Great for that perfect English summer holiday or cosy winter break for adults and kids, rated 4* and Family and Pet friendly by the Tourist Board, Padstow House is a large six double bedroomed house recently modernised for 12 in comfort. We can offer two twin rooms and four doubles, or one twin and 5 doubles, and on request may provide additional beds for children.
The house is situated in a quiet residential area and is therefore not suitable for stag or hen parties, or large groups who want to party hard all night! It is perfect for family groups, ramblers or mums wanting a relaxing few days to re-charge and spoil themselves with some good meals and down-time (we can provide details of nearby spa treatments).
Just 300 metres from the harbour, restaurants and inns but in a quiet location with private parking for 4 cars.
There are 4 receptions - a dining room with oak table seating 12, a lounge with amazing views and 3 sofas and marble surround fire, another sitting room for reading and a further TV/games room both with BT TV freeview and hard drive recorders. We also have BOSE wireless speaker so you can hook up your iphone or tablet and listen to your own sounds or maybe read one of our many novels or local guide books.
Three of the double bedrooms have the beautiful estuary views and the two front first floor bedrooms have en-suite shower rooms with basins and wcs. On the top floor is a new bathroom serving the twin and double room there. On the first floor is a family bathroom with large bath and a walk in shower, wc and basin, and one rear bedroom has an en-suite shower, basin and wc.
The decked patio area to the rear with table and seating for up to 22 ,is a sheltered suntrap from mid-morning, with a Weber gas barbeque. At the front of the house, there is a bench to enjoy morning views with your coffee and soak up the sun. We are constantly making improvements to the property to make our guests' stay as comfortable as possible. We now provide St Kitts Herbery soaps and hand-lotions at all wash basins, and can help by putting away your shopping if you arrange a Tesco on-line shop to be delivered on arrival day (liaise with our housekeeper on timings).
All our bedrooms are light, large and spacious and have a hair-dryer and mirrors in useful places to help you when you are getting ready!
The modern kitchen (refurbished 2016) has all modern appliances, a good range of cooking and kitchen utensils an espresso machine and dishwasher as well as a separate utility with washing machine and tumble drier.

Our house has been used by all generations of families getting together to celebrate a special occasion - from a wedding to significant birthday. There is space for everyone to dine together and sit together in the main living room and a separate TV room is perfect for the kids.
The house has also been used by companies for management and team building weekends, and we can help to organise activities such as kayak expeditions, surf lessons, even wine tasting or a visit to the vineyard via a bike ride on the Camel trail.
It's not just for the summer - many people use the house as a base for an off-season walking holidays on the South West Coastal Path or the Saints' Way, and of course for a culinary tour of the wonderful nearby restaurants - not just Steins, but Paul Ainsworth's Number 6 and Rojano's and Nathan Outlaw at St Enedocs, plus Jamie Oliver's 15 Cornwall. We will allow for smaller groups to book - even couples - in off-peak times for reduced rates. This can be a great alternative to a hotel bedroom as you get all the space downstairs to use, and can of course make meals if you don't want to go out to eat every night.
For serious walkers their are lots of coast and country walks including the Cornish coastal path and Saints Way across the peninsula to Fowey. For less serious walkers a 2 mile walk to the head and the high cliffs and open sea , the cliff-top walks provide amazing views - we often go for a 10 mile hike from Padstow to Treyarnon and organise a taxi home, or go by bus and walk back or take the ferry across to Rock and walk to Polzeath via Daymer Bay for lunch.
We are on bike route 32 and have an external laundry room where you can lock up expensive bikes if you wish.
Our local housekeeper is nearby and very helpful if you need more information, baby-sitting, dog-sitting or putting away your Tesco shopping on the day of arrival. We have the numbers of surf instructors, restaurants, horse riding and vets - all in the brochure sent on booking.
We have been rated as family and pet friendly by the Tourist Board, and can help with any requirements such as cot hire, high chairs and even push-chair hire. Because we are in a quiet and peaceful location, we do ask that guests help keep the area calm, and therefore request that noise is kept to a minimum after 11 pm to respect our neighbours and their bed and breakfast guests.

