Truly spectacular panoramic views over the River Dart, Dartmouth, Dart estuary, Darthaven Marina, the Britannia Royal Naval College and upstream towards Dittisham. The stone cottage was built in 1880 in a sought after position, it has private access to Ridley Hill.

Please bring your own bed linen and towels. We can offer a linen / towel pack for £60 pw. 53 steps down from free on road car parking on Ridley Hill. Sorry but out of respect for our neighbours we do not accept pets.

LOCATION
We are situated on the sunny side of Dartmouth, the other side of the river is in shade for most of the day. During the Summer the sun is on our garden from late Breakfast to Sunset! Our side of the river has a micro climate with sub tropical plants growing all year round, our neighbour has had a Banana Tree growing in his garden for 13+ years.

Outside there is a patio with a feature anchor table and chairs that enjoy uninterrupted panoramic views and the sun from morning to sunset! The Devon holiday cottage garden also has a second sheltered sun terrace within the front garden, this also enjoys fantastic panoramic views of Dartmouth and the Dart estuary. A great location on the sunny English Riviera.

Our Dartmouth holiday accommodation offers you a range of modern facilities in a stone holiday cottage which will enable you to enjoy a self catering holiday in Devon, where you will experience a seaside holiday in a peaceful location. The house has been redecorated and refurbished this year.

Our Devon holiday rental cottage is available all year round for a vacation ranging from a short break / weekend break to a week or mores stay. So you can escape from the stress of life and enjoy the panoramic sea and estuary views of Devon and the visitor attractions of Dartmouth, Salcombe, the Eden Project, Dartmoor, Heligan, Plymouth and Torquay. FACILITIES
Rose Cottage is a river front Dartmouth holiday cottage which is approached via 53 illuminated steps, with handrail, down from Ridley Hill to Woodland Terrace. Most houses in Dartmouth are serviced by a set of steps, but most holiday cottage owners don`t tell you the exact number, we do!

Rose Cottage is the personal Devon holiday home of its owner, it has been superbly refurbished. It sleeps 4 people and is a great location for boating, beach, walking and relaxing holidays, or those wishing to explore Devon, Dartmoor and Cornwall. Rose Cottage is a Devon self catering holiday home which gives you a great base to explore Devon, Cornwall, Dartmoor, the coast and beaches. Their are a considerable number of past times to enjoy such as sailing, beaches, swimming, golf, fishing, walking, National Trust houses and gardens – Coleton Fishacre – D`Oyly Carte family home & garden also Greenway`s – Agatha Christie house & garden, etc are on the outskirts of the village.

We have installed a free use unlimited Wi-Fi Wireless Internet Broadband connection to enable you access to the web, deal with your emails, etc. all you have to do is bring your computer, etc. with you. A monitor, keyboard & modem / router is also available in Rose Cottage for you to use with your computer and cables. Broadband set up details are in the Welcome Book and the Network Modem / Router Box, usually it should set up automatically, full instructions are in the Welcome Book.

We have also installed a Free Sat / Sky+ satellite dish and twin cables so that you can bring your own Free Sat / Sky+ satellite receiver box, Sky remote control and card with you to use as if you were at home. The flat screen colour TV, a Smart Panasonic CD/DVD player which can also access Netflix if you bring your account number with you, and receives 150+ Free Sat TV channels and a Humax Recorder / Tuner.


LOUNGE
The Lounge / Dining Room is spacious and enjoys spectacular panoramic views over the River Dart, Dartmouth, Dart estuary, Darthaven Marina, the Britannia Royal Naval College and upstream towards Dittisham, Devon, through full length patio doors.

There is a large / full height exposed granite chimney breast with an enclosed modern Multi Fuel Stove / fire which can be used for logs or coal, a storage heater and electric fires. We supply coal, please bring your own Zip Firelighters, newspaper, kindling if you decide to use the multifuel stove.

The Dartmouth / Devon self catering cottage has a Stressless leather reclining settee, 2 leather reclining, swivel, armchairs – Stressless, 3 foot stools, 32″ LCD / LED Free-view colour television (150 channels), BluRay Smart Panasonic DVD/CD player with access to Netflix if you have an account, Humax Recorder, free use Wi-Fi Wireless Internet / Broadband connection, Habitat dining table & 6 chairs.

Please bring your Sky+ receiver box if you want to as we have also installed a Sky+ dish with twin cables.

Or you can use the Digital Free-Sat or terrestrial DTV setting and receive Free-Sat TV & Radio channels (150+ Freeview channels).

The TV has HDMI and USB sockets which can be used as a PVR, Personal Video Recorder, if you plug your own hard disk, not encrypted, with independent power supply or large capacity Memory Stick, etc.

