Large sunny, reasonably private, garden with table and six chairs.

Slate paved entrance to front door. Outside tap for washing off wetsuits etc. Ground floor entrance porch. Large lounge with wood burner. Large comfy sofa and two chairs. Wall mounted TV. Entrance into charming spacious dinning room with table and six chairs. Book shelves, books and toys.

Well equipped kitchen / conservatory with breakfast table [4 chairs]. Fridge-freezer, wine cooler, washing machine, ceramic hob cooker with double oven. Views and doors to lovely south facing cottage garden. Outdoor tap.Small table, 6 comfortable chairs.

First floor.
Main bedroom with king size bed, ensuite shower room with toilet and sink, and south facing window.
Twin bedroom with window to Dolphin street.

Second floor.
Windows with beautiful views up the rural valley. Modern luxury shower room with toilet and sink. Walk in shower.
Large double bedroom with both north and south aspects.

Care must be taken with children and elderly on the stairs. Headroom is low in places on the stairs.
Small children must be supervised when the bedroom windows are open.

I provide all quality cotton bed linen and towels but not beach towels. Tea towels and sink brush are also provided.

Please note that I do not have parking but it is available at the top of the village.Once a booking is confirmed I can suggest places to park where you don't have to pay.
I would recommend downloading a street map of Port Isaac prior to your arrival so that you can familiarise yourself with the street layout.

