Overview
Description
Koutsounada HouseSet in an acre of private grounds, featuring mature olive trees, Koutsounada House combines traditional Corfiot character with comfortable, well-equipped accommodation and generous outdoor space. It is a perfect retreat for families and friends to slow down, swim, eat al fresco, read beneath the olive trees and enjoy time together. It is secluded, yet has all essential holiday facilities within easy reach.
The beautiful sheltered bay of Avlaki, with its two excellent tavernas, is just a short, level walk away. Its crystal-clear waters and relaxed atmosphere make it one of the special locations in this part of Corfu. Kassiopi, with its harbour, shops, restaurants and many agents offering excursions, is only a few minutes away by car. The pretty fishing village of Agios Stefanos and its waterside tavernas. is also close by. Both are within walking distance for the more energetic and, for those who prefer more scenic walks, the coastal routes to them are a joy. The coastal walk from Avlaki to Agios Stefanos is particularly special as it traverses the Erimitis headland, an unspoiled, rugged coastal peninsula and nature reserve famous for its biodiversity.
Whether your ideal day is an early swim across Avlaki Bay, a lazy afternoon beside the pool, or lunch at a waterside taverna, Koutsounada House offers a wonderfully peaceful base from which to enjoy North-East Corfu. And, if you simply want to stay at home, there is plenty to keep you there.
Bedrooms
The villa has four bedrooms, all of which are air-conditioned. Three of them feature vaulted ceilings and ensuite bathrooms, whilst the fourth has an adjacent shower room. Two of the bedrooms have Continental King Size beds (160cm x 200cm). The third bedroom has a zip-and-link Super King Size bed (180cm x 200cm), which can be made-up as twin beds. The fourth bedroom has twin beds. Additionally, we have two cots which means we are able to accommodate 8 adults and 2 small children, or babies, if required.
Living Space
The open-plan living space has a vaulted ceiling and features a kitchen with a peninsula bar dividing the living areas. Multiple sets of French doors flank all sides of the room and flood the space with light - those facing the garden provide access to a large veranda with comfortable seating areas, and views of the pool and gardens beyond. Those at the side provide access from the kitchen to the outside dining area and to the front pergola.
We have recently upgraded our internet to a Starlink high-speed service which enables reliable connectivity for those who may need to 'work from home' or simply wish to stream movies via the Smart TV.
Adjacent to the outside dining space there is a BBQ and a table tennis table.
Swimming Pool
A highlight of the property is its wonderful, secluded 12 x 6 metre swimming pool. It is surrounded by mature olive trees and terraces, with plenty of comfortable sun loungers and a large umbrella providing shade from the midday sun.
Gardens
An avenue of bay lines the driveway leading to the villa. The gardens were carefully laid-out by a professional landscape gardener, who also designed many of the exclusive grounds in North-East corfu. She suggested a wide variety of Mediterranean plants in keeping with the ethos of the island, and we have delighted in watching the garden mature and develop over time.
Maintenance and Upkeep
We are lucky enough to have a completely bilingual property manager who will provide you with a complimentary welcome pack containing essentials on your arrival. She and her husband will be your point of contact throughout your holiday, and will deal with any problems that might arise during your stay. The villa is cleaned twice a week; bed linen, bath towels and pool towels are provided. The pool is cleaned and maintained on a regular basis.
Eating out
Cavo Barbaro and Taverna Aiolia are the two local tavernas in Avlaki Bay, where you can dine overlooking the Ionian Sea, and without having to worry about driving. (This is a major plus as far as we are concerned, and also really helpful if you are travelling with young children.) There are several tavernas in nearby Agios Stefanos: Eucalyptus (our favourite), Kaparelli, Galini and Kochili, and two cocktail bars (Damianos and the Wave Bar). There are many more tavernas and bars in Kassiopi - eating down by the harbour at one of them is always a pleasure.
The White House Restaurant in nearby Kalami provides an interesting experience as it is in the former home of Laurence Durrell, while the taverna in the neighbouring bay, Kouloura, boasts magnificent views in a traditional fishing harbour. Taverna Kerasia in Kerasia is also well-favoured, and is easily accessed from Agios Stefanos. All can be reached by boat as well as by car - boat hire is easily available on Avlaki beach.
For 'finer' dining Lasmari Apraos on the road to Acharavi is hard to beat - they offer a complimentary taxi service to and from the taverna for those who prefer not to drive. Taverna Agni in Agni remains popular - they have a water taxi which picks guests up from Agios Stefanos on request; a small fee for this service is added to your bill.
Supermarkets and Shopping
Yannis Market in Sinies will deliver to the villa if you don't have a car, or can't be bothered to drive there. There is also a local bakery and fish shop. Kazianis Super Market (and cash and carry) on the outskirts of Kassiopi has recently opened, and seems to have a large selection of goods including a butcher. Larger supermarkets in Kassiopi and Acharavi (20 minutes' drive away) offer a wider selection of goods and include delicatessen and butcher counters. Kassiopi has a good mixture of traditional tourist shops, high end boutiques, jewellery shops, a chemist and a doctor's surgery. It also has an excellent pâtisserie.
Activities and Beaches
Hiring a motor boat directly from Avlaki beach is a great way to explore the coastline - discover beautiful private beaches or head to some of the other bays for a taverna lunch (and swim) in Kalami, Kouloura, Agni or Kerasia for example.
There are sandy beaches further afield along the north coast - Kalamaki and Agios Spiridon. The beach at Kogevinas, along the coastal walk to Kassiopi from Avlaki, is fabulous for quiet swimming and snorkelling. Many beaches have paddle boards or kayaks available for hire.
Aqualand, a water theme park, is a great day out for children and adults alike. Horse riding is also available on the north coast, west of Kassiopi.
Access
The villa is about an hour's drive from Corfu airport; our house manager will send detailed directions prior to arrival. Transfer companies are available for those who prefer not to drive, and local taxis provide a good service for local trips.
Changeover Days and Booking
For the months of June, July, August and September our check-in/check-out day is Saturday, with a minimum stay of 7 days.
During May and October the check-in/check-out day can be on any day of the week apart from Monday, with a minimum stay of 4 days.
*We may be able to offer flexibility to these restrictions in some circumstances. Please contact us to discuss.
A 25% refundable deposit is required in order to confirm a booking; the balance (plus a refundable £250 damage deposit) becomes due eight weeks before arrival. There is a tourist tax of 15€ a night which is included in our rates, and which we will pay on your behalf.
Cancellation Policy
For cancellations up to 8 weeks prior to departure there will be no cancellation charge and a full refund will be made. After that cancellation point there will be no refund. However, a refund will be made if the Owners are able to re-let the property - any expenses or losses incurred in so doing will be deducted from the refundable amount.
Guests are strongly recommended to arrange a comprehensive travel insurance policy (including cancellation cover) and to have full cover for the party's personal belongings, public liability etc, since these are not covered by the Owners' insurance.

