The Villa: Newly built in 2011, this is a 2 bedroom / 2 bathroom villa with spacious garden and private 10 x 5m pool (not suitable for small children / non swimmers as the shallowest end is 1.2M).
We have tried to create a house of traditional architecture with a very contemporary interior and used high quality fixtures and furniture throughout.
Mature hedged garden with views over fields and hills with lower garden, separated by bank populated with Rosemary, Lavender, Oregano, Mint and Roses, having several olive trees.
Volterra can be accessed by car in 10 minutes, or by bike in about 30 (high level of fitness required!) There is a restaurant and a basic shop within walking distance.
Minimum stay is 7 nights, however changeover days are flexible and any duration over 7 days is flexible also. This may help you select cheaper flights (Saturday flights are typically much more expensive) . Prices:
€1300 per 7 days mid season (June - July 25th, then September onwards) €1600 per 7 days High Season (4th week July and August)
A beautiful medieval city with restaurants (over 30?), bars, Cinema, Theatre and a real community spirit which often hosts events (Classic car meetings, crossbow and archery competitions, live music festivals etc)
Villa - detailed description Upstairs Bedroom has super-king double bed, wardrobe, chest of drawers... and amazing views. Upstairs bathroom has twin basins and bath with shower attachment, plus bidet and toilet. Downstairs Bedroom has 2 x single beds and spacious double wardrobe with shelves.
All bedlinen is high quality Egyptian cotton, similarly all bathroom towels are of highest quality. Downstairs bathroom has basin and a shower plus bidet and toilet. Kitchen is well equipped an includes a dishwasher and washing machine, plus oven with grill, gas hob and large standalone fridge / freezer. Tuscany is a food lovers paradise and apart from the great restaurants, you'll find the kitchen well equipped with everything to cook to your hearts content (we have no Microwave though). There should be a great supply of all the basics (spices / flour / local pressed olive oils / plus a basket of local goodies to get you started if you arrive late or just fancy an easy meal one evening) Whilst the house is technically a small 2 bedroom house, you'll find that all rooms (apart from the sitting room) are very generously proportioned. The sitting room is cosy with a woodburning stove and TV / DVD. As we really only use this room in the winter, we love it being cosy. As of 2019, we will make a pocket WIFI available upon request (creates WIFI from 4G network with unlimited download and attaches several devices)
The garden is spacious and open to the country on 3 sides. On the 4th side is our neighbours farmhouse. Apart from that house, the nearest other houses are approximately 1/4 mile away. The garden has a shaded terrace to enjoy lunch or dinner around a 6 seater teak table. There is a Weber barbeque + four sunlounger chairs. The upper garden leads down to a lower garden with Olive trees. The bank between the 2 gardens is planted with Rosemary, Oregano, Mint, Thyme, Lavender etc... so you may find these useful for cooking... or you may just enjoy the butterflies and bees. There is also a table-tennis table which is suitable for outdoor use ... it keeps many people well entertained.
The house has water and central heating by gas boiler.
We are in the countryside.. and sometimes the countryside can be quite noisy, with tractors, combined harvesters (the farms are all arable.. so no cattle attracting flies ) and birds chirping. We live in the city in England and were surprised how much you hear when there is no 'normal' background noise. The garden is great for watching fireflies (in June) and the local area can have stunning poppyfields in Late April to June. The stars here are amazing, with so little light polution the night sky is stunning.
Surrounding Area Within easy driving distance are Florence, Pisa and Siena (though we'd recommend the train to Florence). Other great places to visit are Lucca (1.5hrs) plus Pontedera for good shopping and a great Piaggo (Vespa scooters amongst other things ) Museum. There are great seasonal events... black and white truffle festivals in spring and autumn. The Medieval events in July in Volterra, plus the Palio in Seina and the a jousting festival in Pisa. No matter how many times you've seen the leaning tower of Pisa in photos, you'll be speechless when you see it in life. There is also quite an upmarket clothes-shopping area in Pisa.
Chianti is just over an hour away, however there are some excellent vineyards within 30 minutes where you can sample / buy great wines. There is an olive press within walking distance of the house. Apart from Olive Oil they also sell local specialist honeys. Whilst we don't leave recommendations for restaurants or places to visit, we are always on hand to provide information. The visitors book in the house tells of some lovely places that we then go and discover!

