For your peace of mind, we are situated in gated area, together with community security, so your rental holiday can start here.

Outdoors
For an affordable price, our larger pool is much more than just a dip pool you see at a lot of villas. The pool is 28ft. x 16ft with an additional large spa that can easily sit 6 people. Our photos give the best view. The pool & spa have free solar heating, so during the summer months they reach 84 degrees, so why swim in a small cold pool. From November to the end of March, you can choose electric heating for an extra charge of $25/£20 per day. This will heat the pool to 84 and the spa to 95 provided the pool blanket is in place when they are not being used. Pool heating must be ordered at the time of payment. Our large extended pool deck has sunshine all day, and all outlets to the pool are fitted with child alarms, so children are not left unsupervised. There is also an under-cover area perfect for outdoor seating and dining with both a fan and lighting. The pool and surrounding area have been refurbished in 2025. You will see that we overlook a lake, and fishing is allowed, but if you are lucky to see a gator, NO NOT attempt to feed it, it’s against Florida law.
After many enquires, we would like to confirm that there is NO SMOKING inside our home. Smoking is allowed in our Lanai and around the pool area.
We do not loan out our BBQ because of health and safety reasons and to ensure you have a clean and ready to be used BBQ, they can be rented. This is a safe and healthy way to eat outside, and you know it comes with enough gas.


Indoors
Our 4-bedroom, 3-bathroom villa is where we live for 4-5 months of the year. All that we need to live in comfort is here for our guest to use. The whole house is fully air-conditioned. All bedrooms have a ceiling fan, a TV, alarm clocks and plenty of storage areas, and all bathrooms have been updated, as our photos show. All bed linen and towels are provided for your needs.
The main room has a 54' HD multi-channel TV with Spectrum and Roco, plus lots of other entertainment channels. We also have free 5G WIFI and all USA and Canadian telephone calls are free. We are

Also, within the Crescent Lakes community there is a tennis court and children’s play area. All our prices include all fees, so no hidden costs.

Payment Terms.
When booking, you will be excepting our term and conditions shown below. We do not require a deposit payment, but full payment 5 weeks before your arrival date. When payment is due, we will send our bank details. Once your payment has cleared, we will email you our Villa Codes with details for entry in to Aster Cove Lane and then our house. Please note: We cannot accept Credit Card payments.
Our minimum stay is 7 nights unless otherwise agreed in writing with the owners. Access is from 4pm local time on the day of arrival and the property must be vacated by 10am on your departure day. To ensure comfort, security and peace of mind our home is registered with the Florida Authorities and is in full compliance with all relevant legislation.
Cancellation. If you cancel your booking the following charges will apply: 5 Weeks prior to your arrival date – 10% of your total booking fee. 2 to 4 weeks prior to your arrival date - 50%, and less than 2 weeks to departure - 100% of rental costs. In all cases, if we can re-let our property, we will make a refund. In general, your Travel Insurance should cover these losses.



Terms & Conditions
The party leader, on making a booking and when making a payment, confirms the acceptance of these terms and conditions as set out and it shall be binding on this person and all those who intend to occupy the premises. No more than the number of persons shown on the booking form may use the property without the written consent of the owners. We do not accept parties of guests who are all under the age of 21.
The client is held responsible for any damage or breakages to the villa's contents that are outside of normal usage and ware, as well as any loss of inventory during your stay. All damage and faults caused or found at the home must be reported to our management company at the earliest opportunity. Minor breakages such as plates are considered as normal usage. Receipts for repairs/replacements will be provided when replacements are made.

In the unlikely event that the owners must cancel the booking, the owners shall be liable for the return of any rental monies paid or will endeavour to arrange alternative accommodation of a similar specification by mutual agreement with the client.

Liability The owners and their agents do not accept liability whatsoever for death, personal injury, accidents, loss or damage to all persons or personal effects however caused. Guests using the pool or its surrounding areas do so at their own risk and Children are required to be always supervised when using the pool or the pool deck area. The owners, their servants or agents will accept no responsibility for any loss or personal injury incurred from using the pool or its surrounding areas. No liability is accepted for the loss of main services or failure of appliances, nor for the consequences of the actions or omissions of persons who may control the supply of mains service, nor any actions taken in the vicinity of the property by any authority over which there is no control by the Owner.

Force Majeure
The owners or their agents cannot accept responsibility, be responsible, or be liable in respect of damage or changes caused by Force Majeure, e.g. strikes, floods, closure of airports, weather conditions or other events beyond our control.
Complaints or Dissatisfaction
In the unlikely event of a complaint during your stay please contact our Management Company immediately. If any matters are not resolved to your satisfaction, you must contact the owner, in writing, within 14 days of your return. Any problems must first be reported to our Management Company otherwise the owner cannot accept any responsibility. We maintain our villa to be in a clean & tidy state for all our visitors, and so we kindly ask your party to enjoy their stay and treat our house with the care it deserves. Thank you very much.
