A modern 3 bedroom villa at the end of a cul-de-sac.
This Spanish villa is 3 roads back from the sea front promenade, it is perfect for a relaxing holiday on Menorca. With amenities and the beautiful beach of Punta Prima a short stroll away. The villa is a smart 3 bedroom villa with a pool and heater for the colder months. The villa is on 2 levels and is set in an enclosed garden with space to park a car. The terraces of the villa can be accessed both lfrom the patio doors from the lounge/dinner with a separate door leading from the kitchen. The pool and terraces are bordered with flowering shrubs which add a splash of colour. The ground floor has a lounge/dinner, separate kitchen, 2 twin bedrooms, each with a bathroom and shower room adjacent. Upstairs the villa has a master bedroom with a king size bed, en-suite bathroom and lots of wardrobe space. Doors open out onto a spacious, partially covered terrace which has stunning views of the sea and the lighthouse on the Isla Del Aire..The villa has air conditioning units in the lounge/dinning room, the 2 twin bedrooms and the master bedroom upstairs. (These can also be used for heating).
There is an extra charge for the use of the pool heater. However Wi-fi and air/con are included in the rental cost.
There are also beach umbrellas for our guests to use when they spend time at the beach.
Menorca is a special Island, very different from Mallorca and Ibiza. Many miles of coastline which are completely undeveloped yet accessible by those who wish to explore. Even during the high season it is possible to find uninhabited coves to escape the crowds. Punta Prima is 15 minutes from the airport. There are regular buses to nearby towns and the capital of Mahon. From Mahon there are good bus services to the rest of the island. All public transport facilities run from May until October. During other months car hire is essential which works out less expensive when booked online from the UK -
There is a chemist on the Punta Prima promenade which is open 7 days a week and the owner speaks very good English. There is a doctor within 5 minutes walk who also speaks English. There is a water park, Splash about a 5 minute drive, they charge half price for adults after 3pm. A play park with swings,see-saws, etc., is within 5 minutes walk from the villa.
There is a very good on-line supermarket which many of my guests use, it is www.mshmenorca.com very useful for heavy items delivered to your door.
Booking terms and conditions -
Please ensure you read and fully understand our booking terms and conditions. If anything is unclear, please do not hesitate to contact us so we can explain in further detail to avoid any misunderstanding.
Bookings are subject to the following terms and conditions.
•A contract between you and the owner will come into existence when payment is received and a booking confirmation is issued showing the confirmed holiday dates. The contract binds you & all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.
•A non-refundable 20% deposit of the holiday cost is payable at the time of booking. Bookings made less than 8 weeks before your arrival date must be paid in full.
•The 20% non-refundable deposit secures specific dates on our booking calendar. Whilst we endeavour to offer our guests some flexibility, any changes to the arrival and departure dates are at the sole discretion of the owners and may be considered to be a cancellation of the original (previous) booking.
•The 20% non–refundable deposit is calculated on a pro-rata basis: relative to the duration of any booking. Where any length of stay is reduced, it will be considered as a cancellation in part, relative to the specific dates: the appropriate proportion of the remaining deposit can be allocated(pro-rata) to the shorter stay.
•The balance must be paid no later than 8 weeks before the commencement of your holiday. If the balance is not received by the due date, then your holiday will be treated as a cancellation and therefore your 20% deposit will not be refunded
•All cancellations must be notified in writing. If you cancel your holiday more than 8 weeks before it is due to start, then your deposit will be forfeit. If you cancel less than 8 weeks before the holiday, then the full balance remains due and is not refundable.
•We strongly advise that you take out comprehensive travel insurance to cover cancellations and unforeseeable restrictions related to COVID. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.
•Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.
•No parties or events – the maximum number of persons using the accommodation at any time must not exceed 6 persons and only those listed on the booking form can occupy the property. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.
•(Note: If you allow guests to have visitors during their stay, clarify the maximum number of occupants, that they must be approved in advance, and are subject to an additional charge of £15 per person per night(if staying overnight).
•Bookings cannot be accepted from persons under 30 years of age.
•The owner reserves the right to refuse a booking without giving any reason.
•We or our Villa Managers reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes.
•Entry to our villa is usually from 3pm unless otherwise agreed and guests are required to vacate by 10am on the day of departure. This allows the accommodation to be thoroughly cleaned and prepared for the arrival of our incoming guests.
•Pets, vaping or smoking is not permitted. This must be strictly adhered to and any damage or additional cleaning caused by pets or smoking will be chargeable.
•Damages and breakages – please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in the villa, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage.
•Please do not move any furniture from one room to another.
•Please lock the doors and close the windows when you leave the property unoccupied. Punta Prima is a lovely, safe village but we would always advise guests to err on the side of caution.
•Please make sure you switch off lights, heating, air conditioning or any electrical appliances when you go out – we’re an eco-friendly holiday home.
•Please do not take any bath towels with you to the beach. Use the beach towels provided (if requested at the time of your booking).
•The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.
•Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.
•The client may in no circumstance re-let or sublet the property, even free of charge.
•The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building, grounds or pool. Information contained within our Guest Information Pack – provides contact details for our Villa Manager and Pool Management Company/.
•No compensation will be given for any temporary outage of electricity,water, internet connection or television service.
•The owners are not responsible for the loss of any personal belongings or valuables of the guest.
•All inventory must remain in the property and not be taken to another property.
•Swimming pool - Guests are responsible for the safety and security of their children at all times. Never leave children without adult supervision.
-Please avoid using glass or sharp objects near the pool
-Ideally we would like guests to shower before entering the water to rinse off creams and makeup as this keeps the pool lovely and clear for the duration of your stay.
•Please park vehicles on our driveway, ensuring cars do not block access to other properties. Parking is limited to 2 vehicles.
•Please respect the Punta Prima community and try to keep noise levels to a minimum, especially between midnight and 7 am.
•We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.
•Barbecue – please use the designated barbecue utensils and clean the barbecue after use.
•Candles are not allowed inside the house.
•Check-out – (remind guests of the check-out time and their responsibilities e.g. empty bins, strip beds, clean dirty dishes).
•Any problem or complaint which the client may have concerning their holiday must be immediately reported directly to us/our representatives and we will endeavour to put matters right. Any complaints not reported to us/the property manager at the time and only reported after the client has returned from holiday will not be considered by the proprietor.
•We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
•This property is privately owned and is our home. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own house.