Panasonic Smart DVD / CD with automatic internet connection, iPlayer, catch up, Netflix, etc connectivity and functions.

We have provided details of visitor attractions, CD`s, DVD`s for your enjoyment and a Welcome Book so that you have all the information that you want, plus Backgammon and board games.

DAB radio

The appliance, etc. Instruction Books are kept in a spotted document box on the book shelf.


KITCHEN
The kitchen also enjoys wonderful views of Dartmouth and the river Dart estuary, it enables you to enjoy your Devon self catering holiday cottage. It has a range of modern cupboards and electric four ring ceramic hob, fan oven, Hoover dishwasher, Bosch fridge with freezer compartment, combi Panasonic microwave, sink, cupboards, cutlery, crockery, iron, ironing board, First Aid Kit, fan heater, etc. Visitors tell us that this has all the equipment that they have at home.

A double USB charging socket is located next to the microwave.


BEDROOM 1
The main bedroom also has stunning views of the river Dart Estuary, Above Town, Harbour and Dartmouth. It has a double size bed, double mirror door wardrobe and storage heater. Radio alarm clocks x2 and bedside lights x2. A hair dryer, full length mirror and magnifying make up mirror is also available. Please bring your own bed linen and towels. We can offer a linen / towel pack for £60 pw.


BEDROOM 2
The second bedroom has great views over the river Dart Estuary, Harbour and Dartmouth, Devon. It has two single beds, radio alarm clock, oak wardrobe, full length mirror, make up mirror, oak bedside cabinet, oak chest of drawers, radio alarm clock, storage heater and bedside light. Please bring your own bed linen and towels. We can offer a linen / towel pack for £60 pw.


SHOWER ROOM
The shower room also has great views over the river Dart Estuary, harbour and Dartmouth, Devon. It has a large shower cubicle with electric 10.5Kw shower, toilet, sink, electric fan heater, ventilation fan, dual voltage shaver socket, full length mirror, shaving mirror, electric towel rail and immersion heater.


GARDEN
Outside there is a patio with a feature anchor table and chairs that enjoy uninterrupted panoramic views and the sun from morning to sunset! The garden also has a second sheltered lower sun terrace within the front garden, this also enjoys fantastic panoramic views of Dartmouth, Bayards Cove, river front, harbour and the river Dart estuary, Devon. The whole family can enjoy their holiday in this peaceful location.

A feature of the patio is an old ship`s anchor that has been made into a table with two attached lanterns, as shown in the photographs which is a wonderful location to enjoy a drink and the panoramic river views of Dartmouth and the harbour. A great location to relax and enjoy a meal, a drink and the wonderful view! The photographs does not do the view justice as we do not have a wide angle lens that takes in all of the fantastic views.

Steps lead down through a terraced garden to the lower sun terrace enclosed by a wall and raised flower beds, a rotary washing line is situated on the lower terrace. The bottom terrace enjoys the early morning sun. Both patio and sun terrace are perfect areas for entertaining and enjoying the outstanding panoramic river Dart estuary views of sailing boats and Dartmouth, Devon.

The sun shines on our terrace from late breakfast to sunset during the Summer!

CAR PARKING - FREE ON ROAD
Easy FREE parking at the top of the steps on Ridley Hill road. Parking also available in the Kingswear village car park, Darthaven Marina, Kingswear Station.

We have owned Rose Cottage for 15 years and visit it for 1/2 weeks every month, we have always been able to park within 20 yards of our steps.

As we are situated at the top of the village we do not suffer from the through traffic using the ferries, or visitor parking problems that are associated with other parts of Dartmouth!


ACCESS
Via 53 illuminated steps down from Ridley Hill Road, Kingswear, Dartmouth, Devon. Most houses in Dartmouth are serviced by a set of steps, but most holiday cottage owners don`t tell you the exact number, we do!

SUPERMARKET DELIVERIES
Sainsbury's and other supermarkets deliver to Rose Cottage, so let a young man in a van carry your shopping, or use the Village Store. Sainsbury’s, ASDA, Lidl and Morrison’s are nearby on the Paignton ring road, and Waitrose further away.

EV, ELECTRIC VEHICLE CAR CHARGING
Lidl, Paignton, on the ring road has 43 / 50 kwh fast charger. Please consult Zap Maps to find the location of other EV charging points.

My car is all electric and I have no problems travelling from Brighton to Dartmouth.

PRICES
We do accept last minute bookings for part weeks, two weeks prior to the vacancy, if we only show a full week price.

Absolutely tremendous place to stay. Only spent 3 days here celebrating my wife’s birthday, wish it could have been more. Well equipped, great location, spotlessly clean and a view to die for. Plenty of warning about the steps down to the cottage so we were well prepared for that. Would definitely recommend to anyone.

