This house is sited on a headland, overlooking the Irish sea, between 3 sandy beaches within 3 minutes walk.of the house. It has large private grounds with a large lawn , tennis court, games room . It is safe and self contained for children. the house works bestb for extended families with grand parents,children and grandchildren ,

The three beaches in Ballymoney all have differnt qualities: The South beach is more private with a range of rocks dividing it providing shelter and privacy , The middle beach has a car park and icecream and coffee shop but is long enough to find a place on sunny days . The north beach is the safest ,with shallow sandy water and a lifguard everyday during the summer. This beach is most suitable for small children and is the most popul;ar one. To the North of this beach there are further beaches accessab;le only by a scramble over rocks that create a great adventure for older children. Ballymoney is a village with small well stocked shop ,one of a series of beaches along the wexford coast. The local town of Gorey has all the major supermarkets with an open air market on Saturday mornings selling local veg and fruit, fish ,meat and dairy products. Courtown to the South has an indoor swimming pool and playground with a high zip wire alongside summer amusments It also offers sea fishing trips from its quaint harbour. Well House and gardens further South offers an animal farm. Kia ora animal farm nearby also has small aniamls suitsble for small children and a playground, Eating nearby the Seafield Hotel offers Brasserie food along with a full Hotel restaurant, The Orphan Girl and the Tara Vale offer pub food all with a quarter of a mile.. Marlfild house is a 4 star hotel and its Duck restauant offers a very good menu situated beside its own herb ad vegetable garden. The Cowhouse on the Courtown road i.Gorey offers a range of restaurants from chinese to pizzarias to pub food . This part of Ireland has the most reliable weather, known as the sunny South East. You can make day trips to Johnstown folk and Enniscorthy museums , Avondale adventure in RathdrumGlendalough,, Klimacuurragh and Altamount and the National Arboretum near Newross along with the Dunbrody old ship experience . and Wexford town with its small streets and

The main house revolves around a double height living room with a kitchen, diningroom, bathroom and three double bedrooms arrayed around it. At the West end threre is a corridor with bunkroom , 2 single bed room and a single bed room and a large double bedroom , 2 bathrooms . .

The house has a laundry room with a cloyhes washer and dryer and ironing facilities. along with the tennis court it has a games room with table-tennis and fussball . The house itself, while not providing TV has WiFI, but also has a range of games: Scrabble,Monopoly,Risk, Chess,Draughts,and other games.

In summer we rent weekly from a Saturday to a Saturday with Check in at 4pm and chck out between 10 and 11 Am ,Cleaners start at 10

You can get to Ballymoney by comming off the M11 motorway at either exit 22 form Dublin or Exit 23 from Rosslare The Eircode for St Roch's is Y25K302. There will be a caretaker to meet you with keys and a rundown of the house .

weekly rental in July is €2300 and € 2500 in August There is a refundable damages deposit of €300 . The cleaning ,bedlinen{beds made up} and bathtowels are includes The house sleeps max 12 people
