Imagine living in your very own Burgundian winemaker's house in the heart of one of the best wine regions in the world. Imagine a spacious home, lovingly renovated by the owners in conjunction with a fantastic architect and highly experienced local artisans. Imagine the perfect balance between authenticity and modern luxury so that you have a true Burgundian experience in deep comfort.

Imagine an enormous terrace on which to sit and watch the world go by, a large, secluded garden for relaxing and sun bathing and your own small vineyard at the back to inspect and observe wine growing at close quarters.

This is 10pulignymontrachet - or 10pm for short.

Our home is close to the tourist action in Beaune etc but nestled in peace, quiet and luxury amidst the best white wine vineyards in the world - now with the added charm of being within a UNESCO World Heritage site.

Having said this, it is also within walking distance of two Michelin-starred restaurants, wine bars (one "the best Chardonnay wine bar. Ever." according to some very knowledgeable guests!), and excellent bistros where the local winemakers and growers eat, drink and are merry.

The house is very traditional, having belonged to a winemaker in the past, with oak flooring throughout, Burgundian stone and "enduit" and original features. But the plumbing, the kitchen amenities and the size and comfort of the beds are very up to date!

The whole property consists of the Main House and the Little House which were originally a family house and its granny annex, separated by a very thick Burgundian stone wall, so well insulated from each other (and the cold/heat).

You can take the Main House (three double bedrooms, each with en suite) in the knowledge that you will have EXCLUSIVE use of the house, the gardens and the patio/terrace areas. We will not let the Little House to anyone else if you are staying in the Main House.

If you are a larger party, there is also the potential to rent its equally spacious, completely self contained, 'Little House' (sleeps four additional guests in two double bedrooms with one shared bathroom). This will have its own listing in the future. Just contact us to sort out your booking.

10pm was completely renovated to offer luxury accommodation, combining original features with modern facilities, including some very atypical plumbing (ie powerful 'Raindance' showers)! And we "refresh" 10pm every year to keep it looking good throughout.

We like to be comfortable, with lots of space, large beds, luxury bedding and mattresses, a kitchen made for entertaining and the rest of it. This is our holiday home, so it includes all of the features that we love.

Our architect is obsessed with getting the greatest amount of natural light into a home as she can possibly manage, and she has managed this particularly well! This adds to the feeling of light and space in both properties.

As an extra treat, we have connections with wine makers, and experts in the area who may be able to offer you, at a modest cost and as convenient for you, a completely bespoke experiences and consultations on your voyage of discovery...

They can help you to organise visits to special wineries, private wine tastings in the house accompanied by the finest local food, inside information on the best restaurants to suit all budgets, fun wine education sessions etc.

But this is your choice. You will be equally happy if you want to run under your own steam.

10pm comprises...

Three spacious double bedrooms, each with a King (Queen in the US) bed, with deeply comfortable mattresses and classic décor. Each bedroom is individually designed to reflect a season of the year in Burgundy and contains both antiques and original art.

Each bedroom has its own luxury en suite shower room with Hansgrohe "Raindance shower heads (a wand and a fixed head). It is like bathing in warm rain in our pre-softened water!

A separate family bathroom, overlooking the vines, with a cast iron roll top bath and stone and marble tiling.

A large open plan, bright (South facing) living room with a fully fitted American-style modern kitchen. We have designed this space with conviviality in mind so that you can cook and interact with friends at the same time or share a wine tasting at the central island. Extra little luxuries include the wine fridge, the Krups espresso coffee maker and also the filter coffee maker.

The dining table in the Main House can seat up to 10.

There is a very large private terrace just outside the front door with a large table and chairs, plus a bistro style table where you can relax and have an outdoor meal, a quiet aperitif in the evening or simply watch the village life go by or gaze over the Montrachet vineyards. And if the sun gets too hot, there are sunshades too.

The garden is large, verdant, peaceful and totally private. It provides both sun and shady spots as you wish. Two large bistro-style garden tables and 10 chairs, eight comfortable recliners, a large 'bistro' sun shade and outdoor lighting are there for guests' use.