We have had a brilliant week in your wonderful house, there is everything you could ever need. A big thank you to Nic the housekeeper who was very helpful, especially with putting away the Tesco’s delivery. The house is perfectly situated for exploring the area and an easy stroll downhill into Padstow itself, the views from the front are amazing. The rear garden is perfect for alfresco dining and a great sun trap! The very spacious living areas meant that even with 6 couples sharing it never felt over crowded.

Have just come home after a wonderful stay at Padstow house. To be honest our party of 13 wish we were still there!
From the booking process through to leaving, all contact with Graham and Lisa and Nic the housekeeper has been first class.
The house is the perfect family holiday home. The kitchen was fantastic and roomy when preparing meals for our large tribe and the living areas comfy and practical with great touches such as plentiful books,games,toys etc along with Netflix on the tv for rainy afternoons!
All the bedrooms were large, comfortable and spotlessly clean. Thanks Nic! Although not large,the garden and patio at the rear is a lovely suntrap and a great place for outdoor dining or a drink.
The house is perfectly situated in Padstow. A five minute stroll to the harbour but far enough away to be nice and quiet away from the crowds that descend on Padstow during the day! Padstow itself is a fantastic place to stay.You don't need to venture far. Best beach we feel in the area is Trevone we have been going there for years. Foodies are well catered for in Padstow but nothing compares to No 6 it is awesome. If you like your wine, Bin Two is a must. Thanks to all involved with Padstow House for contributing to a wonderful stay and hope to see you again sometime.

We just wanted to say thank you for a wonderful stay at Padstow House. I booked the house over a year ago for a surprise week away with our family for my husband’s birthday and it couldn’t have been better!
We had a range of guests from 18 to 74 and it suited us all perfectly! We enjoyed making breakfast in the gorgeous kitchen and eating outside on the decking area and playing board games in the dining room. On arrival fresh scones, gorgeous flowers and tea greeted us and were a lovely way to welcome us to the house.
Each of the bedrooms was ideal for our group and beautifully decorated. The house is so close to the town centre it is ideal to walk in and out of Padstow and the space for parking at the back meant we were able to explore further afield in Cornwall.
During our stay we made the most of each day and can recommend: private dining at St Petroc’s (literally 2 minutes from the house!), biking along the camel trial, fresh food at Cally’s oyster bar, fish and chips from chips ahoy (again 2 minutes walk), drinks in the traditional London pub and Golden Lion, a trip to Eden Project, a wander around Port Isaac, an afternoon wine tasting at Trevibban Mill and a day spent relaxing at The Scarlet Spa.
We would not have been able to do half of this had we not had such a lovely house as a base and in such a perfect spot! Waking up on a morning and seeing the sun rise over the harbour from our bedroom is a sight I will not forget.
We also want to extend special thanks to Nic the housekeeper who did an amazing job of getting the house ready for us while in the middle of a Visit England inspection, she even furnished us with brollies for a walk into town in the pouring rain as we arrived. Nic was so friendly and on hand to ask any questions throughout our stay.
Thank you for such a memorable stay, we would love to come back again in the near future!

Graham’s place was excellent. The house is exactly as described. It is a great place for a group as the living areas are very large and it has everything you would need. The views from the front of the house are excellent and location only 5 minute walk from Padstow centre is very convenient. Check in is easy and communication was quick. It was very nice that we were able to check in early. We would stay here again, no question (if they’ll take us!)

Just arrived home from a fantastic family break at Padstow House. Everything about the house was perfect from the day we arrived thanks to Nic the house keeper who made sure that everything was as we expected upon arrival. Thank you for the welcome gift it was a nice gesture and much appreciated . The house itself offered everything needed to enhance our stay with beautiful views of the sea from many of the lovely large rooms .We all enjoyed lovely days out and evenings laughing , playing games, quality family time from our busy lives. Thank you Graham and Lisa for letting us all enjoy your family home including our dogs. We will all definitely be returning to Padstow House again next year .