Simply magnificent view. Crossing the ferry to go to the local pubs in Dartmouth was great fun. People are supper friendly and the oven, microwave and all appliances worked like a dream. Then comfy sofas to cosy up and binge watch Netflix when it's raining. Loved it. Thank you Max.

Brilliant stay at Rose Cottage! Everything was just as described. Even with the winter weather drawing in, the house remained very warm and cosy. The view from over the harbour is spectacular. Cottage is really well located to catch the ferry across to Dartmouth or even the steam train that runs along the Dart. Would highly recommend to anyone looking for a memorable stay in the area and for a very reasonable price.

Steps....there are quite a few steps!! However, the cottage is situated in a location offering absolutely stunning views across the river to Dartmouth. The cottage is very well equipped and in an extremely quiet location. Parking is easy at the top of the steps and we hardly used the car during our week stay as we found plenty to do whether it be a trip on a steam train - station below - or a trip across the river via one of the 3 ferries. The harbour paddle steamer and steam train to Paignton trips are a must! Dartmouth offers a good variation of shops and eateries too. A very enjoyable stay and would recommend the cottage to others.

A beautiful place to stay in Dartmouth. Views from the cottage were stunning, even if it rained. Rose cottage itself was very clean and had absolutely everything you could need. The neighbours were delightful and very helpful. Lots of gorgeous coastline and countryside to explore. The steps and slopes may be a challenge for some but I think it just adds to the charm of the area. We had a lovely week and would definitely recommend.

I've never liked a view more

Rose Cottage is well up there among the best holiday homes we've rented and I wouldn't hesitate to recommend it. The house itself is impeccable and the communication with the owners rapid and reliable. But the main thing is the view: it's hard to capture in pictures just how fine it is, and to have that view every morning and return to it each evening was something special.

If you're touring the many beauties of south/central Devon, the charm of this location easily makes up for the few extra minutes' driving time. The National Trust's Coleton Fishacre estate, walkable or a short drive away, is idyllic (better than many of their more famous properties) and the many local walks along river or coast are also exceptional. This is a lovely corner of the world, so much so that the many local attractions, like steam trains and river cruises, seem almost superfluous.

Very Comfortable with all necessary appliances. The view was wonderful especially at night. Lovely walks. The steam train a definite attraction. The regular ferry very good. We only used the car once during our stay which in its self was a bonus.

Just got back from a weeks stay at this little gem of a property. The owners should be proud of the cleanliness & upkeep of this beautiful cottage. From the initial contact to the day we arrived Max made the experience a pleasure. After a chance meeting the day we arrived we found Max & Jill to be both friendly & welcoming.

As to the cottage itself, where do I start, breath-taking views of Dartmouth & the busy river. The pictures simply do not do the views justice. Everything you could need for a quiet break. Had lovely meals in The Rockfish Restaurant & The Floating Bridge Pub.

The only downside to the location is the steep banks & steps that need traversing but I suppose you need to climb to be rewarded with the spectacular views.

On the whole the glorious weather was a bonus to a relaxing enjoyable week. Highly recommended.

What a find. The most magnificent location 5/5

When we arrived after a long drive we found the place easily with helpful instructions provided. As soon as we descended the steps to the cottage and saw the magnificent view over towards Dartmouth we were on HOLIDAY. The cottage itself is well laid out, clean and equipped offering all we needed for a comfortable stay.

Being located high up on the headland gives great views but also means going up and down steep hills to get to the ferry to Dartmouth,

We are keen walkers and the South West Coastal path is right on the doorstep.

It was great fun to be able to catch the ferry and many boat trips available.

Rockfish restaurant was quirky and fish really fresh. Great selection of individual shops in Dartmouth.

I would recommend the property to anyone fit and able..By the way great neighbours.

We stayed at Rose Cottage for a week and were totally blown away by the views on arrival. Smashing little cottage. Everything you need, really cosy and warm. Cleanest cottage we have ever stayed in. The owner gave us a courtesy call to make sure that all was OK, which we really appreciated. An added bonus for us was the stream train passing below several times a day. Loved the sound it made, felt very nostalgic. Had a great break for a reasonable price. The only challenging aspect of the holiday was climbing up and down the steep steps, of which we were warned. But to get those views - it was worth it!

Fantastic location with a breath taking view of Dartmouth and the river. A very comfortable and well equipped cottage with very caring owners. Property was clean and very well maintained and would definitely recommend to friends.

If you are new to the area reading the manual in the property is a must to make you aware of everything which is available in the locality, particularly the books of tickets which are available to buy for ferry crossing foot passengers. We had a great week with great weather.