To the rear of our house is our small vineyard - the 'vininch' as we like to call it. It boasts the only red grapes in the village (those of you who are into your wine will know the reason for that!!).

There are laundry and ironing facilities, a secure storage space for your wine, and secure off street parking.

We have WiFi broadband and sound system and a (very discrete) television! Get to know each other again instead of using all that kit... Or use your wireless devices to pick your own web based entertainment.

The central heating keeps it warm in winter and the very thick walls keep it cool in the summer and quiet all year round.

We also have a combined heating/cooling air conditioning system through which guests can control the temperature in each individual room.

Fabulous place to stay, great hosts

Staying in Peter and Lucy's home near Beaune was the best decision we made. We love that it is located in an extremely small town not very far from Beaune or other charming towns. The house is perfect. It was remodeled with no shortcuts! Everything has been considered and attended to. Showers are modern and spacious. The kitchen is ideal for a group to cook together.
One of our favorite features is the patio over the adjacent garage. We had a glass of wine (or two) each evening enjoying the sunsets.
Peter and Lucy were exceedingly helpful both before and during our stay. We would not hesitate to recommend this place to others and we are already planning a return trip next spring.

Wonderful spot to truly enjoy the Burgundian countryside.

Lovely village, extremely comfortable accommodations and a host who is the consummate communicator made PM10 exactly what we were looking for!
Special touches like finding a few staples,wine and croissants, a bottle of cremant for the birthday guest, and restaurant reservations for our late night arrival were extremely appreciated extras.
If you are looking for a quiet spot from which to explore super wine and Michelin star restaurants, look no farther.

Amazing property in wine heaven

This is what a HomeAway rental should be - a real home away from home. Peter and Lucy were amazing to work with throughout our vacation planning and by the time we arrived at 10PM I truly felt as if some friends were letting me stay in their home for a week.
The house is wonderfully maintained and beautifully appointed - high end kitchen, bathrooms, linens, and everything you could need to have a luxurious stay in the heart of wine country in France. When we arrived, there was a wonderful welcome basket of wine, bread, cheese, and some other items so that we would not have to go to the grocery right away. In addition, there was a pantry that had a great selection of herbs, spices, and other staples. This was an unexpected surprise as most of the rentals I've stayed in the kitchen has been completely bare upon arrival. It was so nice not to have to buy every last little thing we needed, but instead just use what was there and replenish anything that we used up - just as if we were staying in a friend's home.
The Main House has 3 bedrooms each with its own spacious en-suite (plus a large family bathroom with a HUGE bathtub!) and the (not so) Little House has 2 bedrooms with a large shared bathroom. The two houses are connected by an outside stair and this worked perfectly for our group of 7 adults. The house was spacious enough that no one felt crowded and cozy enough that we could easily enjoy relaxing evenings together. The large patio was wonderful for an aperitif in the evenings watching the sunset over the village.
10PM is located in Puligny-Montrachet, which is a small working wine village a few miles outside of Beaune. There are a few very good restaurants, a nice bakery, a small grocery, and lots of places to enjoy a nice glass of wine. It is nestled up against some of the most prestigious vineyards in Burgundy and in fact there is a small vineyard right in the back yard.
There is no train station in Puligny-Montrachet so a car is helpful, although our favorite part of our stay was taking bicycles and riding thru the vineyards on the well-marked bicycle paths. However, if you do venture out by car it is a beautiful and easy drive from PM throughout Burgundy.
I am not sure what else I can say other than I have no hesitation at all in recommending 10PM to fellow travelers and I am already trying to figure out when I can go back !!

