Perfect house, lovely location

Coombeland Barn is a beautifully appointed, comfortable property set in rural Devon. The barn is approached by a long single track driveway which leads to a gravelled parking area. It is set amid rolling lawns, next to a lake, just below the owners private home. The 6 en-suite double/twin bedrooms are furnished to a high standard, as is the rest of the property. The kitchen was well stocked with appliances and kitchen wares. It was perfect for our party of 8 adults and 2 teenagers, with room to spare. Guests are able to walk on private woodland trails, swim in the lake or just wander around the extensive grounds. John, our host and Maggie, the housekeeper, ensured that we had everything we needed and were very friendly and helpful. Tiverton is the nearest town, approximately a 15 minute drive and the Devon coast about 1 hour away. The rural location and lack of neighbouring properties makes for a very relaxing time. On a clear night the lack of street lights and light pollution gives the opportunity for some fantastic views of the stars. We were treated to a spectacular meteor shower during our stay. The on site stables were a big hit with the 2 teenage girls in our party who were welcomed by the friendly staff. An added bonus was being welcomed by 7 very well trained and loveable golden Labradors, who greeted us enthusiastically each time we returned from a day out. Unfortunately John would not let us adopt them and take them home. For anyone wishing to get away from it all the location is perfect but a car is essential as there are no shops, pubs or restaurants within walking distance (we did try).
We would highly recommend this property for a wonderful stay and would like to thank John for giving us the opportunity to share his lovely property for a short while.

Fantastic house in a beautiful location

Our family - ten of us including three children and my elderly Mum (with her mobility scooter) - had a lovely relaxing week at Coombeland. John, the owner, and Maggie, the housekeeper, were both incredibly welcoming and helpful. Inside, the house was very comfortable to stay in - comfy beds, powerful showers, luxurious towels and with everything we needed in the kitchen. The location and grounds were peaceful and beautiful with a lake to sit and read by, and acres of woodland walks. John's dogs were excitable but very friendly - we're an animal-loving family and it was great having the dogs around to pet and play with. The horses on site were also well loved, particularly by the horse-mad member of our family. A great week. Thank you.

A Truly Beautiful Place

We (6 adults and 4 children) have just returned from spending a great Easter holiday at Coombeland which will always remain with me as a very happy family holiday spent in such a truly beautiful place. The setting can only be described as absolutely glorious. The converted barns have been tastefully refurbished and much thought has been given to making the accommodation and its contents so pleasing. The kitchen was fully equipped even down to the provision of cling film and silver foil. The beds were extremely comfortable and the white bed linen felt so crisp and clean. All en-suites were provided with fluffy towels and basic toiletries.
John welcomed us on our arrival and offered helpful information to assist our stay. We took several walks around the extensive grounds, visiting the stables and cattle with their new calves and it was great just being able to roam as we pleased. John's 7 labradors are lovely, but any adult or child not used to dogs may find their greetings overwhelming at times. However, I personally couldn't fault Coombelands - it was lovely, excellent accommodation and a fantastic setting.

Coombeland is found at the end of a long driveway surrounded by fields, sheep, pheasants, horses, cows and woodland. It feels a million miles away from anywhere but is only a few miles from Tiverton.
The 6 en suite bedrooms are all of a very high standard with big fluffy towels, soft duvets and crisp linen. The main living area is wonderfully warm with underfloor heating, an aga and a wood burner. The whole house works very well for a large family or groups of friends with a good utility boot room for muddy wellies and an undercover games room with pool table and ping pong table.
We had a lovely week, exploring the grounds which are extensive and beautiful. It was so lovely to do walks straight from the front door of the house. We also did trips out to Exeter and National Trust properties of which Knightshayes, only 5 miles away was exceptional.
John the owner and his housekeepers are all very welcoming and helpful. Maggie took some of the children for walks around the paddock on an enormous horse called Scrumpy which they loved. If you love dogs then you are in for a treat as John as 7 (Yes seven !) red labradors which are very friendly but do bark quite a lot which can be a little overwhelming for some.
We all had a wonderful week and really enjoyed ourselves. We all felt really relaxed and none of us wanted to leave.

Amazing Summer Holiday Break

A few minutes’ drive from Tiverton in Devon up hill and down the valley on a road through a stretch of farmlands, we reached the farm house bungalow “Coombeland” to be greeted by a pack of seven Labradors which included two small puppies. Soon they became our companions through the whole of our stay of one week. My daughter cannot stop talking about the dogs and is looking forward to going there again.
We enjoyed a very peaceful and pleasant holiday in this 4 bed barn conversion which has been carried out to a very high standard situated in 170 acres of land with a serene outlook, with a lake in front and gazing cattle, sheep and horses. Ideal for walks. Situated with easy drive to the north Devon coast or south Devon for days out. Kitted out with a pool table and Table tennis table to keep the kids entertained Coombland is an ideal place for everyone.
John and the crew made us feel right at home. Always there to help if needed and still respectful of our privacy. A big thank you to all for making it a wonderful holiday. I would highly recommend Coombeland barn to anyone and we are already planning another holiday for next year!!