I would like to thank you for a wonderful stay! We arrived on 28 October 2018 to find a wonderful house in a perfect location, just a 2 minute walk to the harbour with wonderful sea views!
Nic left us a bottle of prosecco, fruit scones, clotted cream and jam, which were delicious!
There were 11 of us staying in the house which was plenty big enough yet warm and cosy, with a fabulous kitchen which was the focal point for us.
We would definitely recommend and come again to this beautiful house.

A stay at Padstow House is one of the highlights of our year. The House is spacious, clean and very welcoming. We stay as a large family group with grandparents, three families and lots of children. There is plenty of space for everyone to find their comfortable nook, often with activities going on in the sitting room, kitchen, dining room and lounge area all at once. The renovations to the kitchen and bathrooms over the years have added comfort and style to the house and it means that no one has to share a bathroom - which is fantastic with lots of teenagers in tow. We really love the location, just a five minute walk into Padstow means that we can enjoy beach walks, shopping and the pub without having to drive anywhere - perfect! One of my favourite places in the world!
Plenty of space!

Nine of us recently stayed at Padstow House, mixed group of family and friends, including my parents, plus 3 dogs. House was plenty big enough for all of us with wonderful views and plenty of space. It's an easy walk into the main bit of Padstow but nice and quiet. Is also a short walk from the start of the Camel Trail. Great that all the bedrooms were so large and offered twin and double beds with plenty of bathrooms. Would definitely stay here again if in the area.

We stayed at Padstow House in September 2018, with a group of friends, for a long weekend.
Upon arriving we were immediately blown away. A stunning property in an ideal location. Incredible views from the front bedrooms across the estuary. The house is set on 3 floors. Ground level has a very well equipped kitchen, separate dining room and 2 reception/lounge rooms.
We had a caterer come to us one evening for a birthday celebration and he worked his way round the kitchen perfectly, easily cooking for 10 adults. There is a small patio area and garden to the rear and plenty of parking for 4 cars. We had small children with us. A 1 year old and a 4 month old, who slept very well on the 1st and 2nd floors. The noise from our dinner party hardly travelled at all and our monitor signals worked great (for all the parents considering a trip away with little ones!)
Barely a 10 minute walk down the hill to the harbour, the location is ideal.
We were all provided with linen and ample amounts of towels. Beds were super comfy and bedrooms really good sizes! WiFi was good, sometimes didn’t reach the top floors but why would you need WiFi when you’re enjoying the views?! Bathrooms all really lovely and clean. Plenty for all 10 of us to share. Separate laundry room if you need to do washing. Also has iron and ironing board. Plenty of other things to do in the house such as board games, books and a PlayStation for kids (or adult children) Nothing bad to point out! We could even use the spacious hall way as a pram Park!
The housekeeper very kindly took in a very large shopping delivery for us before we arrived and was very easy to get hold of when needed. We were also greeted with a large plate of scones, with cream and jam! Much to the disgust of the Cornish, I would disagree with putting the jam on before the cream! They were delicious.
In conclusion we would definitely return to stay here. We had a wonderful time.
We can't wait for our next visit!

We have just returned from a wonderful week staying at The Padstow House. The house is in a lovely location a short walk from the centre of Padstow and with wonderful views over the camel estuary. The house is perfect for a large group with 2 living rooms and a large open plan, beautifully kitted out kitchen. A lot of thought has gone into making sure you have everything you may need for your holiday and it really feels like a home from home. We can't wait for our next visit!

We had a fantastic stay at Padstow House last week.The house is beautifully furnished to a very high standard and definitely has the ‘wow factor ‘. Location is perfect for the harbour, beach and Camel trail and the 4 en suite bathrooms and very private bbq area were brilliant for our large family group. Nic is a great housekeeper who was extremely helpful and ensured we had everything we needed for a wonderful stay in a very special place !....thank you.

