Albufeira Tourist Tax: €2.00 per person/night (max. 7 nights, guests over 12 years old)
Payable in cash on arrival – not included in the rental price
Booking Conditions:
-20% deposit to secure the booking
Remaining 80% due 8 weeks before arrival (bank transfer)
Alternative option:
-30% deposit by bank transfer
-70% cash payment on arrival (upon request)
Security deposit: €400 (cash), refunded by bank transfer within 1–2 days after departure.
Cancellation policy:
We understand that travel plans may change. Our cancellation policy is designed to be fair while protecting booking availability.
Deposit & Cancellation:
All bookings require a non-refundable deposit to secure the reservation.
In case of cancellation, the deposit is not automatically refundable.
Refund Conditions:
If the cancelled dates are successfully rebooked under the same conditions (dates and rate), the deposit will be fully refunded.
If the property is partially rebooked, a partial refund may be issued proportionally.
If the property is not rebooked, no refund will be issued.
Future Stay Credit:
If the cancelled dates are not rebooked, the deposit may be converted into a credit for a future stay. This credit can be applied once the remaining balance of the new booking is paid. The credit is valid for 12 months from the original booking dates.
New bookings are subject to availability and current pricing.
Changes to Booking:
Date changes are allowed once, subject to availability and season.
Price differences may apply depending on the new dates.

Fabulous villa, perfect holiday !

The host Inna was really friendly and always ready to help. The airport transfer was very efficient. We had a great time and felt very comfortable throughout our stay. Perfect Holiday Villa

From the moment we arrived, we were warmly welcomed by the manager, Inna, who showed us around the property and explained everything we needed to know. The villa itself is absolutely stunning — modern, new, spacious and beautifully equipped. All the bedrooms are en-suite, which was perfect for our family and made our stay even more comfortable. The swimming pool is fantastic, and the private spa is absolutely wonderful — the perfect place to relax and unwind. The games room was also a great addition, and we had lots of fun enjoying it together as a family. We especially loved the barbecue area in the evenings, with the beautiful lighting creating a lovely atmosphere for spending relaxing evenings together. Everything was clean, comfortable and thoughtfully arranged. Thank you very much for a wonderful stay and for making us feel so welcome. Be very careful if you book this villa!!
By Theresa on 23-Aug-2026We booked as a family for my husband's 60th birthday, an occasion we were all very much looking forward to! The villa itself is lovely, clean, spacious and well equipped with a great pool and games room. Inna, the manager, came to meet us on our 2nd day. She didn't look around or check anything but collected our damage deposit and tourist tax. We had a good week, the location is good, although the driveway is very steep and you need to pull across the road then reverse in to access safely. Part of the villa is locked but not sure why this is. On leaving, we cleaned and tidied and left the villa in the condition we found it in when we arrived. On our return home, Inna asked for our bank details to refund the damage deposit which we gave her. I didn't receive this, so contacted her to ask. She falsely accused us of removing parts of the jacuzzi! Why would we? We don't know anything about jacuzzis, let alone removing parts, we simply got in and out and it worked fine all week. I told her on numerous occasions that we hadn't removed anything and that any parts that weren't on had already been like that when we arrived, (we wouldn't have dared mess with it anyway!) Inna has still refused to refund our deposit despite my assurance of our innocence on this, visual evidence and even the advice of a jacuzzi technician in the UK who stated the most likely cause for these parts to have come away was wear and tear with age, and highly unlikely that anyone would have removed them. Inna has so far refused to accept all this and is continuing with this ridiculous allegation. We are still waiting for our deposit back! This has been a really stressful end to what was such an important and happy family celebration. Please BEWARE if you are thinking of booking this villa, we would hate for anyone else to have this kind of upset!

Dear guests! We are very saddened by this situation and by the negative comments, especially because we have spent many years working hard to provide our guests with the best possible experience. Our many other reviews reflect the care and attention we put into our villas and our guests’ stays. For this particular stay, the villa was carefully prepared and verified before arrival, and we were especially happy to arrange a birthday surprise for 60´s Anniversary. The family appeared delighted with the surprise, and throughout the stay they did not report any problem or damage to us. It was only after the guests had left that we discovered three separate parts of the jacuzzi had been removed. No damage or issue with the jacuzzi had been reported during their stay, and we were not informed about the situation at check-out. As a result, we had to call a technician to inspect the jacuzzi. Based on his professional assessment, the parts appeared to have been removed rather than simply coming off by themselves. The owner therefore decided to charge only for the three replacement parts and the technician’s visit, rather than charging for any additional potential damage. The remaining balance of the security deposit was returned to the guest. All relevant invoices and supporting evidence were provided to the Simplyowners support team, who can verify the amount deducted, the refund of the remaining deposit and the circumstances of the claim. Regarding your other comments, the restricted area of the property is a technical area containing electrical and solar equipment and is therefore not accessible to guests. The driveway is part of the property access, and guests are provided with instructions. We always aim to treat our guests fairly and professionally, and we are genuinely sorry that this stay ended with a disagreement. We remain committed to providing the high standard of hospitality and care that our guests have experienced and reflected in our many other reviews.
Absolutely perfect
By Kristie and Steve on 05-Sep-2026The villa is absolutely gorgeous. It is in a perfect location, 5 minutes walk to the beach and restaurants and a supermarket a minutes walk. The villa itself was immaculate and had everything you needed for the stay. We travelled with a 2 year old and Inna arranged for stairgates throughout the villa and a travel cot for us. Unfortunately as we had a lively 2 year old we didn’t get to use the hot tub and games room downstairs but they were also immaculate and we plan to return and hopefully use them next time. We enjoyed every morning at the beautiful beach and every afternoon by the pool at Villa. Inna was really helpful prior to arrival, during our stay and after we left. We appreciated the small touches such as a little gift for our toddler left in her cot on arrival. We definitely plan to return and can’t recommend this villa enough.
