiful part of Italy.

Maison très spacieuse avec des belles chambres et plusieurs terrasses pour profiter de chaque moment de la journée. La piscine est grande et propre et l'équipement est parfait. Nous avons passé un moment inoubliable ! Merci en particulier à Leslie pour sa gentillesse et sa disponibilité.

Good base for exploring Umbria and Tuscany

Peaceful with scenic views for those who just want to relax, but also well located for day trips to Assisi, Siena, and countless hilltop villages. A car is a must, and be aware that there is a long and VERY steep drive up to the house. Extra road maintenance and grading would be very helpful. Local agent Leslie was responsive, informative, warm and welcoming.
Special property

The setting is devine...stunning scenery overlooking the hills of Tuscany and so very peaceful. The pool, set down some steps away from the house, is absolutely beautiful and the biggest we have ever had (and we have enjoyed many properties with pools over the years). The house has everything you need, espcially in the kitchen, which made cooking easy. Paciano is the most beautiful, picturesque village and a real gem. We enjoyed some delicious coffee and pastry breakfasts at Echoes cafe and loved the fact that we could walk there from the house. The sunsets from the house are stunning. Leslie met us at the house on arrival and was on hand the whole week, with great advice and ideas, so we felt very looked after. We could not have asked for more. Absolutely love this place and we very much hope to be able to come back one day.

By T R on 01-Aug-2025We had a wonderful two weeks staying here. The property is beautiful with spacious grounds, a large swimming pool, and gorgeous views. It is very private, tucked away from the world. The town is a 10 minute walk away and is quiet and delightful with a few good restaurants and bars. No real negatives other than two of the bedrooms being a little small, and the damn mosquitos. All in all: thoroughly recommended, just lovely.