HOLIDAY PROPERTY BOOKING CONDITIONS
1. General
Mr NM Thomson and Mrs NK Thomson hereinafter referred to as the property ‘Owner’. The contract entered into is between the Owner of the holiday accommodation and the holidaymaker, hereinafter referred to as ‘the Guest’. The contract is not effective until the required payment has been received.
Nothing herein contained shall be deemed to create a legal demise or any greater interest than a license for the purpose only of a holiday on the terms herein provided.
Parties and loud music are not permitted.
2. Liability
The property owner does not accept liability for any accident, damage, loss, injury, expense or inconvenience, whether to person or property, which the Guest or any other person may suffer or incur arising out of, or in any way connected with the occupation. In addition, the Owner accepts no liability for loss of or damage to the Guests personal possessions (including pets) on the owners’ property or land.
The Owner accepts no responsibility for personal injury to, or death of, any Guests, or for other matters over which the owner has no control.
3. The Holiday
This agreement is made on the basis that the Property is to be occupied by the Guest for a holiday only, within the meaning of Schedule 1, Paragraph 9 of the Housing Act, 1988 and the Guests acknowledge that the license granted by this agreement is not an assured tenancy and that no statutory periodic tenancy will arise when it ends.
4. Eligibility
Bookings cannot be accepted from persons under the age of 18 years. Any pets you intend to take with you should be declared at the time of booking and checked and authorised via the Owner.
5. Authority to Sign
The ‘Guest’ who completes the booking procedure, whether over the telephone, in writing or on line, is deemed the legal signatory. The Guest certifies that he/she is authorised to sign the Booking Form on behalf of all persons who will occupy the property during the period for which he/she has booked and that they, including those substituted or added at a later date, are aware of the Booking Conditions. A booking is confirmed by payment of deposit and constitutes acceptance of the booking conditions and the advertised/agreed price. The Owner reserves the right to decline any booking or to refuse to hand over a key to any person who is not considered suitable, or who has not complied with the booking conditions.
6. Occupancy
Rentals are for a maximum of 6 weeks and commence at 3.30 pm on the start day of the holiday. The property must be vacated by 10.00 am on the day of departure.
The number of persons occupying a property must not exceed the maximum stated in the current property description (babies who do not occupy a bed are not counted as a member of a party). Occupation of the property by more than the permitted number of Guests will be deemed a termination of the booking, resulting in forfeit of payments and vacation of the property.
7. Bookings & Deposits
A deposit of £100 for each week, [or part of week] of the holiday (“Deposit”) must accompany the booking request. Any bookings made within 2 weeks of the start of the holiday will require full payment at the time of booking.
The Deposit, is non-refundable unless the Owner is unable to accept the booking.
A holiday booking is a legally binding contract and the Deposit paid upon booking is accepted in part payment for the holiday property. In the event of a cancellation for any reason, [refer to section 12] the Guest will become liable for the full cost of the holiday.
8. Damage to the Property
It is a requirement that the Guest has suitable holiday insurance in place to cover the stay in the property for the entire party, for any accidental damage to the property and its contents. By completing and paying for the booking the Guest confirms they have a policy that covers accidental damage to the booked holiday property and contents by any of the party.
The Guest is also responsible for informing the Owners of any breakages or damage to the property during their stay.
Please note that this includes the glass front of the wood burner in the lounge. If used correctly, as per the instructions provided, this glass will not break. Guests are liable to cover the cost of replacement glass should it be found to be damaged when the property is inspected immediately after the guests have vacated the property.
If at the end of the holiday the owner finds the oven and hob in an unreasonably dirty condition the Guest agrees to pay for the cost of having the oven cleaned proffessionally.
The property is thoroughly inspected by the Owner [or when necessary by other delegated adults] before and after, every new holiday occupancy, to ensure that it meets the high standards required. Any damage will be reported to the Owner.
9. Final Payments
The balance of the booking is payable before the start of the holiday. If the balance is not received within 14 days of the holiday start date, the Owner reserves the right to cancel the booking as per the conditions for cancellation and re-let the property.
10. Non-availability of Property
In the event of the accommodation becoming unavailable such as fire or flooding, or any other reason beyond the control of the Owner, the Owner will endeavour to provide the Guest with suitable alternative accommodation of up to equal value, or will refund all monies paid, or a proportion in the case of curtailment, whereupon the Owners’ liability will cease.
11. Changing a Booking
The dates of a booking may only be changed within the same calendar year, and are subject to availability and the Owners’ agreement.
Any alterations to a booking by the Guest may be subject to an administration charge of £10.
12. Cancelling a Booking
A booking can only be cancelled prior to the start of the holiday. A Guest who wishes to cancel must inform the Owner by phone and email.
A booking can be cancelled within 24 hours of the booking being made and any deposit paid will be refunded. After this time, an administration fee of £25 will be made.
If the Guest cancels the booking within 4 weeks of the date of arrival, or fails to use the accommodation without cancelling the booking, the full rental costs shall be forfeited to the owner.
13. Methods of Payment
Payment can be made by bank transfer or cheque [or cash with prior arrangement].
No access codes will be given until full payment has been made and any cheques cleared.
14. Guest Obligations.
The guest agrees:
a. To take very good care of the Property and ensure that it is left clean and tidy. If the property is left in an unacceptable condition an extra cleaning charge will be levied.
b. To pay for any losses or damages to the Property, its fixtures, fittings and effects caused by the guest or a member of their party [excluding reasonable wear and tear].
c. To pay for electricity, fuel, and WIFI charges incurred during the holiday that the Owner believes to be the result of excessive, and unreasonable Guest use.
d. To permit the Owner [or other chosen person] access to the property if its deemed necessary.
e. To accept responsibility for the supervision of all children, babies, pets and any adults. The enclosed garden is not child friendly.
f. Not to cause a nuisance or annoyance to occupants of other properties.
g. Smoking is not permitted on the premises. If this is not complied with a cleaning charge will be made.
h. Candles are not to be used even if they are there in the cottage.
i. To pay a £50 charge in the event that the cleaner has to clear and pick up waste and rubbish, including cleaning up a disposable barbecue used by the guest.
j. All unused food and drink must be removed on departure.
15. Breach of Contract
If there is a breach of any of these conditions by the Guest or any of the party, the Owner reserves the right to re-enter the property and end the Holiday and ask the Guest and their party to leave immediately.
16. NO Pets. Failure to comply may result in you being asked to leave without compensation and/or may incur subsequent charges.
17. Linen
Towels are not provided. Bed linen and kitchen t-towels are provided. If guests have allergies to certain types of bedding they should bring their own.
18. WiFi
Guests agree to comply with current legislation regarding the use of electronic data and the use of the internet. The broadband connection is monitored and excessive use will result in added charges. The owner accepts no liability for the loss or damage to the guests data or their inappropriate or illegal use of the internet.
19. External Activity
The owner accepts no liability for disturbances caused by wildlife, building activities or human activity in the vicinity or any noise from any source in the village.
20. Old Building
The property has all the associated charm of an old character cottage including, low ceilings and doorways, narrow steep stairs and having been built prior to modern building regulations is not comparable with a modern building. Every effort has been made to make your stay as comfortable as possible given these constraints. The climate in this coastal location is often damp and some condensation may occur and is normal when the property is left with doors or windows closed.
21. Compensation
Complaints not reported during your stay will not be considered for compensation as the owner will not have been given the opportunity to remedy them.
Complaints that cannot be resolved during your stay will be fully reviewed with regard to the above information and considered with our reasonable good faith.
22. Any condition not understood.

The location is perfect for being in Port Issac at the right place. We were lucky enough to be there during the Sea Shanty festival. It seemed like the town was always full of music. The home was perfect for 3 adults.

No. 12 is superbly located a minute’s walk from the harbour. The house is very clean, comfortable and tastefully appointed; the two bathrooms are a particular bonus. The garden is perfect for an evening cocktail before heading out to one of the local eateries. If you’re considering a visit to Outlaw’s fish kitchen, book it in good time. It’s excellent. We’d definitely stay in Kim’s house again and recommend it highly.

