Smugglers, Higher Rosevine Farm, in the heart of the Roseland Peninsular, Cornwall, in an Area of Outstanding Natural Beauty and Heritage coastline.

A well presented single storey cottage in courtyard garden setting. Also suitable for Mobility impaired.

Sleeps 4 in twin and double room, Wi-Fi, well equipped kitchen, open plan dining/living area, level wet room. Underfloor heating. Off street parking. A 5 minute walk to the S. W. coast path and sandy Porthcurnick beach. On our lane is Curgurrel Farm shop selling fresh fish and vegetables,The Driftwood and Rosevine Hotels and Hidden Hut café on the beach are all just a few minutes walk away, suiting all tastes from snacks to Michelin starred dining.

We are only a 15 minute scenic coastal walk into Portscatho village, with it's shops, pubs and cafes.

We are low impact development, being water and energy wise, all our facilities are designed with this in mind, to be as sustainable as possible.

A perfect location for a beach, walking, active, sightseeing or relaxing holiday.

Peace and quiet at Smugglers Barn

When i booed Smugglers Judy took time to explain that the barn was not fully accessible however there was a sturdy aluminium ramp supplied which enabled me to get my partner who is a wheelchair user in and out of the accommodation.. Judy told us to remove whatever furniture we required to make access inside the barn easier. This worked really well for us. Wh brought our own shower chair as advised at time of booking. When we arrived we were warmly welcomed by Judy who also provided us with a fantastic cream tea which we devoured with relish. We had breakfast upside in the courtyard which is bathed in sunshine all day. Smugglers is a short walk from Porthcurnick beach and the fantastic Hidden Hug. The farm shop up the road is definitely worth a visit as is the bakery in St Mawes which is a short drive away. The barn has full cooking facilities and a dish washer, there also a washing machine in one of the out buildings. If you are looking for a totally quiet time interrupted only by birdsong then this is the place for you. Would we stop again, the answer is a resounding YES!!

Compact and clean Cornish cottage

Lovely views and super situation for this on one level accommodation.
Hosts nearby to sort any issues and very friendly.
A short walk to the sweet beach with a lovely coffee hut that also serves smashing snacks- steep climb back up but worth it.Not suitable for those with limited mobility and no disabled parking but you can do a drop off. Some fab walks along the coast and easy access to some other lovely beaches at Carne and Pendower and over to the small beach hamlet of Porthscatho.
The cottage was warm, clean and had all the equipment you could need including a washing machine and tumble dryer .
Only one thing lacking - a fold down shower seat and /or a grab rail for those of a wobbly nature!
Also supplied with the cottage was one really lovely and very chatty cat called Fonzie- a little smasher!
Thanks to the hosts who were tolerant of my two elderly relatives who without hearing aids in the morning could have wakened the dead.LOL

We stayed at Smugglers at the end of April. We received a warm welcome from the owner. The barn was warm and cosy and well equipped with everything for our stay. Set in a courtyard with outside sitting and eating area. It is situated on a quiet lane 5 minute walk from Porthcurnick beach and The Hidden Hut. The village of Portscatho is nearby with an excellent shop, butcher, pub and cafe. Easily accessible to the lovely coast path . The Spring flowers were delightful. Such a lovely time of year to visit. Would highly recommend.

Great location, comfortable property!

Smugglers Barn was gorgeous! Not huge but fine for us and our 2 children! Very clean and very very comfortable beds! The location is superb with only a short walk to a quiet beach and a busier beach alike! St Mawes is gorgeous and a fishing trip with Fish and Trips is a must! Skipper James Brown was superb! All in all a great location for touring or just soaking up the sun and swimming in the sea! We would not hesitate in recommending this and will hopefully visit again some time

Quiet and peaceful

We were greeted by Judy & Jon on arrival.. they were so accommodating and showed us around. Weather was unpredictable but that didn't stop us as we explored Cornwall.. the cottage was in a great location by the beach .. had a wonderful time and will be booking again to stay here..

