PLEASE NOTE: there are 3 double bedrooms upstairs. There is also a downstairs modern extension that can be used as a relaxing room or as a bedroom. There is a lantern / window in ceiling here. The blind on this is being fixed and will take a few weeks, to the end of Aug. So this room can be bright in the mornings due to this. Due to this we are offering lower rates and not charging for this room. We are only charging rates for 3 bedrooms at the moment, so we are offering amazing value here. We can provide eye masks for anyone using this room during this time -- if needed.

Other things to note
Please don't invite extra guests to the house. Only booked guests can spend time at the house at all.
No parties allowed at all.
Utility bills are included for you, for normal fair usage.
Terms : 25% Deposit on Booking + £20 booking fee
Full balance is due 6 weeks before your arrival. £140 damage deposit is due with balance
If bookings are less that 6 weeks away - the full amount is due on booking. Guests who cancel 65 days before arrival will receive 70% refund less booking fees
If guests cancel between 40 and 65 days before arrival - they will receive 50% refund less booking fee
It is advisable to take out holiday Insurance as soon as you book, to be covered for any unforeseen circumstances.
We can not accept a pet here.