10pm is a magical place

Staying at 10PM is as magical as the famous vineyards that surround it. We have just concluded our visit to 10PM and it was difficult to leave. Three beautiful large bedrooms with en-suite bathrooms along with a fourth bathroom. It has a gourmet kitchen with high end appliances, granite counter tops, all the pots, plates and wine glasses you would need. It makes cooking a joy. There is a wonderful outdoor patio area with scenic views of vineyards and an enclosed yard for you to use the lounge chairs and relax after wine tasting. This house has air conditioning which is a rarity in France and is a plus during the hot summer months. The location in Puligny Montrachet is walking distance to the most famous white burgundy vineyards; Montrachet, Bartard Montrachet, Chevalier Montrachet, Bienvenues Batard Montrachet and Croits Batard Montrachet. It is a little slice of heaven. Peter and Lucy are always available for answering questions and offering advice on restaurants. We can't wait to return.

Class and authenticity in Burgundy

We have stayed in homes across France for 20 years and 10PM, in Puligny Montrachet, is the ‘best of the best’. The beautifully appointed house is extremely comfortable and full of personality and style (with the most comfy beds and great ensuite bathrooms.... not to mention the extraordinarily well equipped kitchen). A former winemaker’s house it has a large garden and even a small vineyard. Puligny Montrachet is a wonderful town and conveniently located just 12 kilometres from Beaune. There is no better village to use as a base to explore the vineyards, cellars, chateaux and beautiful countryside of this spectacular region. Thank you Peter and Lucy for sharing your home with four visitors from the over side of the world!

In a nutshell: perfection!

Wow, what a special place 10pm is!
We shared both the main and little house and felt it was the perfect space for our group.
Intimate but yet had the feeling of privacy as well, which is important with a group.
Ambiance of being in the famed and charming town of Puligny-Montrachet was magical.
Upstairs deck and downstairs yard provided perfect dining, offering warm and sunny or cool and shady depending on the time of day.
All amenities were spot-on - THANK YOU for having espresso machines and REAL wine glasses!! Something often lacking in rentals.
Peter and Lucy were also wonderful beforehand with suggestions and followup, as well as during for any last minute questions or needs.
Their guest portal provides helpful information about the area.
We will definitely stay here again when we return to wine country.

The perfect holiday home in Burgundy

This is the third year in a row we've rented Peter and Lucy's lovely home in France, and we loved t it as much as ever. They have truly made it a home away from home. It's comfortable, attractively decorated, and has every amenity you could want, from bicycles to a barbecue, air conditioning to rain showers, not to mention the kitchen fully equipped for the most enterprising cook. Sitting on the patio having breakfast, gazing at the beautiful hills and vineyards of the Côte-d'Or, and sipping wine on the same patio through sunset to twilight made us never want to leave. Should you wish to stir from the patio, you're only 10 minutes walk from the world-renowned vineyards were just looking at. And for those like me to like to walk, Pascal downstairs is not only a fountain of knowledge about wine and reliable source of recommendations as to which to choose, but also a great source of local knowledge; he suggested sentiers de randonnée (the wonderful French foot paths and hiking trails) with absolutely stunning, unforgettable views.
Peter and Lucy are the most thoughtful and helpful hosts imaginable. Their well-designed website has lots of information on local goings on, things to see and do, market days, shop and restaurant recommendations, and they are quick to respond to any question.
In short, we couldn't have asked for more, were delighted with our stay, and we hope to return once more to 10 PM one day.

Outstanding and lovely property!

If you are looking to experience a real French wine experience in a lovely part of France this is the place for you!

Fantastic property very well maintained and of high quality! Everything you could want is included at the house and the owners provide you all of the help you could possibly need to make your stay a trip of a life time. We were a party of 7 and rented the entire property which more than provided enough space for all of us for both sleeping and bathrooms. If you have traveled in Europe you probably expect small bathrooms and especially showers but that is not the cas at all here, walk in showers with rain head fixtures will make you feel right at home. No issue with enough hot water for 7 either!

Linens were of high quality and the house is completely lovely in the decorative style throughout the house!

We celebrated a special birthday as well as an engagement and the owners went above and beyond in making our celebrations wonderful. They provided assistance in making reservations at a 3 Star Michelin restaurant that was the food experience of a lifetime.

Wine tours/tastings, bike rides thru the French countryside and magical memories are just a few things you will experience staying at this property! I loved it and plan on returning in the future!