We stayed here as a family for 2 weeks in August 2019 and had such an amazing holiday. The villa and surroundings are just beautiful. The villa being fully equipped and with a private pool and very pretty gardens with several seating areas to move with the sun or away from the sun. Loved the style of the villa especially the curved ceilings. Could not fault location for tranquility but easy access to all the best places in this part of Tuscany. An easy flight to Pisa and a short 60 minute drive from airport to villa though the Tuscany countryside. Wonderful welcome pack on arrival at villa, which was clean and spacious and didn’t disappoint. Would highly recommend this villa and destination. Wonderful.
A very special place

We stayed as a family of four for a week in August. It was, quite simply, perfect! We loved the house - everything you could possibly need and more, the pool is fantastic and the garden and views are spectacular. We loved the fact that it was so peaceful and tranquil yet we could reach many places so easily. We would certainly love to return and feel very lucky to have stayed in such a beautiful place.

Set in idyllic countryside, the house is beautiful, very well equipped and extremely comfortable. Modern but very sympathetically built.
The hills surrounding the house are beautiful, typically tuscan landscape. The pool with lounges and comfy outdoor furniture in the shade are wonderful. You can stay out even in the hottest hours as there is always a breeze. The hammock, BBQ, Table Tennis, outdoor shady, eating area, all contribute to make this a wonderful holiday!
The local area offers easy access to some of the gems of Tuscany (Siena, San Giminiano, Monteriggioni, Volterra are all MUST SEE!)

Perfect Villa in a Perfect Location

The title says it all! The villa and its surroundings were perfect, from the swimming pool and outside area to the well-kept and decorated interior.
The location is less than an hour’s drive to Pisa, Florence and Siena. We also recommend San Gimignano which is only 20 minutes away from the villa and the local town of Volterra.
The communication from Stuart and Jane has been the best we have ever encountered. An all-round perfect experience from start to finish!

We can only recommend the stay at this villa.
The peaceful surroundings, the views, the garden with the big pool, the perfect facilities, the tasteful decoration, lots of space for the family, we loved it. The kitchen offers everything you might ask for,
Meals under the patio and lazy evenings on the comfortable terrace with thousands of fireflies in june, that's really awesome! Lots of sightseeing easy to reach, but a car is mandatory.
Cyclist can start their tours right at the villa, but you need some stamina for all those hills!
The owners are very friendly and helpful and always available, if there are any questions.
Tuscany at it's best

The villa is amazing, even better than we expected. Set in beautiful surroundings, it is very well equipped and truly a home from home. The pool is a great size and a welcome break from the heat. Volterra itself is a magical town with great places to eat and not crowded at all considering we were there in the middle of August.
I would highly recommend a stay in Stuart and Jane's beautiful Tuscan villa, they were so helpful and did so much to ensure we had a wonderful time.

Second time staying at the villa. Beautiful location with good access to many parts of Tuscany. Pool excellent with everything you need provided. Volterra has lots of restaurants. Visits from the villa to San Gimgagnano, Lucca, Sienna, Pisa amongst others. Stuart and Jane provide lots of very relevant and useful information and everything from booking to the finer details catered for. Would highly recommend this villa in a most stunning part of Italy.

This is the second time we've stayed at this beautiful villa. It has everything needed to have a relaxing holiday and a real home from home. When we could drag ourselves away from the beautiful scenery and swimming pool, Volterra is a lovely town to visit. The villa is also central for visiting many beautiful Tuscan towns. We thoroughly recommend this villa and we will be returning again as soon as we can.

This was our first week in Tuscany and whilst we managed to visit San Gimignano , Sienna and Volterra the quality of accommodation and setting of the villa made this a perfect holiday. There was everything we required and just spending days by the lovely pool, and taking in the views, was perfect. Stuart was very attentive at each stage of the booking and it was good to know that he was contactable should we have needed him whilst we were there, although in fact we didnt. No hesitation in recommending this to anyone looking for a high quality base to stay at with easy access from Pisa and to view the other local interesting towns and beautiful countryside.