Idyll in Mid-Devon

What a wonderful time we had at Coombelands.
We have just returned from two weeks stay in this idyllic hideaway in mid-Devon.
Blessedly remote, and yet eight minutes drive into town.
The accommodation was beautiful. A glorious 4 double bedroom converted barn, all with ensuite bathrooms.
A large, open plan living, dining area, a spacious modern kitchen with Aga, and American style fridge freezer.
Ample cupboard space, for a really big family food shop, and kitted out with all pots, pans, cutlery, serving bowls etc.
The grounds were delightful. A lake stocked with fish, stables with horses, 5 friendly dogs, a couple of handsome black swans, countless other flora and fauna all come to together to create a small piece of heaven, of which we never tired. It was a delight to wake up every day and open the curtains, come rain or shine. A table tennis table was delivered when we were there, and I spied a dart board too.
Regarding the local area, Tiverton is a pleasant, albeit small, town. We would recommend a trip with the Tiverton Canal Co., and a visit to Bickleigh Mill if you have children. Further afield, well the options are endless, north or south! We enjoyed days out in Honiton, Branscombe, Beer and Lyme Regis.
We would most assuredly recommend Coombelands to all.
It only remains for us to say a huge thank you to John, who made us feel so at home and so welcome.

Great House, property & region

We spent a fantastic week at Coombeland Farm. The house has been recently renovated and is in impeccable condition and fully kitted out. We were there with a family of four and grandparents but it would also be ideal for two young families as there are two sets of two rooms + bathroom on opposite sides of the large house.
The property is equally great - forest for walking, fields of sheep, three horses, a black swan and a number of happy dogs to play with (kids started the week apprehensive as we don't have pets but even now a month later they still remember the dogs' names and talk about going back to play with them!).
John (owner) is the perfect mix of friendly/helpful and respectful of privacy. He has two people on the grounds who were amazingly helpful and friendly too.
We spent most of our time exploring Devon including both north and south coasts and Exmoor. The kids did a fair bit of horse riding; the adults discovered that the Good Pub Guide is online and well represented in the area (the Lazy Toad was our favorite). The late October weather was even great!
I'd highly recommend Coombeland Farm if you like feeling isolated in luxury style (without actually being that isolated).

We very much agree with the previous reviews written about this property. We spent some time in the summer at coombeland farm with a young family who absolutely adored all the animals on site and the exceptionally friendly dogs. We really enjoyed the walks on the vast acres of beautiful ground.
The property was very clean and ever so well equiped.
Chris the farm manager has an abundance of knowledge on every aspect of the farm and was happy to give us some of his home grown produce.
Sam the house keeper was extremely obliging and very eager to help when we needed anything.

Wonderful Luxurious Remote Escape

We adored our secret valley escape at Coombeland. So idyllic and stylish and unique. The accommodation spoiled us, the scenery invigorated us and John and his staff made us feel so welcome and special. Whilst there we felt a million miles from the world outside yet it was so ideally located to visit north and South Devon. I can't recommend it highly enough and we can't wait to go back.

We spent Christmas as a large family in this beautiful property. The property was very accurately described and extremely well equipped for large groups. The kitchen has everything and more that you would need and the Aga and wood burner provided wonderful heat.
It is located in a stunning part of the world with fantastic walks and scenery.
John the owner, is charming and went out of his way to make our stay enjoyable. He made it possible for my 2 little boys to see new born lambs which was a particular hi light!
I would love to stay again.

Coombeland is a high quality barn conversion set in 170 acres of beautiful surroundings. We had an active holiday with cycling through the woods and arial rope activity at Haldon Forest Park and Quad Biking through the woods at Devon-Leisure, both of which were 40 to 50 minutes drive. We also went to both north and south Devon beaches again less than hour away and it is 10 minutes drive to the leisure centre in Tiverton for tennis and swimming. However, Coombeland is also idyllic for peaceful relaxing holidays and chill days. We enjoyed a walk around the land and the woods and relaxed playing family games that we took with us. It was lovely to have breakfast sitting on the patio looking out at the fabulous view and on the couple of nights that we felt chilly we lit the log fire. The barn has been converted to a high standard. The bathrooms are beautiful with constant hot water and the duvets and pillows are fabulous. The kitchen is really well equipped with an Aga, halogen hob, microwave (which also works as an oven) and American style fridge freezer. Everything you need is there. John has quite a few gorgeous dogs who like to let him know when somebody arrives but they are really friendly. His sheep are in the meadows that you pass when driving up to the property and his beautiful horses are behind the barn. I would definitely go back.

Beautiful, tranquil 5 star property

This is an amazing property situated in a beautiful rural part of Devon. The accommodation is of the highest standard and offered everything we could want for a holiday. Decorated to the highest standard with super comfortable beds and linen, a well equipped kitchen and a beautiful outdoor seating area all our needs were well catered for. Owner John Hardy provided excellent customer service and was more than happy to answer questions on the area and offer advice about the house. It was a pleasure to make his and the other staff at Coombeland's acquaintance. I would definitely recommend this property to a friend and look forward to returning in the future.