We rented Padstow House as a base to celebrate a big birthday.
With 7 adults and 3 children we needed a big space and your house proved to be ideal.
We booked via the “Homeaway” website and found the process very easy. We received a very quick response and soon secured our booking.
We arrived early in Padstow on our first day and contacted Nic the house keeper who was incredibly helpful and said that she would call us once the house was ready, she didn’t want to let us in until it was perfect.
Once we moved in it soon became apparent that the photos on the website do not do the place justice. The rooms are huge with high ceilings and the views from the front rooms are just incredible. The kitchen is wonderful with masses of cutlery, crockery, glasses, pots, pans and just about everything you could need. The oven and hob are easy to use and we soon got used to the induction hob which is fast and very controllable.
Just off the kitchen in one direction is a large dining room with a table big enough to seat 12. In the other is a decked patio area which will also seat 12. This area also hosts a small but powerful gas barbeque. It is also a sun trap – perfect for a spot of sun bathing. Beyond the decking is a small grassed area which is idea for small children to play on.
The bedrooms are located on two floors. The beds are very comfortable and the bedding luxurious. The bathrooms are lovely as are the towels. The hand soap in all the rooms is a very nice touch.
The house itself is situated a short walk from the centre of Padstow. It is also a 5 to 10 minute walk to the local Tescos.
I cannot recommend Padstow House highly enough. It offers the perfect place to stay while visiting local restaurants, pubs, shops and harbour amenities. The Rock ferry is a must as is a trip to one of the many “Stein” establishments, if the budget allows.
Perfect and a surprise engagement!

We enjoyed a long weekend at Padstow House in mid-July. There were 7 adults and 3 children aged 7 - 11.
The summer of 2018 did not disappoint with the weather and Padstow House did not disappoint with our accommodation! All bedrooms were very comfortable and the living areas and kitchen were perfect for our big group.
The housekeeper was amazingly helpful with taking in our shopping which had been a painful process involving Tesco! We were celebrating an 85th and 7th birthday and as it turned out an engagement as well because my gorgeous eldest daughter was proposed to! Nic put up decorations that I had posted to her which was so kind.
We would definitely look to come again, thank you!
The perfect venue - and we saw dolphins!

Padstow House was the perfect venue for my 60th birthday celebrations. We filled the six bedrooms with friends who all appreciated the house and views of the estuary as much as we did. It was very clean, comfortable and well equipped. We had some lovely BBQ's on the patio and sat around the large dining table for breakfasts. I really appreciated the welcome pack, flowers and birthday card which was a lovely touch.
From the house we were able to walk into Padstow for some shopping, excellent meals, coffee's and cocktails and also enjoyed coastal walks and a cycle ride along the camel trail. The sea safari even delivered a sighting of dolphins which was magical.
Padstow House was the perfect venue and we hope to be back soon.
A family home that is loved rather than just a holiday house

We have stayed in/near Padstow several times and have previously enjoyed the ‘eateries’!
We had a lovely time in Padstow and we were pretty fortunate with the weather as it looked as though it was going to be dull but in fact we only had one rainy day.
We all had a good time. We had a few trips out and went for dinner at Paul Ainscough No 6, terrific but with an empty bank account!
Nic was very helpful and in touch to ensure all was well and quickly resolved a small issue we had. We appreciated that she let us know that the house was ready earlier than planned, so thank you.
We loved the house and it was perfect for 3 generations. The property is ideal for a family stay. Great beds , ensuite showers. Plenty of kitchen equipment and smart tv in reception rooms and bedrooms. The Lego and games for children were good. Off street parking is a real plus and only a short stroll into Padstow. All in all a very good property as it is great to stay in a family ‘home’ that is loved rather than just a holiday house for rent.