Really comfy villa - perfect for my family of 4
Stuart and Jane thought of everything. The pool was lovely and everything was clean.
Only complaint was no ac but their instructions made it easy to survive 34 degree heat.
I would go back in a heartbeat. Volterra was beautiful and this villa is perfect for visiting it.
Well equipped villa in good location

We arrived at Maiano hot and tired after a brilliant but hectic week in Sorrento and Florence, the pool was a very welcome sight and we all had a laugh watching each other trying to climb on the lie low. The villa is very well equipped, being modern means everything works, the welcome pack was a nice touch, food and wine for the first night, there is a wide range of cooking utensils but we mainly ate cold Tuscan meats and salads. We explored Volterra and San Gimingniano and spent days by the pool, we went walking early in the morning before it got to hot, then had lazy afternoons and went into Volterra for a walk and dinner or an ice cream at night. We loved the outside table in the shade and played a lot of table tennis, we also did a bit of star gazing seeing the milky way and a shooting star. Stuart was really good at sending us useful information before we went and his directions were very easy to follow, I would highly recommend Maiano for a family holiday.
Stunning location, lovely villa with pool

We had a wonderful week with the villa as our base. Lots of days just lazing around the pool and enjoying the stunning scenery and wildlife, deer and pheasants, lizards etc. and making the most of the wonderful pool. Everything you could want was available. Weather was incredible. We are only sorry we didn't book for longer than 7 days as we didn't get to do all the trips that we wanted. However, we managed Pisa (just over an hours drive) Florence (1 1/2 hours by train from Pontaderra) Sienna and San Gimignano which is very quaint. Volterra has loads to offer and is 10 min journey from the villa. Plenty of extremely useful information from Stuart and Jane the owners who made the whole experience very easy and gave us lots of help and tips for before we booked and during the booking including advise on getting there i.e. road trip versus flight. We would definitely book again and have no hesitation in recommending it for booking. Missing those long warm evenings sitting with a nice glass of Chianti by the pool.

We spent 10 wonderful days in July in this nice tuscan style villa, placed in a scenic, quiet surrounding next to Volterra. The house is comfortable and well equiped with a clean large pool we have enjoyed especially after our various trips to all the famous towns and places which are all just a short drive away (Florence, Siena, San Giminiano, the Chianti area etc.). Breakfast and dinner under the shady pergola in the flowery garden was very relaxing, too. The impressing ancient town of Volterra is just a 10 minutes drive where you can get everything you need. The owners are very kind and helpful and just an email or call away. We really loved to stay there and would recommend it strongly.
Memories of Maiano

We had a lovely holiday at Villa Maiano. Surrounded by Tuscan hills and views of Volterra. The house is very comfortable with everything you need for a great holiday. The pool is a good size and was very welcome as we had fantastic weather. We spent 3 weeks here and were joined for a week by my sister and brother in law. There was plenty of room for the 4 of us (although we did spent most of our time outside) and the 2 bedrooms were of comparable size which isn't always the case. We all enjoyed our time here and have some lovely memories of watching the deer on the hillside and fireflies of an evening.

We have recently returned from our holiday after spending a lovely 2 weeks at this villa. The villa is well equipped, clean and in an ideal location for exploring the surrounding areas. The pool is wonderful and the pergola offers that all important shade. Stuart was most helpful with very clear directions on how to find the villa and if help was needed both Stuart and Jane were only a text/phone call away. Perfect!

We had a wonderful holiday and found the villa to be perfectly positioned. There is a restaurant within walking distance and and the pretty town of Volterra is only a short drive.
When not out and about, the garden is perfect for relaxing, either in the good sized pool or under the shade of the pergola enjoying the views.
We would throughly recommend it!

The house is lovely. It is beautifully situated, just below Volterra and has a great selection of restaurants and eateries near by. The pool is lovely and the weather was great while we were there. We couldn't ask for anything more. Stuart was really helpful and made everything very easy. A great week away.
Perfect Tuscan Villa

We have just returned from two perfect weeks in the Italian sunshine. Stuart and Jane are very attentive owners and Stuart was always available with helpful advice and provided excellent customer service right from booking.
The villa and pool are of an exceptionally high standard and very new and well maintained. The villa offers fabulous views over the Tuscan countryside which were a joy to wake up to.
We were within easy reach of Pisa airport and the atmospheric Tuscan town of Volterra is a ten minute drive away. We were able to easily visit Florence, Sienna, San Gimignano and many hilltop towns.
It was also wonderful to spend the day at the pool watching the wildlife and there was also a delightful covered pergola for dining. We made good use of the barbeque and spent most evenings enjoying a glass of wine while we waited for the fire flies to make an appearance.
The villa is extremely well equipped and everything is of an exceptionally high standard. We can't wait to return to this delightful property and would highly recommend it.

