The original part of the cottage is over 150 years old but sympathetic renovations over 17 years ago now offers a peaceful retreat for up to six guests plus a baby.
On the ground floor is a large farmhouse style kitchen which is the 'heart' of the cottage with American style fridge freezer, dishwasher, gas hob with electric ovens underneath, SONAS speaker, TV and a large kitchen table seating 8+.
Off the kitchen is the boot/drying room with washing machine, tumble dryer and ironing facilities. The underfloor heating enables all wet clothing and footwear to dry easily on a drying rack and to safeguard the wooden floors we suggest that all outdoor footwear to be left here.

From the kitchen you enter the original part of the cottage to a cosy hub,wood burning stove, SMART TV, two couches and lots of board games for the younger generation to hang out (and older ones too).

A handy toilet and the en-suite king bedroom with electric shower over the bath is also on this floor.

Stairs take you to the upper floor where there is a twin-bedded room, further super king bedroom, large walk-in shower room with toilet and the upstairs lounge with balcony off.This room has large comfortable sofa, SMART TV, SONAS speaker and views over the garden,the Perthshire hills and mountains.
From the kitchen patio doors lead out to the secure garden with furniture, a locked shed where you can store bicycles, and off street parking for up to 4 cars.
A house book situated in the kitchen give lots of information including how to ujse the HIVE heating system, suggestions for eating out, local taxi service and emergency contact number.

Location: Balnaguard is situated on the B898, six miles from Pitlochry and Aberfeldy and just over an hour from Edinburgh and Glasgow.The village is signposted on the A9 North and the A9 has a speed restricion of 60mph apart from the duelled sections.

Good rail service from Pitlochry and Dunkeld to Edinburgh, Glasgow, Stirling and north to Inverness means you can let the train take the strain if fancying a day away without the drive.