We spent a great break in Padstow and the house was perfect for our needs. Parking made a huge difference and four large 4x4s parked with ease. The cream tea and prosecco was much appreciated and even more the flowers.We ate out at Prawn on the lawn, Rick Steins seafood and Rojano's in the square, all excellent and of course fish and chips from Chip ahoy ! The house was beautifully kept and the bed linen and towels were of a high standard.
A return visit one day and I would definitely recommend the house.

We arrived at our house on arrival it was spotlessly clean and a cream tea with homemade scones was waiting together with fresh milk etc,the beds and bed linen,towels etc were the best I have ever had outside a 5star hotel,the house keeper was on hand if we had any issues but we didn't and lastly there's plenty of parking and it's in a great location.

Padstow House is a lovely comfortable and spacious holiday home only a 5 minute stroll from Padstow harbour and all the restaurants and shops. There is private parking for 4 cars plus free on street parking. There is ample space for 12 to enjoy themselves plus 5 bathrooms, a modern kitchen and well furnished living and dining rooms.

Our recent stay in Padstow House provided everything we could have wished for to help our family celebrate grandpa's 70th birthday.
We were looking for a house that could accommodate 13 where we would have plenty of sleeping accommodation and bedrooms/bathrooms. We also wanted plenty of space for adults and children. Padstow House provided this to a very high standard. Everything was immaculately presented and the stylish new kitchen was incredibly well equipped. It was like moving into someone's special home. There were games for the children, a library of books for adults, a great BBQ area with sufficient seating for everyone on the patio outside the kitchen. Great for chilling in the evening.
The property on Dennis Road is only two minutes away from the centre of Padstow. It is also just above the Camel Trail where you can ride your bikes to Wadebridge and beyond. It is in a fabulous position overlooking the beautiful estuary. A week wasn't really long enough for us to do everything we enjoy to do in this beautiful area. Surfing beaches are only 5 mins away by car and Rock is a ferry boat ride from Padstow.
The lovely 'housekeeper' was on hand to help with any requests.
We felt very privileged to be able to hire this beautiful property in our favourite holiday destination.

Many thanks to Lisa & Graham and also the local team headed up by Nic who sorted anything we asked quickly & efficiently during our stay.
Small touches like the early key, fresh flowers, local produce on arrival etc. were greatly appreciated.
We had a great time staying at Padstow House and the weather was sunny for the most part which is always a bonus in April.
We’ve been to Padstow many times before, thoroughly enjoying walking to the town, beach, restaurants & Chough’s pasties, but this was the first time with nearly all of the family – 3 generations.
The house accommodated 12 of us with ease and we found it a very relaxing house to live in for the week, never feeling cramped or on top of each other.
It’s smart, centrally located & stylish and a great size; the bedroom configuration suited our needs perfectly – it really is a true home from home.
On cooler days/evenings lighting the fire was lovely & we never tired of the fantastic views of the estuary from all of the front facing windows.
We’ll definitely be back at some point & thanks again to all for a fab week away with the family.

Three generations of our family stayed at Padstow House to celebrate a 70th birthday. A great location enabled us to: pop in and out of town, walk to the ferry to take us to Rock and enjoy the Camel Trail. The house was beautifully furnished with a lovely seaside feel and all bedrooms individually decorated. It offered plenty of space for our group and was thoughtfully equipped with everything we could need. The flowers and mini hamper were a lovely extra touch.

Just back from a family holiday for 8 and we all had a fantastic time,
Its an amazing home that we did not want to leave and wish we could have stayed longer.
The accommodation is immaculately presented and is spotlessly clean and we really loved top spec kitchen complete with everything you could ever need. All the rooms are so spacious and from our bedroom we had a beautiful view over the estuary to wake up to, From having meals with all the family around the huge dining table to all playing games in the living room its the ideal family getaway.
The location is spot on with a five minute walk to the centre of padstow and we really couldn't have chose better and really appreciate the efforts you make to ensure a great stay.