Perfect cottage near the harbour, decorated nicely and helpful host. Parking wasn’t as bad as we had anticipated but was up a fairly steep hill - good exercise though and it meant that we were just round the corner to the harbour where there was music or something on most evenings

A fantastic, centrally located cottage.

Thanks Kim, the cottage was great, just what we wanted. The outside space, we loved, and everything was as described. Thicker blinds may be an idea. We countered the early morning seagull squarking by using earplugs We would certainly recommend your property to others.

A great little cottage in the heart of beautiful Port Issac. Location couldn't be better. Literally seconds away from the harbour. The cottage itself is a beautiful little character property, although deceptively large once you're inside with 3 good sized bedrooms, good sized kitchen and a nice little outdoor space. Kim was also a perfect host, great communication and always responded incredibly quickly to any messages. All in all, a great holiday let.

A really sweet, well equipped cottage in the heart of a beautiful Cornish village. It’s not as commercialised as you’d expect with the Doc Martin and Fisherman’s Friends connections. Lots of interesting shops and good value cafes restaurants and pasty shop.

Thank you so much for a wonderful stay in your beautiful cottage, Kim. You have been an excellent host. The cottage was in a wonderful location and right in the heart of Port Issac which is a beautiful place to stay and so close to other local places like Rock, Padstow and Wadebridge. We felt really at home in your immaculately clean cottage and had everything we could possibly need. The beds were so comfy and the en suites were really handy too! We had plenty of room for all of us. We took your suggestion and got in all the supplies we needed at the Co-Op at the top of the hill and the parking space was safe and accessible every day. The cottage has a lot of charm and character which we love and we really like the little garden area for relaxing in the evening. We really fell in love with your cottage and hope to one day return! Thanks again, we have made some excellent memories this holiday.

You’ll really enjoy staying at Dolphin Street cottage. It’s comfy rooms and relaxed feel instantly puts you in to holiday mood. It’s spacious and the beds are very comfortable! Gorgeous sunny garden too. Pretty streets and harbour to discover and the Coop at the top of the hill has plenty of food available. Def recommend: Chapel Café, Port Gaverne Restaurant, the Angry Anchovy - for the best ever pizza! Enjoy!

Kim - thank you for your lovely comment. I'm very sorry I didn't write a review, being new to airbnb, I didn't realise I only had 14 days. I wanted to take time to review properly, I contacted their customer service but unfortunately they wouldn't make any exception.

We thoroughly enjoyed our stay, the house was really cosy and homely. As a result of the thunder storms we ended up staying there more than we intended, and the fire was lovely!
It really was a wonderful weekend, and everyone was very happy. I'll definitely recommend your house to any friends travelling to Cornwall.

Loved our time at Kim’s. Port Issac is a beautiful fishing village. The house is perfectly located to the harbor and center of the village. Everything Kim wrote about the house is accurate. It is comfortable and well appointed. Also close to many good restaurants. This lovely fisherman’s cottage is in an ideal location for exploring the N. Coast of Cornwall. So many great walks close by.

Christmas & New Year Stay!
What an absolutely fabulous way to see the year off. Sheer relaxation in this wonderful home to home environment.
We visited earlier this year for a long weekend with some family, this time we stayed for 9 long relaxing nights just the two of us & our lovely dog. Kim again like last time was fabulous to deal with & this is a factor to why we will stay again! that and the fact the master bed is so fab I'd like too take it home.

Kim's cottage is very charming and located in one of the tiny lanes near yards from the fishing port and a couple of excellent restaurants . The cottage was very clean, beds comfortable and kitchen well equipped. It had lots of character too. We would highly recommend it.

We have just returned from a lovely week in Nick and Kim's characterful cottage in Dolphin Street. The cottage is well appointed with 3 super bedrooms and 2 bathrooms and has an enclosed garden ideal for dogs and children! The living room is cosy, especially when you need to light the stove for the cool autumn evenings.
The location couldn't be better to appreciate Port Isaac at its most quaint and rustic. Also Outlaw's Kitchen (a well respected fish restaurant) is within a minute's walk of the house as well as various other pubs. However we particularly enjoyed our dog walks in the evening to the super inn in Port Gaverne which is about 15 minutes by foot

WoW! Kim's cottage is just wonderful. A real home from home feeling, with everything you need for a cosy, comfortable stay. The log burner is a fabulous bonus, and provided warmth throughout the cottage. The views from every window were gorgeous, and I enjoyed several cups of tea in the enclosed garden, again offering fab views of the surrounding hills. I am a regular visitor to Port Isaac and am delighted I found Kim's home. I hope she will have me and Barnaby, my little dog, back again. And thank you for being a lovely host, Kim.

