Description
A typically French house with much larger than average pool (16 m) and lovely, interesting gardens, discreetly housing several seating areas and a covered table tennis table.There is also a new garden chalet which offers a fourth double ensuite bedroom which can be rented for an additional charge if required.
The house entrance hall provides access to the lounge/dining room, downstairs toilet and the first of three double bedrooms, all with ensuite bathrooms. Stairs lead to two bright upstairs bedrooms, which both benefit from recently installed air conditioning.
There is a modern and well-equipped kitchen, which leads out to a lovely jasmine covered seating area.
The house is ideally situated just 20 minutes walk from the local village of Valbonne, with its lively square, a wealth of shops and restaurants and a local weekly market. More restaurants and an exceptional bakery for fresh daily baguettes and croissants are less than 10 minutes walk from the house.
There is easy access by car to Nice airport (20kms), the beautiful old town of Antibes (15kms), Cannes (12kms) and Grasse (11kms). There are many excellent golf courses, cycling routes and tennis clubs nearby, with a municipal court within walking distance of the house.

Beautiful house & pool - expensive cleaning fee
By Robyn James on 21-Aug-2026We recently stayed here for a week on a family holiday. The house is absolutely beautiful, Pam kept us well informed of everything in the house, accommodated my baby (cot, highchair) and check in was easy. The pool is stunning, although it is only cleaned once by someone whilst you’re there so you do end up having to clean it yourself quite a lot. We also really appreciated Pam’s recommendations for local restaurants / bakeries / beaches etc. The 2 things that let the stay down was the fact you have to take the bins to the communal rubbish, which is about a 25 minute walk from the house. We had to load up our car and take the smelly bin bags to it all the time, and I wonder what you would do if you didn’t have a car? As the road to walk on is really dangerous. The advert says you can walk to valbonne, you can’t. The road the house is on comes onto a busy main road, which no footpath. It would be so dangerous to walk on to get the valbonne (also the same route you’re expected to walk to take the bins to). Thankfully we had a car but it meant one of us always had to drive. A £250 cleaning fee was charged on top of the cost of the house, and I really don’t see how this can be justified when you clean everything yourself (as living there for the week) but you also have to take bins out yourself. This seems really expensive, and made us think is a hotel better as often cheaper and you aren’t expected to do these things. Due to this we wouldn’t return

Thank you for your review Robyn. I’m really pleased that you thought the villa was beautiful. I was however very disappointed with your assessment of the location. I was in contact with you a few times during your stay and if you had raised this point, I could have highlighted the lovely walking route into the village. This was detailed in the information booklet that you refer to, sent by email prior to the holiday and also available at the house during your stay. I would like to reassure any future guests that you can absolutely walk into the local village along a very quiet back road. (20/25 minutes). You also raised the issue of rubbish disposal. Recycling waste disposal is 5 minutes walk from the house, unfortunately the communal general waste is now only in the village (as of this year). Using the bins at the house causes other potential issue as the collection day is mid-stay and temperatures can be very high during the summer. I will however try to think of a better solution. You raised the point about needing to clean the pool yourselves in addition to the weekly professional clean.. A hoover and netting is available for this purpose. The space and privacy afforded by a villa holiday does inevitably necessitate a little more input by clients than a hotel option. You also comment on the end of stay cleaning fee. It is very common to charge an additional cleaning fee in the south of France. This covers the cost of a meet and greet to explain the workings of the house on arrival to ensure guests can start enjoying the facilities more easily.It also covers the cost of the tourist tax which many hotels and villas charge separately although this isn’t explicitly stated. Overall I’m really disappointed that you didn’t enjoy the house and its location as much as all my previous guests. I always try to be very honest about the house to ensure that holiday makers expectations are exceeded. I’m just sorry this wasn’t achievable on this occasion.
Fabulous, Villa, pool, gardens and all the small touches made this a truly wonderful holiday.
By Anna Ferris on 02-Aug-2026We spent almost 2 weeks in the glorious sunshine, the high temperatures meant we didn’t travel far and spent a large amount of our time at the villa but did explore locally with a great selection of restaurants and shopping. The gardens and pool provide welcome shade and coolness, the numerous spaces available enabled us all to come together but also to each have our own space. A real home from home with lovely small touches to make everyone feel welcome and comfortable from the moment we arrived and throughout. We can’t wait to return. Thank you.

Superb Villa, stunning garden, beautiful pool
By Lynda Woodward on 10-Jul-2026As a family of 6 adults we have just returned from an amazing week in this lovely villa. Very comfortable, a real home from home and exceptionally well equipped. The garden is truly beautiful and the very large pool was a joy to swim in. Situated in a very convenient position offering easy access by car to Nice and surrounding areas, there are 2 excellent restaurants a 5 minute walk away. The lovely town of Valbonne is 5 minutes by car with lots of bars and restaurants to choose from, Communication with the host was excellent. I would not hesitate to book this villa again in the future.

A Beautiful Week in a Beautiful Villa…
By Carol Royle on 29-Aug-2025We wanted to spend a week in the south of France for a special occasion and came upon ‘Simply Owners’ and this wonderful villa. Firstly, Simply Owners is great as you cut out the middle men and speak directly to the owner of the villa you have chosen which is brilliant as you can converse and ask questions etc. The owner of our chosen villa was so lovely that you just knew that you had chosen the right villa for your needs and this was proven when we arrived; lush secluded gardens surrounded by high trees with hidden areas of tables and chairs, a hammock, various lovely areas to eat outside, games to play such as table tennis, and a swimming pool with lilos etc. Simply everything has been thought of that you could need. The villa itself is beautifully decorated, very much in the French style, and the choices of colours are tasteful and relaxing… the furniture is lovely and there are plenty of cushions and comfy seating…. also plenty of bathroom towels and beach towels etc. Quite simply, the villa is perfect, and the owner is too.
