This superb fully air-conditioned, bright, spacious contemporary 2-bedroom apartment, has recently been updated (2020). The air-conditioning has individual controls per room which makes it extremely comfortable for the peak summer months in Nice. The doors and windows have been upgraded to double glazing and the window shutters and awning operate with remote controls.
It has a wonderful dual aspect with an expansive view of the Mediterranean sea from the front balcony, and the gorgeous bright light from the sea stretches right through the apartment to the rear balcony where you can view the nearby Alps, the ancient hill called Nice Chateau, as well as the Promenade Des Anglais.
Shops and restaurants can be found at less than 50 metres away. The new tramway which is direct from Nice airport and terminates in Nice Port airport is less than five-minutes walk from the apartment and runs regularly.
It is approximately 78 sq metres and comprises of a living/dining room, an open-plan kitchen, two large bedrooms, two bath/shower rooms and two balconies.
The apartment is on the 5th floor (with a lift) within a well-kept residence. It is in a fantastic location at the corner of the Port area and within easy walking distance of many restaurants, cafes, shops, town centre, the old town and beaches. It is also ideally situated to visit the neighbouring villages of Villefranche and Beaulieu-sur-Mer as well as Cap Ferrat and Monte Carlo.
It has a maximum occupancy of 4 people (plus babies) and would be perfect for a small family or group of friends who wish to be near to the sea, and all that the city has to offer.

PROPERTY FEATURES
Living room: bright and modern with amazing sea views over the entrance to the port of Nice. It has double doors opening to a balcony where you can sit and watch the boats go by whilst enjoying your breakfast and lunch! The living room is furnished with a contemporary L-shaped sofa, dining table and four chairs. There is a SMART TV (with internet access).
Kitchen: is open-plan to the living room and is very contemporary with granite worktops. It is well equipped for cooking and dining and has an oven, gas hob, dishwasher, fridge, freezer, toaster, Nespresso coffee machine, iron and ironing board.
Utility: in a utility space on the rear balcony there is a washing machine.
Bedrooms: there are two large bedrooms, one with double bed (160x200cm), the other with 2 single beds (90cm wide or double of 180cm when joined together). Both bedrooms have fitted wardrobes and views over the Chateau of Nice and the Alps. One of the bedrooms has double doors out to the rear balcony and the other bedroom has an en-suite room.
Bathrooms: there is one independent bathroom which has a shower over the bath, washbasin and WC and has recently been completely renovated with a contemporary bathroom suite. There is also a stylish en-suite shower room with a large washbasin and WC. Hairdryers are also provided.
Outside: from the living room there is a sunny balcony with a table and two chairs, which has fantastic views over Mediterranean, the gardens and the sailing club. From the second bedroom, there is another balcony with a table and two chairs and views over the Chateau & the bay of Nice. There are communal parking spaces available and a remote control is available for entry. Paid parking is available on the road outside the building.
Swimming pool: is not available here, but then you do have the beaches and the sea on your doorstep!
Internet: Wi-Fi connection available here for your laptop.
Telephone: is not available here - sorry.
Baby facilities: it would be necessary to take your own travel cot.
Winter heating: is by central heating radiators and is included in the rental cost.
Gas, electric & water: are all included in the rental cost.
End-of-stay cleaning: has been priced separately, so that if you are staying for more than 1 week you are not paying for it more than once. It is 85 Euros and is paid directly to the owner.
Bed & bathroom linen: has been priced separately here to give you the option to take your own (or in case the number of people in your party is less than the number of places). If you wish to hire these, they are available for 20 Euros per bed for linen and 10 Euros per person for towels, paid directly to the owner.
Taxe de Séjour: In France it's usually necessary to pay this (tourist tax) and it's calculated based on the number of people in your group and the time of year you stay. Under 18's are exempt. We will advise you of the tax due at the time you make your reservation and how it is to be paid.
Damage deposit: The owner requests a damage deposit of 200 Euros on arrival. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.
Change over day: is normally a Saturday however the owners can be flexible on request
Long weekend stays: are possible at this property with a minimum of 4 nights stay.
Pets: are accepted here upon request – please enquire.
Smoking: is not permitted inside this property - sorry (balcony is ok).
Supplementary services: baby-sitting and additional cleaning may be available upon request.
ABOUT THE LOCAL AREA
Local shops can be found just 50 metres away, a boulangerie 100 metres, a supermarket 150 metres and a wonderful restaurant on the sea front just 20 metres. You also have a great selection of restaurants to choose from all around the port area and in the nearby old town of Nice. For shopping there is a great choice in the department stores, the designer shops and gift shops of Nice.
Local markets are held in Nice and in Villefranche. The most well known is held in the ‘Cours Saleya’ in Nice, adjacent to the old town, and offers an array of olives, flowers and fresh produce. There is also an antiques market held here on a Monday.
Sporting activities in the area are abundant– there is sailing, diving, fishing, water sports, jogging and rollerblading along the Promenade des Anglais, and of course the beaches. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.
Beaches can be found just 50 metres away at the Plage Nautique, and right along the front of Nice as far as the airport. From here you can enjoy the sunshine glittering on the azure blue waters of the Med, watch the many boats crossing the ‘Baie des Anges’, and see the planes and helicopters coming in and out of the airport.
The ski stations of Valberg, Isola 2000 and Auron are approximately 1 hour’s drive away if you fancy a couple of days winter sports!
Getting around from here is very easy. You have the bus and train services, which have a great network along the coast and further inland - the nearest bus stop to this apartment is 20 metres away. A car is really not necessary here.
Sightseeing is endless; you have the historical old town of Nice; the restaurants and yachts in the port of Nice; a stroll along the Promenade des Anglais; the views from the Chateau of Nice; the Museums of Art in Nice; the animals & plants at Parc Phoenix; the charming Mediterranean towns of Villefranche-sur-Mer and Beaulieu-sur-Mer; the zoo and coastal walk around Cap-Ferrat; the perched village at Eze; the casinos and port of Monaco; and the Italian border town of Menton. It is also possible to cross over the border to experience the flavour of Italy!
Other entertainment includes shopping, the casinos & nightlife of Nice, boat trips, cinemas, wine tasting, helicopter rides, or just good old relaxing on the beach!
