About the host

Thank you for looking at my listing. I'm a semi-retired Brit who splits his time between London and Mallorca. I'm a keen cyclist and theatre-goer and love crosswords and numerical puzzles such as KenKen and Suko.

At the time of writing this (2024), I've been an Airbnb superhost for over 9 years as you can see from the screen grab at the end of the photo gallery (most of my 100+ 5* Airbnb reviews relate to the rental of the guest house).

I greatly enjoy providing for my guests and pride myself in delivering on everything promised in my listing and making their stay a success.

Please note that during the summer months (June, July and August), my pricing reflects the rental of the entire property (villa and guest house for up to 8 people) whereas for the remainder of the year, it's for the rental of just the guest house (for up to two people). Where applicable, additional guests incur an additional charge.

I spend the summer months in London, returning to Mallorca to oversee guest changeovers. During much of the remainder of the year, I live on site in the villa with occasional trips to London such that my guests typically see me around the place although I may be away for some or all of their stay.

Key aspects of your stay

Whenever you stay, you'll have private use of the tennis court and the 5mx10m saltwater swimming pool which is heated approx mid-April to end-Oct (see details below). A BBQ is also available (please buy briquettes) as is a professional pizza oven.

Included for free are the following items, some or all of which are often not provided by other hosts: beach towels, beach mats, a cooler box and ice packs, ice for drinks, hand soap, paper tissues, dish-washing liquid, toilet roll, shower gel, kitchen cleaning materials, kitchen paper towel, cling film, black pepper and salt, cooking oil, olive oil.

WiFi - the Internet connection is 1Gbps symmetrical fibre-optic.

The location

You’ll love it here because of the peaceful, secluded location, large grounds and above facilities. The villa is located in a quiet area a mere 20 minutes from the airport. A few km away is the town of Binissalem which has all the usual amenities including various restaurants, bars, a hairdresser's, bicycle hire, supermarkets, gyms and sports facilities.

Mallorca's cultural hotspot Palma, voted the Best City in the World by the Times, is a 20-minute drive away or if you prefer you can travel by train from Binissalem station or take a taxi.

General layout

The villa is 20m from the north side of the pool. The guest house is on the east side of the pool (the bedroom and kitchen windows face onto it) and also about 20m away.

The guest house on its own is ideal for a group of three friends or a couple with perhaps one child.

Utilities

Unlike some other owners, I do not charge extra/separately for electricity as I consider that to be the wrong way to do things. If you are considering other listings, you may wish to check carefully whether electricity is included in the headline price.

Heated pool

Included in my offer is the use of an air-source heat pump to warm the swimming pool approx mid-April to mid-October during the hours 22:00-10:00 where the pool water is below 25°C the previous evening. The heat pump has the potential to raise the temperature by a maximum of 4°C in the 12 hour period. The actual effect on the temperature of the pool water depends on the prevailing air temperature because (a) the cooler the air, the more heat will be lost from the pool and (b) heat pumps cannot run at all if the air contains insufficient latent heat.

Overall, when the heat pump runs, it usually ensures - though does not guarantee - that the pool is warm enough to use (and it will obviously be warmer than it would have been without the heat pump!)

If guests would like the heat pump to run for longer during some or all of the period 10:00-22:00, this is available for an extra charge of 1.5€/hour.

Tennis equipment

You may borrow my tennis racquets or bring your own. I also have a number of used tennis balls that you can use (they may have reduced bounce!) or you can bring your own.

Drinking water

The water supply to the house comes from a bore hole and it is safe for brushing teeth and showering and also to drink when boiled (such as for tea and coffee). However, guests requiring water to drink cold are strongly advised to purchase bottled water which is cheap and available in every supermarket on the island. Indeed, many people on the municipal water supply still buy bottled water to drink!

Gardening

My gardener comes once a week (usually on a Sunday) between 09:00 and 18:00. If requested and where possible, he will work away from the pool area and without creating excessive noise with motorised equipment.

Taxes

For nights during the months of May-October, the local "ecotax" of 2€ per night is payable in cash on arrival for each adult of 16 years and over. For longer stays, the rate drops to 1€/night from the 9th night onwards. Ecotax is 75% less than the above during November-April.

Heating/fireplace

The air-conditioning system provides heat and may be used at no additional cost.

Guests are also welcome to use the fireplaces (there's one in the villa and one in the guest house) while they are here. I charge 10€ for a large tub of firewood (enough for 1-2 evenings) including kindling and newspaper to get the fire going plus a one-off charge of 10€ per stay for cleaning the fireplace if it is used. Guests may provide their own firewood, kindling and so on if they prefer.

Children

The pool has a safety cover to keep kids safe when they're unattended. A cot and a highchair are available if required.