By William A. on 25-Jun-202310/10 Excellent Wonderful Koutsounada Our third visit to this wonderful villa on Avlaki bay. Everything was as good as previous visits which will ensure we come back many more times. Our grownup family for the first week and friends for the second is a winning combination. We visited our usual restaurants (Cavo barbera, Thomas’s, Nikolas, Kochili, and our brand new favourite, Kima in Kassiopi). Highly recommend. Koutsounada House
By Gavin J. on 15-Jul-202310/10 Excellent Highly recommended This is our third two week stay at this fantastic villa and we have loved it more each time. The location is perfect with fabulous beaches and restaurants close by, including Kassiopi, which has many great places to eat and is only 10 minutes away by car. If you want to chill, this is fine too as the villa has everything you could possibly need. It is quiet with many cool places to sit outside and read, as we like to do, a well equipped kitchen, a barbecue, table tennis and air conditioning throughout. We thoroughly recommend this villa, we will be back and if we could give it a 6 out of 5 we would

By Clare P. on 01-Aug-202310/10 Excellent Lovely villa in a superb position. A wonderful week in Corfu staying at Koutsounada House. The villa was very spacious for 8 of us and the location behind Avlaki beach was perfect. The outside area feels a little overgrown around the house, so we chose not to dine outside due to the number of wasps. We spent one day by the pool which is fantastic and has plenty of very comfortable sun loungers. The house itself is very well equipped and everything works well, although the hot water is limited. Brilliant restaurants within walking distance such as Cavo Barbaro which is beautiful in the evening. Hope to return next year!

By Shaun S. on 18-Aug-202310/10 Excellent Wonderful A wonderful stay at this beautiful house to celebrate my wife's milestone birthday. A week wasn't long enough! As a family of 8, we found the house to be spacious, comfortable and well equipped. We made good use of the amazing pool and loungers. The location is perfect for a peaceful stay. 5 minutes walk to the lovely Avlaki beach for a morning swim. The bonus was having a great Taverna, Cavo Barbaro at the end of the lane. They looked after us very well. We hired a car and found it essential for supermarket runs and to explore this lovely corner of Corfu. Thank you from the Speirs family for a wonderful stay!