Perfect location in this hidden gem of Cornwall

Booked at the last minute due to sudden change in my wife's work schedule. Judy and Jon (the owners) kindly agreed to allow us to break the usual changeover and book Wednesday to Wednesday (for a slight increase in charge as you would expect).
There are two rental cottages at Higher Rosevine Farm and Judy and Jon also live on the site in the cottage that adjoins Smugglers where we stayed with our two children. The other holiday cottage, Wreckers, is slightly larger and is on two levels. Smugglers is entirely ground floor accommodation.
Judy and Jon have done an amazing job transforming the original barns into holiday cottages. Smugglers is a small and functional but cosy cottage. It is clean and in good condition. Not as fancy inside as some cottages but then I would expect you would pay about £1,000 more per week if it were. It is perfect for those wanting a family break in Cornwall with lots of trips to the beach.
There is an open plan sitting / dining area and kitchen. The kitchen is well supplied with everything that you could need. There is no freezer or chiller compartment but Judy and Jon kindly cleared out a shelf in the freezer which is in the laundry barn. A TV in the sitting area incorporates a DVD player and we enjoyed a couple of movie nights in the evenings - you will need to reorganise the armchairs/sofas though to sit and enjoy as a family of four.
The cottage has a good WiFi signal but the mobile and 3G/4G signal is patchy.
The cottage doors open out onto an internal courtyard area which has an abundance of flowers which Judy maintains beautifully. Outside Smugglers is a table and four chairs.
Not mentioned in the website for the property is one of the cottages' best assets - the laundry barn. Outside the barn is a cold water shower and a tap which is brilliant for rinsing wetsuits / beach gear. The laundry barn inside has drying lines. A washing machine and dryer within the barn are available for small charge. An outside rotary airer is also for use of guests. Plenty of off-road parking available and there is a gated mown field available for children to use.
Best thing of course, it is just 5-10 mins walk to Porthcurnick beach and about 20 mins walk to Portscatho. Do check out Hidden Hut cafe on the beach. South West Coast path is minutes away.
Would love to return to this area as so much still to explore and would definitely consider staying here again.

This was the seventh time I have stayed at Higher Rosevine, which probably says as much as any other commendation I can give. Jon and Judy Parminter made an attractive and appropriate conversion of the barns: the two holiday lets are quite different, and have their own good points, but you may find Smugglers a little cramped for more than two people. Recommended.

Happy and relaxed in Cornwall

Having been to the area only a couple of months previously we were keen to re-visit and were very lucky to find Smugglers Cottage available for a mid-week let during half-term.
Our initial enquiry was very quickly answered and arrangements made, on arrival we were given a very friendly greeting by Judy and Jon and Judy then showed us around the cottage and farm and explained their ethos of being as ecologically friendly as possible in how the cottages were re-built and how they operated.
The cottage itself, being open plan was spacious and suited the two of us perfectly with everything we needed for our stay and was immaculately clean and tidy.
It's location, for us is just about perfect, we wanted to be close to St Mawes (5 miles / 10 minutes away) but had no idea until we arrived that the cottage also had a Michelin starred restaurant (Driftwood) about 200m away as well as another very good restaurant at the Rosevine Hotel about 400m away plus Porthcurnik beach under 5 minutes walk which, as well as having beautiful views seemed to be very child friendly with safe swimming and lots of rock pools exposed at low tide and, a real gem of a place, The Hidden Hut cafe over-looking the beach serving excellent cakes, hot food, coffee etc (with lavatories!) and brilliant chunky wooden benching
You may also easily walk over the cliffs from the beach to Porthscaro where there is a village shop / Post Office and artists studios over-looking the beach and a good value and friendly pub the Plume of Feathers were we ate on our first evening.
If you wish to explore the Rosevine Peninsula (or easily go further afield via the King Harry Ferry) it is an excellent base and place to stay and one we will happily re-visit.

Cosy and comfortable and close to a beach.

The owners made us very welcome. The accommodation was clean and comfortable and with pretty much everything you would need for your stay. The beach is just down the road which is ideal for us and we visited almost every day. There is a pub in Portscatho very near by. It gets very busy, so book ahead. Mostly we self-catered, or ate in St Mawes, which is charming. Most pubs/restaurants would need to be booked during the summer. The Roseland Peninsula is beautiful with lots of coastal path walks and good beaches

We had a very enjoyable week in Wreckers Barn . It certainly lived up to our expectations from the description on the web site . We were warmly welcomed by Judy and Jon who live on site and made our stay a happy and comfortable experience . The property was ideal for us being on one level and easily accessible . Lovely views across the countryside and walking distance from Porthcurnick beach . The location is good for visiting the gardens and beaches of this lovely part of Cornwall and for walks on the coastal path .Our favourite beach was at Caerhays. St .Mawes is only 15 minutes away ,lovely harbour,easy parking and a ferry to Falmouth .
We would recommend this property to anyone who wants comfortable accommodation in a beautiful location .