Wonderful relaxing location near Volterra

Stuart and Jane's villa is in a wonderful location and has everything you would need for a home away from home experience. Fixtures and fittings are of the highest quality and the pool is large. Surrounded by farmland with lovely views across to Volterra often the only sound was birdsong. Volterra itself is a wonderful town with lots of restaurants and the location makes for easy trips around most of central, western and Northern Tuscany. We would recommend this to anyone wanting to do as little or as much as they wanted on a real Tuscan holiday.

This villa was stunning. Beautifully clean with large airy rooms. Immediately felt relaxed. It had everything you could need for a wonderful holiday. The wildlife kept us entertained but when we did feel like going out It was just a few kilometres from a lovely town which was full of restaurants and shops. Thoroughly recommend without hesitation.

The location is great - The local town, Volterra is lovely. You are in a good position to then drive out and explore vineyards and the other fantastic Tuscan towns.

Well - equipped villa in peaceful Tuscan countryside. The house, though hot at night in August, was extremely clean and the owner was attentive. Volterra was a short drive away and was a lively and interesting town. Pisa, Lucca, Florence and Siena all accessible day trips. Highly recommended.

We spent a fantastic 12 days at Villa Maiano which exceeded our expectations. Stuart could not have been more helpful accommodating our somewhat bespoke travel dates, and in providing all the subsequent information and guidance that made our trip out so smooth. The villa has clearly been built to high standards and is very well maintained and provisioned. The pool is larger than expected from the pictures, clean and a sheer delight on those hot Tuscan summer days (and nights). Volterra is within easy reach (but not too close) and seemed to us to offer a more real Tuscan town than the noisy, busy and dirty tourist magnets of Siena & Pisa (both of which however are within easy reach by car). Recommended without hesitation or qualification.

Excellent villa in a quiet location

Having been in this area last year with family, we were looking for a villa for the two of us this time round and Villa Maiano fit the bill. From the initial enquiry through to the end of the holiday, dealing with Stuart was a pleasure - everything was clear and other villa owners / agents could learn a lot from him! The welcome basket of local produce and bottle of wine in the fridge on arrival was appreciated.
The villa is in a quiet location with great views all around the valley and up to Volterra. Everything is maintained to a high standard and there's plenty of items in the villa that you would need (e.g. crockery, utensils etc.). The pool filters are excellent and having the robot available to clear the bottom of the pool as necessary was great, especially for someone who hates spiders.
Had a great fortnight in Tuscany and would recommend this villa to anyone looking for a quiet retreat after a day's exploring the area.

We thoroughly enjoyed our stay at this well appointed villa, which provides a good base for exploring the region. The accommodation is finished to high specification and matches the description on the web site.With a nice garden and pool and set in a beautiful valley with views of the Volterra, the villa provides a relaxing ambience. It is also well located as a base for exploring the region including Volterra, San Gimignano, Colle di Val d'Elsa and Sienna; as well as the rolling Tuscan countryside. Finally, the customer service provided by the owners was of a high standard - efficient, well organised with attention to detail.We would recommend the property without hesitation.
Lovely villa in an idyllic position

A really lovely villa in an idyllic position with views of the Volterra plateau. Everything in the house is well maintained, as described by the owners and of a high specification. Outdoor pool is fantastic and is great for cooling you down during the hot summer months ;-) We holidayed in the villa as a family of 2 adults and 2 teenage (read hard to please) girls. Everyone (yes even the girls) loved the villa, its location and the local town.
Volterra is a beautiful unspoilt medieval Tuscan town with many great restaurants and shops selling local food and produce. It’s a place where you can feel relaxed. It has enough shops and restaurants to keep even teenagers happy without being “touristy”. It’s basically a really nice place. If you see artist and sculptor Arian Kalari on the via Antonio Gramsci sat on a stool with his artist pad and pencil facing someone also sat on a stool, watch him turn a white sheet of paper into an amazing pencil sketch portrait, a truly talented chap. Don’t leave without going to see the views of the surrounding Tuscan countryside from the Piaza Martiri della Liberta, they are stunning!
The peace and tranquillity of the villa and Volterra is a welcome change to the busy hustle and bustle of the tourist cities of Pisa and Florence. If you want to take in the tourist sites of Pisa or Florence, I'd recommend getting the train from Pontederra, parking is relatively easy around the station and the trains to both places are pretty frequent, Pisa being a 10 minute journey, Florence being around 50 minutes. The owners provide lots of literature and guide books in the villa for you to plan trips around the area.
We were at the villa during the harvest season (early August). Watching the friendly local farmer arrive on a Combine Harvester to harvest wheat from the 40 degree slopes on the local hills is an education. Initial thoughts of “surely he’s not going to try … “ turn into "how on earth did he manage that ?".
The owners will do everything they can to make your holiday enjoyable, they are efficient and well organised. In summary the villa is great, in reality I'd say it’s actually better than the photos portray. We would absolutely recommend it.