Wonderful house in Burgundy

We spent a wonderful week in this beautiful house in quaint Puligny-Montrachet. We really liked the house layout, with each of the three bedrooms having its own private bathroom and lots of privacy.

The kitchen is spectacular, stocked with everything you can possibly need! We have two young kids (1 and 4) and we found the house to be very safe - the kids loved the slide and tricycle and played endlessly in the enclosed courtyard that is really quite large.

Being just next door to some amazing wine makers and wine lovers was just a bonus.

Peter and Lucy were very helpful hosts, answering all our questions promptly and allowing us to plan ahead and even helping us find a babysitter! Needless to say, we will be back! Thank you!

The property was everything we wanted for our holiday - to celebrate 2 retirements and a 60th birthday!

Lovely quiet position in a beautiful village - even a wine bar within walking distance!

The decor was very tasteful and comfortable. It was also lovely and warm - much appreciated as the weather was very cold.

Everywhere was immaculately clean and tidy. The kitchen in particular was very well appointed - it had every utensil I could think of! We also really appreciated the downstairs drying room as we had 2 MTB's and so it was great for storage and cleaning after our rides.

Everything was perfect. Thank you for a great holiday.

A very special place.

Where to begin?? We arrived much later than expected because of a rental car mix-up and were so happy to find in our kitchen a wonderful basket of goodies - bread, cheese, wine, breakfast pastries....plus coffee and milk!

Then I spoke with Peter who made dinner reservations for us that night - so nice since we didn't know the town yet and since our French is sketchy. We had a delicious meal with great local wine, and they even fixed a "special" dish for one of us who is a vegetarian.

And the house....amazing! So spacious and decorated beautifully...spotlessly clean....comfortable beds....and the best showers ever!

We loved the town of Puligny-Montrachet ...dined at another spot Peter recommended and loved it also.

We walked into town each morning for croissants and baguettes, fixed meals in the fully-equipped kitchen after visiting the Beaune Wednesday market, explored the area on bicycles, and had a fabulous 4 days.

Much too short a trip. I can't say enough good things about 10PM....We all hope to visit again. Soon.

This house is certainly the best property we have rented in the last 20 years.

It is very high spec in terms of equipment, finish and cleanliness.

Located in an idyllic village with numerous wine tasting houses, several restaurants and a bakery all within very easy walking distance.

The surrounding area supplies a huge amount of places of interest and natural beauty as well as a winery on most corners of the road.

We would thoroughly recommend this house to both wine lovers and people searching a perfect base to discover the local area.

The perfect home away from home in France

We stayed at Peter and Lucy's lovely Burgundy home last year, and loved it so much we came back.

Honestly, they've thought of everything you could want. The house, thoughtfully modernized and decorated with flair, is thoroughly comfortable, and the very well-equipped kitchen is a delight to cook in.

The views from the huge terrace, where we took most of our meals, are just gorgeous. The enclosed garden is thoroughly private. Actually, there are so many nice little places to sit outside that I didn't manage to sit in all of them.

There are books should you wish to dip into them, an eclectic CD collection , comfy sofas in the living room, picnic gear, a barbecue that we used to felicitous culinary effect (we thought), and several bicycles, one of which was happily appropriated by our accompanying 24-year old, who biked 30 km to Nolay and back before breakfast one day and pronounced the experience "fantastic".

And finally, Peter and Lucy themselves are the most solicitous and helpful hosts you can imagine. They really take care to provide you with all the tips and information you could want to help you get to know this beautiful part of the world and enjoy your holiday; we couldn't have asked for more.

10 Days of Peace and Genteel Living

From start to finish Peter and Lucy were a class act.

At every step they were informative, patient, wonderfully thorough and delightful to interact with.

10PM was a dream come true in wonderful Burgundy. Sleepy little village with access to great sights in the heart of great wine country as well as fabulous food ...and the wines. Spent endless evenings on the front patio watching the world turn. Spacious with all amenities covered with style and functionality.

Cooked many meals after going to the local markets in Chagny and Beaune. Be sure to use the provided bicycles to travel into the vineyards or take the velo route to the canal in Santenay. The morning ride into Meursault for bread is memorable.

