Description

Lovely Perigourdine House With Private Heated Pool. This villa is in a rural setting.

Clos Esperance is a traditional Perigourdine house dating from 1701, with attached barn, in a sleepy hamlet near the bustling town of Thiviers. It has just under an acre of gardens and a 12 x 5m heated swimming pool (mid May to late September). The house is on a no-through lane and so the daily post van is about the only traffic we see.

In high season (July and August) the house is let as a four bedroom property. Outside the high season, the fourth bedroom is optional.

The house has been recently renovated and is comfortably furnished and decorated in neutral colours. It sleeps eight in four bedrooms, two of which are on the ground floor. Both downstairs bedrooms have en-suite shower rooms and there is a further bath and shower room upstairs, as well as two separate wcs. There is full central heating for spring/autumn stays, and a large log-burning stove. We have retained the traditional features such as the terracotta tiles in the living room and the oak floors in the bedrooms, as well as the original beams, while installing a modern kitchen and new bathrooms. The three bedrooms in the main house have insect blinds at the windows.

We do not live on site, but we have a great team of local people to manage the house, pool and garden. So you have all the peace and quiet you need, safe in the knowledge that any problems will be dealt with promptly.

We remember how complicated it used to be sometimes travelling with our children when they were tiny, so we can provide a travel cot (please bring your own bedding), high chair, baby bath, bed rail, blackout blind, non-slip bath and shower mats and a step to reach the wash-hand basins. We also have plastic plates, bowls, cups and cutlery which can be used for picnics if not needed for younger guests.

We have tried to think of everything you will need for a lovely holiday. All linen and towels (plus swimming towels) are included in the price, and we provide a welcome pack to start you off. Each bedroom has a hairdryer.

The house is non-smoking and we do not accept pets. Please do contact us with any questions you may have and to confirm availability before you book.

Kitchen and dining
The large kitchen diner is fully equipped with oven, hob, microwave, fridge freezer, toaster, coffee makers, washing machine and everything you will need to rustle up delicious meals. There is also a dishwasher, because who wants to be doing the washing-up on holiday?

Living rooms
The living room has two large sofas and an armchair, a television, dvd player (plus a selection of dvds) British tv channels, board games and lots of books for adults and children.

Bedrooms
The ground floor bedroom has a king-sized double bed and an en suite shower room/wc.
On the first floor there is a further king-sized double room and a twin room with full size single beds.
There is a fourth bedroom on the ground floor, next to the main house. This in en suite and can be made up as twin beds or a super-king bed as you wish. This large room does not have a door connecting it directly to the rest of the house, so is ideal for those looking for a bit more privacy.

Bathrooms
The downstairs bedrooms have en suite shower rooms/wcs. The main bath/shower room is upstairs.
There is also a separate wc upstairs and a separate downstairs wc.

Heating
The house has full gas-fired central heating which is nice for spring/autumn stays, and a large log-burner in the living room. The fourth bedroom has electric radiators and a heated towel rail in the shower room.

Entertainment
As well as the tv and dvd player, we have lots of books, plus board games and badminton, table tennis, darts and boules.

Garden and outside
The house sits in a garden of just under one acre, mainly laid to grass with a number of mature trees. We have a table tennis table in the barn, plus boules and a badminton set for use in the garden.
The main attraction is the 12 x 5m heated swimming pool, which is open from mid May to late September (if you are booking for late September, do check with us whether the pool will be available).
There is a barbecue outside the barn and a wooden table, chairs and large parasols for al fresco dining.
The terrace by the pool is in sun all day and has wooden sun loungers with cushions, plus parasols.

Parking and garages
There is plenty of parking in front of the house (still leaving space for a game of boules).

Visitor suitability
There are steps leading up to the front door, but once inside there is just one small step up to the downstairs bedroom. The fourth bedroom is accessed without needing to climb the steps into the house. It has one step up at the entrance.

The pool is alarmed for the protection of small children.

Lovely, quiet location

By Roger & Miranda Noddings on 10-Sep-2022

This property is in a really lovely location, very quiet with a large secluded swimming pool. The house is very pretty and traditional and was extremely comfortable with everything you could possibly need. If you like reading there is a really large collection of all sorts of fiction genres to choose from. Really nice large kitchen and traditional sitting room. Overall we thought this was a great place to stay in the Dordogne and would recommend it to anyone, we were two couples and it was ideal for that as we both had our own sleeping/bathroom areas, one upstairs and one on ground floor.

Wonderfully relaxing

By Louise Gough on 23-Jul-2022

Clos Esperance is a beautiful house in a tranquil setting but only a few minutes drive from Thiviers. The garden with it's interesting mix of shrubs and trees gave areas of shade and seclusion. The pool is large and after a first week of visiting local areas we mainly stayed by the pool enjoying refreshing swims. The coolness of the stone house was bliss during the second week when the temperature rose to over 37ºC. The house is very comfortable and well equiped. We certainly hope to visit again.

A tranquil & beautiful place to stay

By The Morris family on 20-Aug-2022

We finally made it after booking back in late Summer of 2019, both of our trips in 2020 & 2021 were postponed due to travel restrictions but it was well worth the wait. The farmhouse is very clean, comfortable & well equipped. The pool & gardens are v.well maintained. My 11 son & 7 year old daughter absolutely loved the pool, gardens & games room as did we. We enjoyed using the Barbeque & eating outside. The stars at night are quite breathtaking and it is so quiet that all you can hear are owls. The views and surrounding area are stunning. Thiviers is just a few mins drive away and there is lots to do nearby including a number of Chateaux and the Saturday market in Thiviers. We also had some fantastic meals out locally. We had such a wonderful stay that we have already booked for the Summer of 2023. Many thanks to Wendy & Tina for all their help and efforts to ensure that we had a wonderful stay.