Beautiful Cottage with a great location

We had a nice and pleasant stay in this beautiful Cottage. It's tastefully furnished and very clean with perfect Equipment. The location of the house is great for trips to the many gardens and hikes on the coast side. We felt very comfortable and Judy and Jon made us feel welcome. We would recommend the house to anyone anytime. The best thing probably were the beautiful coast trails along the whole cliffs and coast sides of the surrounding. But there also are many interesting and beautiful towns which you can visit.
Summing up it was a beautiful holiday for us and we would love to visit again.

Ideal for a family holiday

Pleasant accommodation in a great location. Short walk from the beach and within easy distance of many other attractions. The cottage was clean, comfortable and equipped with all we needed for a lovely holiday. The owners live on site, and were very welcoming and helpful throughout. The local beach was very good (even with its own cafe). The Lost Gardens of Heligan are well worth a visit, but there are plenty of other gardens and castles within driving distance. Do remember Cornwall is quite big, though, so if you fancy a trip to Lands End, this would not be the base to choose. (We went to Tintagel on the way, which the children loved, but not really an option if you fly in to Newquay.)

Beautiful barn in a short distance to the beach

We found a really beautiful and very calm place for holiday. The barn is very comfortable, well equipped and established, only the living room could be a little larger if you don t have so much good luck with the weather as we had.
The view to the landscape is great. The short walking distance to the beach made it possible to enjoy the days and evenings on the beach. You can explore a lot of different beaches and places, the southern coast path is nearly in front of the door.
We would recommend the accommodation to everybody who wants to enjoy the nature looking for a calm place to spend restful days.
We travelled with our two sons, they enjoyed the holidays as well!

perfekter Urlaub

Alle Angaben aus der Beschreibung trafen 100% ig zu. Die Ausstattung war sehr komfortabel, das ganze Haus/ der ganze Hof ist absolut sauber und liebevoll gepflegt. Wir hätten annehmen können, dass wir die Erstmieter waren, in solch tadellosem Zustand befindet sich die Smugglers Barn. Die Lage ist ideal, ziemlich ruhig und trotzdem ist der Strand zu Fuß gut zu erreichen. Zum Starten für Wanderaktionen ist die Lage ebenfalls prima. Wir waren mit dem PKW und dem Motorrad unterwegs. Für Motorradfahrer ein idealer Platz, großer Parkplatz am Hof und ggf. ist sogar ein Platz in der Scheune frei. Mit dem Motorrad konnten wir übrigens ganz Corwall gut befahren.
Na und das Vermieterpaar - einfach nur sympathisch. Nette Begrüßung, gelebte Herzlichkeit, viele gute Tipps für Unternehmungen. Wenn wie zu unserem Aufenthalt das Wetter mitspielt steht dem perfekten Urlaub auf diesem herrlichen, stilvollen Hof, auf dem Alt mit Neu gut kombiniert wurde, nichts mehr entgegen.
An dieser Stelle möchten wir uns nochmal ganz herzlich bei Judy und John bedanken und allen unseren interessierten Freunden sagen, dieses Quartier ist eine echte Empfehlung!

An excellent place to stay, about a quarter of a mile from Porthcurnick beach. Very good accommodation, clean and well provided. Very quiet and relaxing. As a disabled person who has to rely on a wheelchair for mobility, the cottage was well set out and easy to move around in. Jon and Judy were very friendly, welcoming and extremely helpful during our six-day stay. There is a ramp available for access. Should there be any specific requirements, it would be advisable to contact Jon and Judy beforehand.
The attractive village of Portscatho is less than ten minutes away by car and St. Mawes (the location for the classic 'Murder Ahoy', with Margaret Ruthherford) can be reached within fifteen.
Highly recommended. Thank you Jon and Judy.