Had an amazing short break here with the family. The property is extremely spacious and well equipped spread over 3 floors. The property is immaculate and very clean. The underfloor heating in the kitchen is sublime and the appliances are top drawer. Literally, I cannot fault the property especially as it is a stones throw from Padstow harbour where the local friendly feeling exudes from the local businesses. Thank you Lisa and Graham for a fantastic stay.

Great house, great location, beautifully decorated. An absolute pleasure to stay here. There were 6 adults ranging from 73 down to 42 staying and 6 children aged 2.5 to 8. The house never felt small and we never felt like we were on top of each other. The only downside (and I only say this as we had 3 small boys needing to run around) was the garden is not very big. But that is a minor detail in an otherwise amazing place. Would definitely return.

11 of us stayed at Padstow House for 5 nights over Christmas and thoroughly enjoyed our time there. We’d stay there again without hesitation. The property is spacious, equipped with everything you need and furnished to a beautiful standard. Nic was amazing – really helpful, especially being there for our Tesco delivery before our arrival. Great location too – only a few minutes’ walk from the centre of Padstow yet still quiet. Lovely views across to Rock and less than 15 minutes from two of our favourite beaches; Constantine and Harlyn. Thank you Graham, Lisa and Nic for such a lovely holiday.

This is our sixth visit to the wonderful Padstow House and we didn’t think that you could improve upon perfection but Lisa and Graham have done just that. They have really thought of everything to ensure guests have the best holiday possible and the changes are striking. Many thanks to housekeeper Nic for always being helpful and kind. Love and thanks from all the (v large) family and can’t wait to return.
The most fantastic stay in Padstow!

We had the most fantastic stay recently at Padstow House . You couldn’t find a better location for your group stay, just a two minute walk into the centre of Padstow , far enough away from any noise at night, but close enough to stroll in and out several times a day, which we did! We had a child in a buggy and you don’t need a car, there is a pavement the whole way in. The house had beautiful sea views, nice spacious newly decorated bedrooms and bathrooms and a cleverly thought out communal space which made it very social. You felt connected to the outside patio dining space from both the kitchen and inside dining room. It has a great BBQ! There was also, most importantly, a second sitting room for the kids.
Graham and Lisa were a pleasure to deal with and Nic checked us in when we got there . She gave us her mobile number and nothing was too much trouble, she gave us restaurant recommendations and beach swimming advice and really made us feel welcome and well looked after.
We loved Padstow and will most certainly be back, ideally staying at Padstow House again!

We stayed with our adult children and grandchildren (12 of us in total) and had a perfect week. The house is super-equipped for a large group, with excellent facilities, was perfectly clean, and there was plenty of room for all of us. A huge bonus was the parking for 4 cars - almost unheard of in the centre of town, although we hardly needed the cars. Walking to the harbour took less than 10 minutes, which meant that all the facilities, including the Camel Trail were within walking distance. We enjoyed having excellent family meals in town, but also enjoyed the barbecue and privacy of the garden. Our only advice would be to book restaurants early in peak season. We will be going back.

We stayed at Padstow House for 1 week in August 2016. The house was beautiful and really suited our mix of 6 adults and 5 children. The rooms are beautiful ( as is the view!) and the kitchen was really practical and stylish. The friendly housekeeper was super attentive. Great location as you can easily walk in and out of Padstow. We have been on group holidays now for over 10 years and we all agreed this house/location was one of our favourites!

A great house, in a great location. A real feeling of “a home away from home”. We would recommend this house to anyone looking to stay away with a couple of families. Beautifully maintained with everything you could wish for. We thoroughly enjoyed our stay here.
A top spot

We stayed as a group of 12 over the May bank holiday weekend. The house is beautiful. Clean, well furnished and really spacious even with 12 adults. Fantastic dining table that was able to accommodate everyone in a single sitting.
Really central location.
My only tip would be that the mornings can be very light through the venetian blinds present in some of the rooms so if you are a sensitive sleeper (like me!), take an eye mask!