Very accurate description of property with facilities exactly as described. Very well organised and efficient ownership. Booking, payment, transfers clearly explained and well executed. HOUSE IS REALLY LOVELY. All very new with high spec. fixtures and fittings and spotlessly clean. Pool is a dream as is the view. Peaceful, relaxing and in beautiful valley surroundings. We enjoyed the table tennis and the hammock. Volterra up on the hill easy to access by car and perfect for shopping, coffee, eating out, sightseeing ( not really walking distance in the heat of summer though!) Ideal for 4 people. We would thoroughly recommend it.

Beautiful villa in a stunning location. An lovely property with rooms, furnishings and gardens set to a high specification. The private pool made our vacation. Sightseeing and location to other parts of Italy were very good and we so enjoyed the nearby family run restaurants with fresh organic produce. A wonderful way to unwind in a beautiful setting.

We had a wonderful, restful week in this lovely property. It was exceptionally comfortable, tastefully furnished and we felt very much at home there. The property is surrounded by fields and rolling hills which at night were lit up by fire flies which was magical. Stuart was extremely helpful and we felt very looked after. The house was beautifully clean adn it was lovely to receive a welcoming basket of nice treats to start off our holiday. The house is very close to lots of wonderful places to visit and places to eat so I would recommend it without hesitation.
Relaxing in Tuscany

A lovely property in a great location in Tuscany. Easy drive from the airport and Volterra is a great town in itself (the property is a short drive from town) and in a great location to get out to see the wider countryside. We did trips out to Pisa, San Gimignano and Siena.
We have two young kids (7 & 9), they loved the pool and took in the sights with lots of gelato stops. We also took them to a water park (1 hr drive to the coast) and they also loved a walk and swimming in a local river (jumping off rocks etc).
The property itself is new and in a very quiet spot, with only a 1 farmhouse nearby. Its a smartly kitted out with a good kitchen, DVD player, music dock etc.
Its a great relaxing location to soak up Tuscany.

A beautiful villa set in the stunning Tuscan countryside with sensational views up to Volterra. It simply could not be faulted. We stayed with our 14 year old and 9 year old girls. We were able to visit Volterra within 15mins by car. San Gimignano was 40 mins away. The villa was exceptionally clean, more than well equipped having absolutely everything you could need. Beds were extremely comfortable and the bathrooms very clean and spacious. The pool was a real treat and beautifully clean and well maintained. The views from the outside eating area enabled total relaxation. A peaceful place to stay creating a calm and relaxed holiday. We will definitely go back again without hesitation!! We had a lovely week at the villa, myself my wife and our 2 teenage daughters. Perfect base for exploring Tuscany - Volterra is a beautiful hilltop walled town 10-15 mins away by car, we also went to San Gimignano a couple of times and Sienna for lunch.
The villa has been finished to a very high standard - think John Lewis comes to Tuscany and you're about there. The pictures speak for themselves in terms of the quality of the interior - just a lovely place to relax with the luxury of your own pool, all set in the romantic Tuscan countryside. The exterior is built from local stone in a traditional style so although the villa is relatively recent, it has an established feel to it.
Big double bedroom upstairs, lots of wood and terracotta and lovely views from the bedroom windows out across the Tuscan countryside. Big bathroom with twin sinks upstairs also. Downstairs is a big twin bedroom, shower room, a large very well spec'd kitchen with a good size kitchen table and double doors out to garden and views up to Volterra. Living room with wood burner leading out to poolside.
The villa was spotlessly clean on arrival and great support from the owner throughout and his local team. I'd definitely recommend the property to friends and we plan to return next year.