We stayed 10 days of peace and genteel living in the perfect get away. Thanks so much.

A wonderful 'second home'

The upside of having one’s own secondary residence is, of course, having a perfectly-decorated and well-equipped home in one’s favourite holiday region.

The downsides are manifold: sourcing all the furniture and equipment, maintenance, getting a local guardian of the place, and all those other issues one discovers after purchase.

Here’s the perfect solution: Peter and Lucy’s home.

It’s beautifully decorated with en-suite bedrooms to suit everyone’s mood (insider’s tip: the summer one – red and green – has the morning sun peeping in). Just about everything you could possibly need is there. Squishy sofas, a collection of CD’s to suit all tastes, a perfect kitchen (Sabatier knives!).

In short, you have your home away from home without any of the hassle. experience. There’s a book full of useful hints. Not folders, but personal experiences and recommendations. And they truly bend over backwards to make your stay enjoyable. This was our first (but certainly not our last) trip to 10PM, and we had a wonderful time.

Some of the highlights included

• Going to the bakery in the morning. And here’s a scoop, (nearly) live from 10PM: the bakery has changed owners. Overnight. The whole village was agog. But fortunately they only closed for two days to change ownership, and the new baker is great. Excellent baguettes and croissants, and the tasting they organized on Day Two revealed a good line in whole grain bread and a very fetching cranberry/nuts bread as well.

• Visiting local restaurants, but above all,

• Cooking one’s own meals in the fantastic kitchen, with fresh produce from the markets (Chagny on Sunday!) and the supermarkets (Au Grand Frais in Beaune!) and eating them around the lovely kitchen central island.

• And, last but not least, going on a wine-buying expedition with neighbour and now friend Pascal Wagner. Buying very expensive wines in Burgundy is quite easy, but finding great wines at affordable prices takes a lot of insider knowledge. Pascal has it all, and he is a fountain of information on just about everything else as well.

The beautiful village of Puligny Montrachet is a perfect place to enjoy the fantastic foods, fine wines & wonderful markets of Burgundy and to explore the nearby historic villages and towns.

For three couples of friends holidaying separately in Europe, 10PM was a great place to meet up again for a relaxing week.

The residence has been refurbished to an excellent standard and the three large bedrooms all have en-suite shower rooms fitted out with high quality fixtures & fittings.

The generous galley kitchen has Miele or equivalent standard appliances and good quality equipment.

On warm evenings enjoy a glass or two of local wine on the terrace and watch the hot air balloons pass over the nearby vineyards.

The only disappointment of our stay was our meal at the restaurant L’Estaminet des meix

Our new home away from home in Burgundy

We have now stayed at 10PM for two separate weeks. It is, and will in the future be, our home away from home. The kitchen is a gourmet cooks dream with everything you could possibly need. We cooked dinner 5 out the 7 nights. It is great for both families or people who love to cook. Just go to the Beaune (Sat or Wed) or Chagny (Sun) farmers markets to buy fresh produce, cheese, meats and other items and walk to the caveau in Puligny or your favorite domaine for wines. The other great feature is the en-suite bathrooms. They each have a great shower with two shower heads; one for pulse massage and the other is a rain head. There is a deck and a yard to relax and enjoy. Last, but not least, the owners are great and will help you in any way possible. We look forward to returning to our "home" in Puligny-Montrachet.

Wonderful Gite in a wonderful Village!

Working with Peter and Lucy was a treat.

10PM (10 Grand Rue, Puligny Montrachet) was a terrific home to hang in. It is even better then the pictures.

Our group (7 members) loved the house. The terrace was used from early morning to late in the evening. The newly added TV allowed my wife to see the finals of the French Open.

Walking to the boulangerie every morning was a treasured experience.

The combination air conditioning and heating system work great.

An surprise extra for us were the wonderful herbs on the terrace and grounds. Made prepping dinner even better.

Delightful Stay!

Our stay at 10PM was absolutely wonderful!