Hi Kim,
Just to say thank you for letting us stay in your lovely cottage. You have equipped it really well and it's a proper little home from home.
We were fortunate to have a wonderful week in Port Isaac last week and the cottage was the perfect base for us to tour around Cornwall.
Thank you for allowing us to take our dog; he has had some amazing walks around Cornwall. We kept him downstairs as we do at home. I vacuumed before we left, cleaned the bathrooms and stripped the beds so hopefully everything was alright.

Dolphin Street, Port Isaac

Beautiful cottage full of character with wonderful views just a few steps away from Port Isaac harbour.
Three bedrooms, two bathrooms, lounge , dining room and well equipped kitchen/ sun room with washing machine. The lounge has a wood burner for those cold evenings. There is a garden which is a lovely little sun trap perfect for relaxing.
Port Isaac has several lovely restaurants featuring local catch and produce, tea shops, co-op, and gift shops to name but a few.
A very friendly village where the locals are more than welcoming and very happy to tell you about Doc Martin and the cast. Is a shame to have to go home!!

We are a family of 5 ( two adults and 3 boys ) and have just spent 3 nights at Kim's place in Port Isaac. The cottage is a bit of a tardis much bigger inside than it looks from the outside. We had great stay and could not find fault with anything. The cottage was very clean, the bedrooms were spacious the beds were comfortable with nice quality linen. The bathrooms were spotless as was the well equipped kitchen. The wifi which is important these days worked perfectly and never dropped out. The log burner was easy to use and made the lounge cosy in the evenings. Moving on to the location which also gets 10 out of 10 it is literally a stones throw from the harbour and local restaurants. Would certainly come back again. Well done Kim and thank you.

The cottage is full of character but has all the amenities you could need. We took advantage of the garden; sitting in the sunshine with a bottle of prosecco. Well positioned near restaurants, pubs & shops our stay was just perfect. If you visit Port Isaac this is where you need to be!

Lovely cottage with everything you need. Kitchen bright and sunny - sitting area in garden was nice. Such a convenient location with view of hills behind. Cottage well equiped and Kim very helpful and friendly. Fresh flowers in house was a nice touch.

I cannot recommend this property enough!! Port Isaac is a beautiful quant town in Cornwall with a real rustic salt of the earth feel, there the most beautiful costal walks and beaches, and of course Doc Martin. The cottage is so tastefully decorated, but not loosing that cottage feel that so often happens when properties are renovated. The owners clearly take pride and are invested in making your stay as delightful as possible. You can see this through the lovely facilities such as high quality bed linen and comfortable beds and sofas. We as a family required some extra comforts and nothing was too much to ask for (within reason). The cottage is extremely well kept and very clean. If you are looking for a quintessential holiday to Cornwall, Port Isaac and this cottage iare where you need to stay!! Thank you so much for such a pleasant stay.

We had a great holiday in Port Isaac. Kim has done the house so thoughtfully and beautifully. Everything is thought of and catered for, and the nooks and crannies provided endless excitement for our two kids (age 2 &4). There was no wifi at the house but even though I think this is likely to be installed soon, it was actually bliss not to have reception or Internet and allowed us all to truly switch off. I would wholeheartedly recommend Kim's holiday home.

We had a fantastic peaceful holiday! Port Isaac is a beautiful quaint village full of Cornish charm! The cottage beingin the heart of the village really took you back to the past but with the advance of modern comforts! We had an amazing holiday exploring Cornwall & will definitely be back- soon!!

We had a very enjoyable week in Port Isaac. The cottage is clean and comfortable and in a great location in the very centre of Port Isaac. There were only 2 of us but the cottage would comfortably hold a family. The only downside of Port Isaac is parking, the car park is a fair trek and up steep hills but if you're fit you'll enjoy it.

We had a wonderful week staying in this delightful fisherman's cottage right by the harbour. It was lovely and quiet, very light and airy, with a pretty enclosed garden. The sun was in the garden all day. Very comfortable beds and light modern bathroom with large shower.

We really enjoyed staying in this lovely cottage. From the super comfy beds to the delightful sunny garden. The cottage is ideally located less than a minute's walk to the local pubs and harbour but still feels peaceful. Kim is very helpful and gave us some great suggestions for places to eat. We would definitely stay here again and I've been telling all my friends about it!

This cottage is just beautiful, its a quirky traditional Cornish fishing cottage, and yet its immaculatly presented as you would expect from a high quality holiday let. From the outside it doesnt look big, but its a tardis. The garden is a sun trap and the very top bedroom is one to fight for! I have stayed at the cottage as a child growing up and have very fond memories of holidays in Port Isaac...however, it did not look like it does now. The new owner have renovated it to an exceptional standard and yet have retained all the traditional features. I would stay here in a heart beat and wish I had the opportunity to stay there more often. The owners Kim and Nick are great and will go out of their way to help you and make you feel comfortable and relaxed. book it!