We rented both the big house and the little house. Both homes are very clean, well maintained and beautifully decorated. The kitchen had everything we needed to cook family dinners and there was plenty of room for family gathering.

Peter was very attentive to our needs and checked in on us to make sure we had everything we needed.

We definitely recommend this home. It truly feels like a "Home".

Wonderful luxurious homely rental

We stayed at 10pm for four nights and had a wonderful relaxing time in this luxurious house.

It really has everything you could want and has been furnished and equipped with a lot of love and care.

The bedrooms are lovely, with excellent well appointed ensuite bathrooms. The living room and open plan kitchen had everything you could wish for in this very comfortable, luxury house.

Peter and Lucy, the owners of the property, looked after us very well and made us feel very much at home at 10pm. They were also excellent at suggesting places to visit.

We do hope to go back there next year. It's a wonderful place to visit.

A Puligny Fairy Tale

Peter and Lucy go out of their way to truly share their home with you.

They don't live on property full-time and yet they manage the communication and hospitality impeccably.

I stayed there in Mid/late March with 3 of my friends for a week and I wish I had stayed longer.

The house is situated in Puligny-Montrachet, a v. quiet, picturesque village in Bourgogne, know globally for their Chardonnay, the top 1%.

If you are lucky enough to book this charming home, you will find modern and premium appliances, comfortable beds and luxurious, relaxing showers. The best part is the layout of property. A terrific main room with a door that leads to the sleeping quarters (one bedroom is off the kitchen).

The house isn't large but well-edited and comfortable. If you choose to stay at home and cook, the kitchen is the perfect gateway to experiencing the epicurean delights of the region. Although we wished the patio had an outdoor fireplace for the chilly Puligny nights, it was still perfect for eating outside and the main living area is set up perfectly for family-style dining.

Admittedly, the washing machine and dishwasher were a little complicated to use but we figured it out.

The patio is wonderful to get a complete view of vineyards and beyond.

There is no TV but who needs one? Peter and Lucy have plenty of games and great taste in music to make anyone forget the rest of the world. It was our first time visiting France, and although I did plenty of research, they were responsive and helpful with any questions or suggestions.

The town comes alive at lunch time, where the locals gather at L'estaminet. This is a town of generational wine growers who appreciate the simplicity of life, and know how to celebrate that every day.

Traumhaus in einer traumhaften Umgebung!

Das Haus ist ein absoluter Traum. Es fehlt an nichts und man kann sehen, dass es die Eigentümer mit viel Liebe zum Detail eingerichtet haben. Wir reisen sehr viel und waren schon in sehr vielen Ferienwohnungen, Häusern und Hotels. Noch nie wurden wir so positiv überascht. Die Küche ist ein Traum. Jedes Schlafzimmer hat ein separates Bad. Das Wohn- und Esszimmer ist super gemütlich. Wir werden auf jeden Fall wieder kommen. Ich muss auch aufhören jetzt zu schwärmen, denn sonst bleibt dieses Schmuckstück kein Geheimnis mehr. Diejenigen die dieses Haus buchen, werden einen der schönsten Urlaube in ihrem Leben darin verbringen.

Absolutely amazing house in the heart of Bourgogne

Peter and Lucy offer an absolutely fabulous house in a small village of Puligny-Montrachet.

I was particularly looking for a house which would have several bathrooms, equipped and spacious kitchen and living room, as we were 5 adults and a small kid of 2.5 years old.

That house was exactly what we needed: 3 beautiful bedrooms each of them with a private bathroom (great rain showers!!!), an extra common bathroom with a gorgeous bath and very well equipped kitchen with high quality equipment. Super clean!

Moreover, we were able to organise a fantastic dinner for the New Years's Eve (champagne glasses, ice bucket, different types of plates and serving boards etc: everything was there for us).

And even couple of British table games:))

Even during that period we were able to do several degustations: in the village itself at a small cosy bar at the ring as well as at Saint Aubin (small wine cellar next to the church).

Absolutely fantastic "haute gamme" wine. Highly recommended place to stay!!
